I'm a Florida resident for 30 years. Lots of sunshine, plenty of restaurants to dine, grocery stores to buy produce in addition to Farmer's market and beautiful beaches to relax and enjoy. A secluded Fort Desoto beach south of St. Petersburg is one of the best place to enjoy alone, with family or enjoy the place with friends. Named best beach in the Unites States in 2006.

I think a few thing that should be referenced along with the average home price is the average home owners insurance price along with flood insurance & the new home owners roofing policy. These are huge ticket items that can not be ignored when it comes to budgeting for living moving or retirement in Florida. Great video & truly informative

Thanks for your input! I have another video in the works that will mention the insurance issue. But perhaps a video that totally addresses the cost of homeowners insurance, including the roofing issue, as well as flood insurance would be valuable for people looking at a move to Florida. I'll put that on my list of things to work on. Thanks for commenting!

I'm going to beg to differ with you so far as the population situation is concerned. Jacksonville is the biggest city by size in Florida along with having the largest population in Florida. I'm a 50 plus year native of Jacksonville and witnessing and experiencing the population first hand. Aside from being here my entire life if you do a web search the results tell the same story. Jacksonville is the largest city in Florida in both size and population. Our population is not smaller than Tampa or Miami's. It's a larger population. I wish it was smaller!
@KenTyndallRealEstate
@KenTyndallRealEstate 3 ай бұрын
Thanks for your input! Whatever information was used when putting together this video does need to be corrected. Yes, Jacksonville is the biggest county by population as well as land mass (since the city and county merged decades ago). All three cities (Jax, Tampa, and Miami) continue to grow, and it seems people in all those metros are feeling those growing pains, as are other parts of the state. Since the city and county cover the same area, the population of Jacksonville includes that large land mass, where Tampa and Miami do not cover their entire counties. Thanks again for pointing this out! I appreciate your comment!

Great video and very helpful. I spent a year on and off in Fort Lauderdale and Fort Myers. Still can't decide which coast, they both have wonderful things about them. I'd love to move to Florida eventually and would like to airBNB in several places first to be sure where I'd like to be but I loved everything you said about St. Petersburg. Sunny weather is first, then the favorable cost of living and tax savings...and dog friendly is a plus! I'd also like to get a good sense of what the people are like before I make an investment. Don't get me wrong I have lived here all my life & I love my city, Miami, and I love the State of Florida. However, it is not as paradisiacal as people make it sound. Due to the influx of people & merciless builders, Florida is super overcrowded. Take Sarasota where my son lives. Traffic there is really bad and not a day goes by without an accident on I-75. I live 10 minutes away from downtown Miami where I work, but it takes me at least 45 minutes to get home due to the traffic. Yes, it has beautiful beaches, but good luck finding affordable parking in Miami Beach. Builders & Realtors misinform people in order to make money. Do your research before moving down here folks!! The grass is not always greener on the other side.

Love your informative video! I had planned to purchase a home in Venice near Sarasota, but home prices escalated. In August 2021 I purchased a home in Panama City about 13 miles from the beach. This town is growing considerably and I would like to move to another part of the state to a less populated area. I'm considering Pensecola, Venice or other towns near Sarasota and possibly the east coast like New Smyrna or Coa Coa Beach. What are your thoughts on Venice and East coast beach towns?
@KenTyndallRealEstate
@KenTyndallRealEstate Жыл бұрын
Hi Courtney! Thanks for your comment! Panama City is a beautiful area. So is Pensacola. The Venice area is awesome! I spend quite a lot of time there. Yes, prices are a lot higher than they were a few years ago. If you're looking for a less populated part of the state, you'll probably find Sarasota even more crowded. But Venice has a more small town feel. Just a little south of there is another beach town that's even less crowded. Take a look at Englewood, FL. As far as the east coast, New Smyrna Beach and Cocoa Beach will have a small town feel, and prices are more affordable than the west coast. If you'd like to, you can email me: KenTyndallRealEstate@gmail.com and I can answer any more specific questions. Thanks for watching!

Thanks for commenting! I love St. Petersburg. It has changed a lot since you lived in the area in the mid '90s. I don't know that I would necessarily recommend one place area over another. I think the biggest challenge would be to find a condo in your price range. There are some places out there. And you'll need to figure into your budget the HOA fees and taxes and insurance. If you have more questions feel free to contact me directly. Best of luck!

Homeowners Insurance for a 500K home can be as high as 30K a year. Yes, that's 2500.00 a month. And they just raised property taxes to an insane amount too. Just insurance for your car is higher. People are being forced out of their homes, and losing everything they have in life savings trying to pay their bills. Why not talk about that? You look online and the prices for these things are not accurate. As soon as the house sells, the price for those things change dramatically. And HOA's are tripling as well.
@KenTyndallRealEstate
@KenTyndallRealEstate 4 ай бұрын
Thanks for commenting! Yes, homeowners insurance is a big issue in Florida. I talked about that in another video: Moving to Florida: 9 Things to Know! kzbin.info/www/bejne/iZ2YXoSurb9gga8 I haven't heard about insurance on a 500K home as high as 30K a year. Is that a house in a flood zone on the beach or something? But homeowners insurance has increased dramatically over the past several years. Florida lawmakers have been trying to take steps to lower insurance rates, but so far we're waiting for better results. Property taxes have also increased as overall values of properties have increased. And yes, car insurance is higher in Florida than a lot of other states. And you are correct that when a home sells, prices for other things like insurance also increase, based on the higher sales price. So, a house is valued higher and property taxes are based on the value of a home. And HOA fees can also increase. On the positive side, Florida does not have a state income tax. I appreciate your input!
@johnscott2746
@johnscott2746 21 күн бұрын
Homeowners insurance is in the process of getting fixed. I don’t know what you are talking about with property taxes. By law, the assessment on your house can only go up by 3% per year. I have a house in town and a small farm up by the state line and the total property tax is less than $1200 a year for all of it.
@cannotbeshaken7889
@cannotbeshaken7889 21 күн бұрын
@@johnscott2746 Thank you. How and why do you think Homeowners Insurance is going to get fixed? I doubt they are going to drop the lie about global warming. So it must be something else. Even when new companies, with better rates take over, I don't think it will last. They too will raise their prices after the next hurricane. Do you know how much homeowners insurance is in the northern region of Florida? Still higher than other states rights?
@johnscott2746
@johnscott2746 21 күн бұрын
@@cannotbeshaken7889there have always been hurricanes. That’s not what caused the problem we are experiencing. What happened is the lawyers got in bed with their buddies in the legislature and made it super easy to sue an insurance company. So much so that all the lawyers had to do is write a letter to the insurance company and a check got cut the same day. The insurance companies were forced to form a fund just to pay these checks and it was driving them out of business. A lot of them left the state. Others raised their rates. Recently, at the behest of the governor, laws were passed to stop this practice. But in the week before the new law took effect over 250,000 new “suits” were filed. And we will have to wade through all of them before things get better. There is more to this debacle than I can write in this post. You should look it up for yourself if you are interested.

You should probably take Cape Coral off your list. It is growing faster than imaginable and, as of 2024, no longer affordable. Traffic congestion, no beaches and rising crime makes this is bad choice. Six or seven years ago, this was a great choice…now it has a 7% higher cost of living than the national average. Housing prices and property taxes have skyrocketed while job wages continue to be very low. The window of opportunity has closed for most people.

We live in Dunnellon off 484, about 10 minutes from 75, and roughly 40 minutes from the Villages. Florida is not expensive if one knows what to look for and do. Our mortgage is just under $800 per month, and we built in 2019. The only utilities we pay for are electric (we have solar to reduce monthly cost), phone and internet, which puts us just under $1000 per month for housing expenses. :)

I actually like Largo. I think it's a great location - not far from some of my favorite beaches (Treasure Island, St. Pete, Indian Rocks, etc.). And great proximity to St. Petersburg and Tampa. Some great neighborhoods and relatively affordable. I've looked in that area for something for myself over the years.

Very informative video, so I that you for that. Im ready to retire, but do not want to retire in my current oven state of America that is all desert- dirt & cactus, where the heat can sometimes over 120°. Its so hot that no one goes outside unless its our so-called winter. If Im going to bake, Id rather have a little more moisture in the air. I want to live in a red state and want to be in a place where there are a variety things to do besides going to a beach (born and lived in Cali., so Im not just thinking beach areas). So, florida is on my my retirement list. I visited back in the late 70's and loved that it had so much to explore.

I'm planning on moving to the Gulf side of Florida sometime in the next 5 or 6 years. My goal is to buy a boat and live on the sea, but I'm also open to dryland living if necessary. And if that turns out to be the case I'd rather rent than buy. Could you direct me to the best sites for searching for rental properties in Florida?
@KenTyndallRealEstate
@KenTyndallRealEstate Жыл бұрын
Thanks for commenting Mark! And thanks for subscribing! I spent a year in Key West and had a few friends who lived on sailboats just offshore. I even considered it myself for a while. It's a totally different lifestyle. And the gulf side is probably better for living on a boat, in general. However, some of the intercoastal waterways on the east coast would be an option too. As far as rentals, you can search most of the same websites that buyers use, like Realtor.com, Zillow.com, and Homes.com for rental properties. If you choose a specific area on the gulf coast there are also more localized websites available.

Hi. Thanks for commenting. Pensacola and Miami are very different. Miami is much hotter and a lot more crowded. It's has more of a big city feel, has a lot of culture, and is a relatively short drive to the laid back Florida Keys. Pensacola is in the Florida Panhandle. It's close to some amazing beaches along the gulf coast and has a much more small town atmosphere. It gets quite a bit cooler there in the non-summer months. If you're considering moving to either location I would suggest you visit both places and spend some time there. What cities have affordable housing and low crime rates in FL?
@KenTyndallRealEstate
@KenTyndallRealEstate 9 ай бұрын
Jacksonville has a relatively low cost of living for a bigger city, compared with other places in Florida, thanks to housing costs. Naples has a very low crime rate, but it's expensive. But take a look at Satellite Beach in Brevard County on the east coast. The cost of living is lower the the average in Florida. And it's one of the safest cities, with the lowest crime rate. I've seen a lot of hurricanes cause a lot of damage in parts of the state. (I am a former TV news reporter, so I was sent to cover a number of hurricanes over the years. @@romanromanowski9038 Do you live in Florida? That is the worst advice we have ever heard as a Floridian.
@SigmaINFJHeyokaEmpath
@SigmaINFJHeyokaEmpath Жыл бұрын
As a Floridian, where you want to live should be based on the factors that will make you happiest. Is it the weather, geography, activities (or lack thereof)? Are you a people person or do you like quiet places? Do you like urban sprawls or a country setting? Do you like summer year-round, or do you prefer 4 seasons? What most people don't discuss is just how varied and diverse Florida can be depending on where you are in the state. The northernmost part of Florida is more mountainous and can see flurries once in a while in winter. It does have 4 seasons but not severe extremes. The central part of Florida (where we live) near Gainesville/Ocala begins to change in terrain from mountainous/hilly to southern flatlands (Tampa/Orlando/Miami). A few weeks in January and February, we do have the occasional nights where it can get down into the teens and 20's for low temps, but it doesn't last more than a couple of days at a time, then we usually go back up to 40's and 50's for highs. The southern half of the state has 2 seasons, hot and REALLY REALLY HOT. The insects (mosquitos) are also much worse in the major metros than in the more rural areas. If you want to live by the coast, expect your living costs to skyrocket due to all the extra insurance you will be required to pay for vs. living inland. We can get to a beach within an hour being in the middle of the state. Do you want to pay double, or even triple, just to save a few moments of driving to see what you wish to enjoy, or is living on the beach a deal breaker and a must which you are happy to pay for? Consider if you are willing to live in an HOA or not. They have a lot of legal precedence over your home even though you are the homeowner. You have to follow their endless ridiculous rules or get penalized, in some cases with liens on your home. Just do your due diligence and research. That is your best advocate. I hope this helps as no one gave us the true sense of what living in Florida was like before we moved here 20 years ago. We love living here, but knowing where you will be happiest is truly crucial to enjoying all that Florida has to offer. We built our retirement home in 2019 and we pay just under $1k for all housing expenses including our mortgage. The only bills we have are our mortgage, electric (with solar), phone and internet... nothing else. :)

How about the stress? The insurance companies leaving Florida due to many claims. Thanks for commenting. Yes, the homeowners insurance issue in Florida is something we've been dealing with for the last few years. The cost of homeowners insurance has been increasing and several companies have stopped doing business in Florida. Hopefully, leaders will continue to work to make the situation better. As far as hurricanes, I've lived in Florida for decades and none of my houses has ever had any damage from a hurricane (I do live inland). I'm not sure how the stress of anticipating a hurricane might differ from tornadoes in the midwest and blizzards in the northeast and earthquakes out west. As a former news reporter, I have been sent out to cover many hurricanes and their aftermath. I have met with people who have lost everything, in storms (as well as fires, etc) and I know it is devastating for them. I appreciate your input.
