I work as a project manager for luxury residential and I can 100% stand behind the sulphurous smell due to stagnant water, we usually find that’s the most common reason. However that’s not the only probable cause, it can also be problems from the water source, drain issues, or even that the water heater needs to be flushed.

Yeahhh, no. For me the bedroom in the 1bd was wayyy to small. Like it felt squished in there & not him telling you it will smell like rotten eggs if the unit sits too long …. Is that a god sign that the apartments are sitting…

No where is going to be perfect, but you should consider negative reviews. True people are more likely to leave negative reviews, but they're typically legitimate experiences that you may or may not encounter if you were to live there. It's better to be aware of the worst case scenario, so you know what you're potentially getting into. They are much more attentive to prospective tenants than current tenants. It's also easy to overestimate how much use you're actually going to get out of building amenities. The dog parks are small, gyms can feel small, grooming stations smell like dog pee, etc. Not to mention all of the extra little mandatory fees they add on like "valet trash." Otherwise, you mention a lot of good points. Personally, $2600 is a lot for a one-bedroom in and around DC. I would pass! There are so many other buildings with identical amenities and lower asking rents.

Also, just a suggestion, you may want to buy some cleaning supplies before you move into your space, in case you have to clean it before moving your things in. When I moved into my new construction , it was dusty and dirty (even tho it was cleaned beforehand 🙄) I had zero cleaning supplies and having to go buy that in the middle of moving was such a headache. Hope this helps 😊
