Where are you getting these rates? I have checked comparison websites and gone direct to the banks mentioned with a 60% LTV on a 5 year fixed I see nothing below 4%. I am currently applying for a 5 year fixed with 80% equity (so a very good position) and the best rate is 4.16% no fee with £150 cashback. Cheers

Yeah they dont tend to that quickly as they are a specialist lender. They dont have much competition unlike residential market.

What did you use for deferment value in your negotiations? 5%? I hope that doesn't change as any drops start to cancel out the benefits of abolishing marriage value, and makes it more expensive for people over 80 years. At 3.5% it pretty much cancels everything out.

I did not make it that complicated, I said I have £13,750 which would include all solicitors costs. We can use whatever solicitor you want to save costs and you get the balance. To extend without any informal agreement would have been over £22,000. I said you know I will just wait so you have the option of the money now. Not every freeholder would go for that but they wanted 12k in their pocket this year.

James- don5 forget to highlight the fees- jus5 a mention please- I’ve got 2 properties ripe for remortgages. 3% is a non starter- it’s all factored in anyway. The world wide slowdown ( because China is leading the way) is a big possibility- then yer rates are on the floor again, but I like a lot of folks don’t have a choice, I’ve got the bank’s foot on my neck- so I got to sign up to something very soon.

I'd ditch them they have at least 150 ccj against them, loosing money etc . Haven't a clue, paid a loan off n 6trs later said I still owe 8k, I kept letter, then they did it again , avoid

Already have a broker who looked at rates 4 days ago. Went with a no ERC BRT last year as was cheaper than fixing. Market seems to be moving so frequently I was wondering if there was a recommendation rather than contacting the adviser again 👍

@@DC-uf6ve yeh. I don’t think that quick but the reality is we are a debt based economy. Interest rates at their current levels are crippling. 3.5% would be a manageable point from which businesses and borrowers have been stressed tested to previously.

As a BTL it can usually be included in the finance cost box on a tax return. This is for standard rate tax payers. It's usually found just after the expense section.

So i have fell in to debate with my lanlord from the day i moved in the was problem's with benfits an yhe reson was that the council thought i was working an never paid my rent no one told me this till a few months later then my landlord said you o us thousends they have made my life terrble . I bean to court . Paid them god knows how much it never seemes to go down . I eventually proved to the council that i was not workin an they give a bit of money back . But my landlord as just sent me a other court date. So now can i use this information to show this is not my falt so there no grounds for eviction??

Be careful with the mortgage products, I have recently sold my property and just the fees and early termination was just over £10k. Meaning, all I paid over the past 4 years went down the drain.

You can secure now and if the rate improves before Jan swap onto that. Double check with them you can do that but most lenders allow it. This allows you to lock in the worst rate option and if rates improve you can swap. But if they go up you wont be impacted.

I wouldn't worry to much James or most of your posters on here for the next few months.......but you should be shitting your pants come 2025 when the things really turn BAD!!! Probably 50% of the House Buying demographic are financially fried even though both are still in a job. Normalcy bias is going to be the curse of humanity, as so few people are unwilling or just don't have the nous to face what is happening and look at the real data. I don't see where all these new buyers are going to magically appear from, unless of course the government can magic them up, just like the false data they keep supplying every month!!

I became a landlord 10 yrs ago. Started renting out my first house. 3 lots of tenants in that time which is pretty good going but every time one left the house needed a good week or 2 of hard graft. Carpets, decorating, cleaning etc. Tenants are rarely interested in looking after the property. The 2nd family i had were the worst, stolen goods in the garage, car windows being bricked on the drive back door smashed in drive..... I could go on. Sold up in 2022 and was getting 6.2% in an nsi account. Hoping interest rates stay around 5%, much more relaxing although not quite the same capital appreciation.
