Any chance of doing a video covering some of proposals from labour around banning evictions for two years or banning evictions if by being evicted it causes the tenant hardship. The last one I hope is just a crazy proposal as who'd buy or invest in property as a landlord if theres potential for someone to stay for years rent free.

Yes Labour have said the initial Talk, let`s see if they can Walk. Currently many EPC`s are not worth the paper. Planning is a mess, where salaries are low with so much red tape. We shall see. As you say, housebuyers` need interest rates to fall + help, along with people planning building works. It will be interesting to see how long this all takes.

If one has money to invest and chooses to invest it in residential property, then it is always likely to provide a realistic return. By comparison, investing in commercial property is likely to be an unmitigated disaster. While the high streets in most towns and cities are full of empty, boarded up shops and offices, you don’t see any empty houses - demand for residential accommodation is never likely to subside, particularly with the “open doors” immigration policies of successive Governments. The return on residential property might be reduced. A net return of 4% is not unrealistic (that is, after deducting the cost of repairs, regulatory costs, etc). On this basis, of course, it is not realistic to borrow money to invest in residential property to let. It is an ideal destination for surplus cash - a long term inflation proof return of 4% is not a bad return.

I agree with your first point that invest in residential properties gives realistic return over time though. However the part about commercial properties is completely off the mark! YES massive i.e ex M&S superstore etc with the large ground space won’t get let any time soon. However your small terraced type properties with existing residential space above or potential development & then a say 70-90sqm footage commercial space below for a hair&beauty or coffee shop are a fantastic investment especially with the FRI lease too!

I can see landlords being forced to use the ombudsman service in eviction cases, to reduce the cases going to county court, thereby making it more difficult to evict the percentage of tenants who don't pay rent and wreck properties.

What tenants actually take notice of a Section 21 Notice?! All the Section 21 Notices I’ve ever served (4) have been ignored and I’ve had to serve a Section 8 accompanied by court bailiffs……

Because there's no downside, at most they have a CCJ against them and as it's not financial (unless they're in arrears) it won't hurt their credit. Plus if they leave without S8 they can be classed as voluntarily homeless. Probably best to bung them a few quid to vacate.

Really depends on location and strategy, if your cash rich and can plow 50% in as capital fill your boots but single let's in london and south east dosnt work. 3% yield not worth it. Always by for cash flow do not buy for capital apprication....that said depends on your location.

I have flats, remember you do get the extra stress of maintenance and leasehold issues. If you are fine with that can work well.

Just look at all of the empty shops and offices on your local high street. Do you seriously think that commercial property represents a realistic investment? Your tenant is likely to enter into a “creditors’ voluntary arrangement” under which you, as the landlord, will be expected to forego any accumulated rent arrears.

Industrial units are great for commercial landlords. Usually the tenants sign for 3-6 years. Repairing and insuring lease. If the roof gets ripped off in a storm it’s the renters responsibility to repair through their own insurance. It’s got to be returned in the same state as it was leased in. They could go bust but usually before you lease they want to see a few years of trading history or a big chunk of rent up front.

Hey James I watch ur videos nearly every day and grateful for the effort and content you put … however the thumbnail u using for marketing ur video to get more and and the catchy titles “ land lord it’s over” etc is cheap way to attract viewings … u gain a lot of creditability anyway by the good content you put not by these titles which increase anxiety of landlords higher than it is ..give us some rest … everything around us has an element of anxiety so Plz don’t add more . EPC's are not just a fad I've commented on the reality of EPC's it's all part of a wider agenda net zero etc. This is already being used in EU countries currently I believe and fines are all part of the plan.

@@BillsAllotmentDiary hi pal epcs are trash it will get torn up I'm a 4th generation builder and we see stuff come and go currently they are now making us put air bricks of a certain size in certain rooms they made us fill these holes up in the 90s we have had window vents no vents the epcs realistically mean nothing as they test a house when all vents and openings are sealed which they never are while a house is in proper use so as we all say in the trade its fraud paper and not related to the house on the paperwork it's a joke sir

Cant see any of this happening....section 21 is the easiest to carry out. They'll shoot themselves in the foot if they bring it in without a satisfactory way of getting your property back. Im afraid that they will opt for the s21 as its not costing them anything. How are they going to build social housing. As a Developer i cant see how i can make any project viable at 50% affordable housing....so it wont get built. Im sure you know how incredibly slow and uterly incompetent planning is and the shortage of planning officers. How will they train the amount they need, all the money is spent the country is broke and you cant train them in a few weeks it takes years. They will start by trying to get us Landlords and developers to do the dirty work for them with incentives to rent properties to them for social Tenants. Like under Blair where they paid the Tenant the Rent and then the rent gets spent on anything but rent and you have no way of getting the tenants out of your property and they are still payimg the rent to the tenant and rent goes everywhere accept to the lanlord. What good is 3 or 4k incentive then when they owe you 30 or 40 k. Ive seen it all before. As im sure you have also Jamie. Only my opinion if they push any of these policies to far they could very easily destroy a rapidly failing industry. Speaking as London portfolio landlord and developer wheres the money coming from. Ohh yeah Tax! Were paying more Tax since the end of WW2. More Tax will create less Landlords and more Tax will create less jobs. The countries GDP is the worst in the in the G7. Were all poorer and working harder for it.... Dont make me laugh. Cant see any off these things happening. There clueless, more cluless than the last lot. 1970's all over again.🫡 Keep up the good content, we are in for a bumby ride! God help us.

This sounds a little foolish and more like the politics of envy…..people need to rent for a variety of reasons…..short job contract, jobs that move people around from different branch to branch, insufficient funds or income to be able to buy a property etc. I can already see how much rents have increased as landlords flee the market which makes the remaining properties higher in cost to rent. Buying a property, maintaining it, often paying extortionate management fees and higher than normal repair/redecoration costs plus mortgage fees do not make landlords wealthy that fast 🤷♂️

What is the safest form of investment in residential property? A private hotel. The residents have no rights. If they do not pay, you can simply leave their belongings for them to collect in the lobby and lock their door. You don’t need a Court Order or any other legal process to regain possession of their room.

Above average quality rental houses that cater to young couples or small/medium families that have higher incomes. People with more to lose won't mess with you in fear of ccjs and are generally more civil prospects. Huge assets are a risk as they are situated in that one location and come with more expensive rates and have their own legislative costs to follow. It's an asset that's typically for more established folk
