That Barclays 5yr fix is not too bad. Don't like that fee though. I don't want to pay any fee at all! My lender paid me to take my deal! That's what I want - they can pay me again!!!!!!!!!! It does look like the banks foresee rates going down, hence the 2yr fixes are more expensive. By this time next year when my fix ends I will have nearly 50% equity in my flat, therefore I expect a good deal. I will fix the best rate I can and then have it paid off in 5 years anyway. It's definitely worth fixing in today's volatile world. My fix protected me throughout all that turmoil.....thank goodness!

Currently with first direct, about to agree a 5 year @ 4.04 no fee , not due to come off my old (very low rate) until November but covering off any increases between now and then, first direct also offering 3.89 with 490 fee , both these deals are 60% ltv.....and the rumours are ture first directs customer service is in an entirely different league, i bank with a few big names and its laughable how easy it is to get things sorted with FD compared to the others

Just after a bit of advice. Unfortunately we made the wrong decision to fix at just 2 years at 2.69%. We are up for renewal 7th Setember. Waited out as long as possible in hopes rates would drop but they havent really dropped like we had hoped. Just been discussing with our broker today. Our LTV is currently 87% The rates we are being offered through Santander are 5 year fix at 5.3% or we can actually do a 1 year fix at 5.55%. With a fee of £499. Feeling like my gut is telling me rates will drop further next year so would it be a wiser decision to fix for the 1 year and hope we get a better rate in late 2025!?

I do think rates will be lower next year but there is not 100% guarantee. You could also look at 2 year deals or look at a tracker that you can leave with no penalty.

@@laurabuxton293I did the same as you, my mortgage has been £700 more expensive since 2 months ago. I’m holding on for rates to drop and it seems like they’re going to come down similar to 2008. Might be worth holding on if you can afford it

Always with a caveat nobody knows for sure , In the short medium term it's likely rates will drop but not much more than another 1% over a year or 18 months, but longer term 3 years onwards it's looking more like a balanced to higher inflation environment due to smaller workforce, China's reduced productivity and Americans near shoring of manufacturing, remember average interest rates from the 70s to today was 9.1%😬 we've been living in a very low interest rate thats never happened before and doesn't normally work
