Roy....that basement door looks so good...I'm going to buy a door and install it in my ryanhomes Grand Cayman. I wouldn't have thought of it if not for your video. The door door gives that little area a more open feel. Great video and thanks for thinking of the door because I'm doing the door when I close on my home....the door will be my 1st easy project.

Cool video - I am doing something similar. Do you happen to have the part numbers or links for the parts you used to set up your sprinkler heads? I believe it is shown @ 20:04 in the video. I currently use below ground sprinkler heads on stakes that I always have to remove before mowing.

I don't think it's a waste if you eventually want to upgrade to a B-Hyve controller that you can control from your phone. Also, the manifold will outlive the controller and controller technology evolves much faster, so it's not a bad idea to install the controller and valves as a modular system.

@@tilu3303 Been strongly considering a wireless controller. I often find myself wanting to make minor adjustments to specific zones, but I just don’t feel like going outside to fiddle with it! 😃

This was a nightmare project, but I managed to get it fixed in about 3-4 hrs. Never quite figured out where all the hex screws were, but got the bottom loose enough to spread the plastic apart and find the height adjustment bar. You have to take some of the screws out of the top as well as the bottom, including the removing the height adjustment handle. I was lucky, the nut that had fallen off the bar was still inside the chassis. Tightened it with a ratchet as best as I could.

Gorgeous garden! Just wondering, does Orbit specify what wire color goes to what number? I ask because I notice the wire you got has standard resistor-code colors, so wouldn’t it make sense to use industry standard numbering; Brown, Red, Orange, Yellow, Green, Blue? Unless there’s some standard specific to these systems given by the manufacturer….

We just put a contract in for a different model but got the same granite. We have to do our own backsplash though. This tile look great! What color is it? White or light gray?

They’re definitely light gray. But my Ryan Homes Product Layout has it listed as “Gloss White.”

We still love the house but with a few caveats that make it bittersweet. The Good: I finished the basement; added some built-in shelving and cabinetry in the office; put up crown molding on the 1st floor; and added a few crossheads over the windows and doors. The Bad: We are a blended family with older children. Now our sons are leaving the nest and we simply have too much space. Assuming the housing market doesn’t collapse, we’ll probably be selling in the next couple of years to invest in our boys and prepare for any grand baby’s.

@@Roy-lt3eo it looks great! We didn't have these options. We ended up with Stone Mountain Clay siding and Peppercorn shutters on the Hazel model. We're near D.C. so base prices were twice the country average. We plan on adding lots of updates ourselves though. I like what you've done with your home.

I am also building with Ryan in Fl and every time I go by the house, I feel like I gotta sneak. I even stayed away for a couple of weeks and my PM told me not to feel that way and come by anytime I wanted. He said “this is your house and we want for you to enjoy the process”!

You could bye parts that are used in the rainbird diy system kit, but use orbit or hunter heads because they work best, basically barb fittings and poly pipe to have a fully inground system. Good idea and thanks for the idea too lol!

I like the idea, but my soil is rocky clay filler dirt from the builder. Digging is tough; trenching is near impossible without heavy equipment.

👋 Hi Katherine, I’m definitely not qualified to answer your question. However, I think Ryan only builds on land they own through their parent company NVR. Personally I think you’d be better off with a custom builder then with Ryan. You’d have far more creative license. As for the price, it would totally depend on your market. If you use 2019 home prices as a baseline; then yes, it will probably be expensive. But if you don’t build with a corporate builder like Ryan, I’m guessing it will cost even more. Definitely talk with someone more knowledgeable on the subject. Good luck!

I just added some links to the parts I used in the description. Thanks for the question. For connecting the main line, I glued a 1 inch by 3/4 inch adapter to a 1 inch elbow. I then glued that to the manifold end.

I bought an Ego mower but am considering returning it. I am within the 30 days window. Every time I turn around I see another ego mower broken down under the 5 year warranty with things they say are only warranted for 90 days. What good is this 5 year warranty? It is sounding like this is a disposable mower.

The house is 3,010 sq ft without the finished basement. By my estimates, we have about 1,100sq ft of “finishable” basement space. So the home could easily get to 4,000+ square footage.

I fixed mine today. It took about 3 hrs, including a trip to Harbor Freight to buy a 6” Torx 15 driver to reach the deeper screws on rear of underside. I went back with lock washer with the nut. Thanks for the videos Roy!

Last spring I pulled my EGO mower out for the first cut of the year and the electrical was completely fried (stored with battery out). Warranty repaired, but the mechanic told me it looked like it had taken a lightning strike (which it hadn't). My guess is it fried when I put the battery in that day. This spring, I pulled my EGO mower out for the first cut of the year by my teenager. He starts, but comes in and says there is something wrong with the wheels. Exactly this issue...the front axle won't adjust and sits the front of the mower on the ground. Looks like I have a project this weekend. Thanks for the video!
