Yes, Ryan was so restrictive because of COVID, that even the pre-drywall walkthrough was a zoom call. The only official walkthrough they authorized for us was the final one.

We're building the same model her in South Carolina. We got a finished basement and kept the loft area. We got the bedroom on the first floor too.

@@KBMac-tu2mg were in the framing stage at the moment, however the model home we saw had the same configuration, and there was plenty of room. We also added a full bathroom to the basement. That way if down the line we decided to put a bedroom down there, we wouldn't have to worry about getting plumbing run.

I can’t find it in my home files so I don’t know what Ryan Homes called it. However, on the box of extra planks they left us: the flooring is luxury vinyl plank; the company is called Armstrong Flooring; the wood pattern is called American Elm; the color is called Peppercorn. I guess you guys didn't want a tub? there was so much space in the master bathroom for one lol...that shower is huge

Lol, if I’d had my way we wouldn’t have gotten a tub in any of the bathrooms. None of us have taken an actual bath in 8yrs. I compromised with the wife and put one in the hall bath. Also, you lose that beautiful vanity in the Master Bath if you go with a jetted tub option.

Thank you so much! We didn’t add a whole lot. We got the Craftsman package; closed in the flex space; put a guest bed and full bath on the 1st floor; closed the loft space into a bonus room, crown molding on the kitchen cabinets, under cabinet lighting, wall oven and microwave; unfinished basement but went with a 200amp box, some extra ceiling lights and internet in every room.

@@Roy-lt3eo oh wow! And how much did the house come to cost you, if you don't mind me asking? In my area, the prices are outrageous! The base build starts at $575k and that's without the price of the lot! But it does come with a finished basement.

In our market we only paid $350k+ However, In a $550k+ market, you might expect a solid wood floor option and maybe a few extras since it won’t be difficult for the county to buy off on the appraisal. If you don’t like the farmhouse look of the Lehigh, you could swap the wooden stair balusters for iron, put decorative casings around the windows on the interior and add some wainscoting where possible.

@@Roy-lt3eo with all the upgrades that your family chose, and the price of our lot, it would come close to $640k but again, the finished basement is included in their base build. We're just having a hard time justifying their prices, especially when compared with the quality. Anyways, congratulations on your new beginning and thank you so much for your response!

Sadly no, but I did upgrade to a 200amp electric breaker box. So finishing it later will be slightly less of a headache.
