unfortunately I don't since that isn't a market I do business in. Just so you know, it typically isn't a brokerage that pays the salary but more likely a very successful agent within the brokerage that would hire you on salary and train you on their team. As you gain experience you could transition to all commissions within his/her team. So, think about who in your market do you see with a lot of signs on properties? Who does great marketing in your market? Call them and see if they are looking for someone to join their team.

We’ve run a very similar data based approach to transactions in the SFR space. Just moved into multifamily and already have about $188M worth of off market pocket listings available in a few states. Having a hard time getting those X class buyers though. Got any suggestions? Would love to connect.

Thanks for replying. Off market pocket listings in multifamily usually mean the owners aren't sellers unless the price is silly. However, if you've built the system described in this video, you have no shortage of buyers that are qualified to buy assets because they are already owners of the same assets. There isn't a multifamily broker in the U.S. that doesn't have an endless supply of buyers. Buyers are never the issue. The key is obtaining exclusive listings from owners that want to sell and at prices that are underwritten with today's standards. Every apartment complex is an off market pocket listing for the right price.

@@BeauKnowsMultifamily thanks for that, the key I suppose is that I’m having difficulty getting an X class lined up. I do have buyers I can take properties to, but so far most of them have been the smaller fish in the pond “only buying a steal” kind of buyers and it’s proven frustrating because getting sellers in the current market has been tough enough as it is with cap rates where they are. Do you ever pre-qualify someone to an X, or does everyone start as an A and get moved up with a proven track record?

I'm sure you cover every last absolute detail but, illegal and he can be pulled over at any moment and possibly have the driver arrested and detained and taken to jail and he will have to call get ready for it and Uber or a legal licensed person to be able to drive him as a business with commercial insurance, and no matter what state city county or back road that you are on you have to have a seatbelt on, and in a lot of states you have to be at least 16 to drive and I don't know if that child behind the wheel is old enough to realize any of that let alone have commercial insurance😮

Thanks Earl, yes def possible to close without a proof of funds if you're the only buyer. If you're competing against other buyers for an asset and the others provide a proof of funds and another buyer doesn't, it is highly unlikely the buyer that didn't provide a proof of funds gets the deal.

Ive been in the fitness industry for about 15 years now and currently work at an online fitness company as a sales manager. We (the online fit industry and our company specifically) are already starting to see people back away from online fitness in a big way...huge fad that boomed during the pandemic for obvious reasons but fading fast. People are sick of screens, sick of technical difficulties, and sick of being isolated. Not everyone of course but its to the point where I am putting my resume together. Food for thought.

We did this sort of thing for our employees and weve been getting the same response. Some of them are surprisingly upset by it. See it as a 'half assed' benefit. They mentioned screen fatigue too. Not the same thing exactly. Tenants vs employees. User experience for them though has to be more or less the same, right? Not sure if this is just a lame benefit that they actually dont like or if its just 'millennials complain about literally everything'?

Can you share the car insurance part because that is blocked out with music & I would like to know what type of policy do you put on?

The driver drives my own car with me as passenger. You should check with your insurance person but my insurance person has told me that auto insurance typically follows the vehicle so if there is an accident, then my insurance kicks in. If it was my driver's fault, my insurance company may then get in contact with his/her insurance company to settle. If non-family members are only occasional driving with you as a passenger then no need to endorse your current policy, however if this is something that could be considered more of a regular deal, which for me it is, then it would be best to list these folks on your policy. Hope that helps.

Best thing you can do when new to the multifamily investment business is to partner up with an experienced mentor. Someone that already owns units and is actively buying. You'll learn a tremendous amount from them and be able to gain street cred when talking to brokers and sellers.

since most hotels were not set up to be individually metered you would contract a 3rd party vendor to bill the tenants separately for all utilities via their usage measuring devices.
