Great video! What percentage of buyers do you usually take through in a tour before they offer or before the call for offers?

For Call For Offers if someone wants to tour I make sure A) I've qualified them (proof of experience and funds if I don't know them already) and B) that they've signed the CA, underwritten the property and as a result are comfortable with the ask price....or reasonably close to it. I let them know I don't want to waste their time meeting with them f they aren't getting anywhere close to the price on paper. Most buyers that have been around the block, and that I know are qualified, and they know that market or submarket, elect not to tour until they've made Best and Final. I would say I probably physically tour less than 20% of those buyers that have offered for a Call For Offers. Best and Final: For those that have made the Best & Final, I encourage my seller not to choose any buyer to go to PSA with unless they have physically walked the property. Doesn't make sense otherwise. The only exception to that rule is if that buyer already knows that property well from prior dealings and don't need to see it.....combined with I know them and they are well qualified. If someone makes Best and Final and refuses to tour the property unless they've won Best and Final (this mostly happens if they are out of state), then their offer would have to be so significantly better than everyone else's to take the risk of contracting with them prior to them viewing. Otherwise, their offer loses a ton of weight. Hope that helps.

Good stuff! Curious...what % of time are you receiving LOIs on your listings and how often do you submit one for a buyer vs just writing up a full offer from the start? Is there a ballpark size (unit count i.e. 20+) where LOIs are used 100% of the time?

Good question Brandon. Once you get above 10 units for the most part it goes to LOI first, not a purchase contract. For me personally though, I prefer LOIs for any deals over 2 units because it is a faster, cleaner way for my sellers to gauge where a buyer is without having to read pages of legalese from a contract. Also, it eliminates time for the buyer since it can usually be done within one page and quickly. Also, most deals we list have multiple offers on them so having to read thru lots of contracts is time consuming. When they are all easy LOIs, a buyer can be chosen more easy and then we can go to contract. Hope that helps.
