Hello, thank you very much for watching and taking the time to comment. It was filmed September 2021 and we picked up the keys on the last day of January 2022. They tried to get us in sooner but we nipped in a few weeks prior at the start of January and saw sooooo many issues that they fixed before we moved in. Things like wonky outlets and gaps in the kitchen cupboards and countertops, poor laying of bathroom flooring etc. nah we didn’t in the end but alot of our neighbours went with snagsure. sorry for the long message. 😁😁

@@DevoVlogs Thank you so much for the reply! We are having our first fix "hard hat" visit on Wednesday and they are saying it should be finished in October so wasn't sure if that was actually possible. Gosh you had a lot of problems!

Congratulations on the new house October will fly by. If you get a chance to get in before you pick up your keys definitely do it so they can fix some things before you move in. But yeah it’s possible if anything maybe too quick 😂😂 honestly we had a small amount compared to some of our neighbours. Some people have had nightmares with the water tank and burst pipes. We’ve had no major issues. The biggest was moving a towel rail but that wasn’t bad to be honest. I’m sure you’ll have a wonderful time regardless. ❤️

Morning, yes you can. Awkward 😂 Some writers will use both a question mark and exclamation point for an exclamatory question, What in the world are you doing up there! Etc or if the question is meant to be rhetorical. Having said that not going to lie didn’t even think about it or notice when I did the upload 😂

100% it can be difficult to arrange some of these new build bedrooms to accommodate clothing. Not many of the show homes have anything for this unless the room has enough space for a fitted wardrobe. It’s something we always look out for and shelving in the bathroom for toothbrushes etc.

Good evening Dan. That’s a good question 😄 we bought a Bellway home a few years back with the extractor fan going to an external exit (hope that’s what you meant) but it does run the pipes etc through the walls. I would assume that Bellway houses are the same but in truth I’ve not thought about it. I’m sorry I realised I haven’t really helped here I don’t think. Do you know which would be best, or preferred?

Firstly I love your user name mini eggs ❤️ honestly hadn’t heard of Avant homes before. Just checked them out and the closest one to us is Telford. We’re based in north wales, we probably won’t be able to get to them 😕 my apologies. (If that’s what you meant). If it’s not what you meant then no there isn’t unfortunately they’re quite far away. Are you thinking of getting an Avant new build?

Just thought I'd point a few things out. We had many issues getting this video ready to upload today. For some unknown reason the render of the video is crystal clear and crisp but the playback of the render is slightly off. After hours of fixes and many iterations of render settings this was the best I could compromise with. Without delaying the video further. I had the exact same issue with the thumbnail hence why it looks a little different than usual. Finally the top right of the picture sometimes shows the bottom of our microphone arm. This was filmed the same day as the Mason Show home which we had the same issue. It will be fixed for future. Thank you for your understanding.

@Matt-mu1mg oh sorry apologies. Yeah you’re not wrong, there was some finishing issues for sure. In between the mirrors on the stairwell was like a textured wallpaper thing. Seems to be in a lot of show homes recently. One we viewed a few weeks back had like a woven wallpaper 😕

Definitely something like it for sure a box room or something. Should be no harm at all beneficial for sure in some cases. Interesting isn’t it, some layouts in homes could be reviewed / modified to suit people’s needs. I’m sure people would pay to completely customise the layout.

I’m not impressed with the mason at all, I’m in a Weston and it has a bigger main bedroom and third bedroom than the mason. Also the lounge has a much better layout. Why is your shower button in the hallway? Mine isn’t and I’m on your development. Glad we got the Weston before they phased them out 😅

100% agree Angela wouldn’t swap our Weston for a Mason. We love ours exactly like you said the rooms are bigger the mason has a lot more but feels squashed. If someone is getting a mason they will have a wonderful home but prefer ours for sure. Our shower doesn’t have a button, it’s a rain shower with little rotating dials on the side. We’ve seen show homes with a big red electrical button on the outside of the room 😄 oh for sure same here very happy we got ours before they got rid 😂

Excellent timing! Found your Bellway vlogs this week after searching for more info around choices etc as we think we're about to reserve our own Bellway property! Your house looks AMAZING and makes me so excited for ours! Can I ask a quick question - when it came to pick your options, were there free/basic options for flooring or were ALL flooring options additional? We're utilising any and all contribution towards our deposit and we're putting everything we have into buying the house itself, and just intrigued as to whether there are any free options at all (acknowledging they'll be lower quality) or whether we're going to be walking on concrete until we can save up any more!!!

Hey Jessica. Thank you very much. So far so good lots to go though to finish it off. Especially with us not having an unlimited budget 😂😂. Congratulations for when you reserve your home definitely exciting times. Well there is a difference of opinion here. I seem to remember there being free options at the silver level or options but the wife says that was wall tiling. Ayeisha (wifey) says she doesn’t remember any free flooring options. Honestly she’s hardly ever wrong 🤣. We did something similar and put a lot of our money in the deposit because our house price was put up quite a lot but COVID helped us save more. When we bought our home there was a lot of very good free options but sorry to say this probably isn’t the flooring. ☹️ x

I did think it is likely that there isn't anything included... but as you say, we'd rather invest in the shell now and then we can slowly fill it how we want!! We're just waiting on our mortgage advisor to confirm we can afford and then we're heading back to reserve in the next week or so! Morning, yeah big news to be honest. The weeds are gone (ish) lawn is finally down and the raised sleepers have been ordered so they should be in within the next few weeks. Weather permitting. We have had a few set backs, a few really bad storms which destroyed our gate and fence so we’ve had to prioritise getting the garden secured 😕

That’s very kind Matthew thanks very much. Congrats on the new build. Honestly we were told the same to wait for 12 months for settling etc. However we thought to hell with it they’ve decorated the show homes so why not. Nothing special just regular paint and wallpaper 😁😁 nothing has gone wrong.

However, there'd never be a carpeted main hall/foyer, and there wouldn't be a door between it and the living room. In fact, carpet in general is out of style for high end housing in the USA. Hardwood floors are preferred. Also, there likely wouldn't be a formal living room at all in USA new builds. The two living spaces would be combined into one giant open plan room. The other option would be to make the back living room larger and the front one smaller to be used for an office or some other use other than a formal reception type space. All in all though, I can see where the American home is influencing the direction of many UK new builds.

I've watched the film and noticed that none of the companies offer truly bespoke wardrobes - they only have standard-sized fronts, and then compensate for differences in dimensions by adding panels (resulting in a significant loss of space). It's best if the front is custom-made rather than standard, and the wardrobe is tailored to fit the height and width, rather than standing in the middle with wasted space all around.

Guys - I hope you read this and please check your paperwork.... I read this, this afternoon on the new Leaseholder and Freehold Reform Bill that is going though parliament and the Lords. Here it is:::::::: .... "I thank my hon. Friend for giving way, and for what he is saying. There are certain building companies in this country-Bellway Homes, for example-whose policy is to sell the leasehold to leaseholders and sell the freehold to a company that then exploits every aspect of the freehold, without even informing the leaseholder that they have done this. Surely we can close this loophole" and the response was... "On the point made by the hon. Member for Harrow East (Bob Blackman), Bellway is certainly a company that has done this. Indeed, many people did not even realise that they had a leasehold house and only found out quite a while afterwards when all the costs started to come down the road." Best of luck guys. There is a lot of regulation coming in relation to Estate Management Charges in the bill. Do not let an EMC rip you off. You will have rights from 2024 that were not there before this year. Great videos as always, interesting to see different show rooms to get some inspiration for decor and layouts! We moved into a Cutler late last year in Liverpool so the Bellway videos have been useful. Looking forward to the next house update too!

Thank you Ashley that’s amazing congratulations on the Weston it’s an amazing home. For sure yeah we decided not to go through Bellway for the wall fitted mirrors and saved hundreds. We got it from madetomeasure.co.uk and it was sent/fulfilled by fragilistics Ltd and we’ve just ordered one for the en-suite. They ask for the measurements and make it to measure. 👍👍 have fun in the new home 😁

Patio looks amazing, we are planning to extend patio too when we get our new build from Bellway in a month. Just wanted to clarify what product did you use under slab? Is it Blue circle ready to use slab layer? I was also planning to use the same as it doesn't require any concrete mixer but the reviews are mixed as some are saying it doesn't hold patio well. Also how do you calculate slope?

Thanks Jem and congrats on the new house a month eh you must be excited 👍👍 extending the patio was definitely needed. A lot of the guys on the development have done it. We started with slab layer but I found it difficult to work with as it’s not that flexible once water is added, so we switched to pre mixed cement. (The just add water kind, still blue circle) the slope we just followed some videos on KZbin and made sure we set the patio very slightly to the left or right of the centre of the spirit level. There’s probably a better way 😂😂 good luck have fun.
