A lot of times in cold climates in Japan they will use kerosene heaters to heat just the room they are in. They don't try and heat the whole house. Thanks!

Your fixation with black mold and airstream trailers in this video is very distracting. This property would be great for the retired DIYer. It could be an investment in lifestyle. (Something you rarely talk about) Inexpensive capital spent to purchase the project. Adequate secondary buildings to provide storage and camping options while the trouble spots in the main building are worked through over a period of time. Living there full time whilst renovating maybe take a hardy soul to take it on, but not impossible. It is a property that is worth far more positive review than you were willing to give it.
@TREMVan5 күн бұрын
If it was such a great deal, how come no one from the Japanese world bought it? It's basically free and no one wants it.... Stuff under 10 million yen right now is moving quickly right now all over Japan.... The fixation with the airstream trailer was more of a temporary shelter idea because none of these buildings are likely habitable. You are going to need to go to the washroom when you're working on a job like this at the very least or to have some shelter from the rain even if you live somewhere else... This would be a foolish place to buy...

It is pretty subjective. We are just giving our opinions. And it is a free market - the price reflects the demand for this particular type of property. Thanks!

It comes down to whether you want to live in this area. You would probably never recover any of your time and investment. It is rebuildable. My place was probably as rough as this and I took it down to the dirt and I’m also spending at least 200k US$ not including my time but not rural Niigata. I don’t think the tiles are worth much. Too hard to tell the condition. As cool as the tile roof is figuring out the leak(s) usually means pulling off all the tiles and redoing it.

What are the local community rules? I heard that in Japan some communities are hierarchical structured and it’s mandatory to complain with their rules, even if those rules can affect your privacy. If your are not aligned with those rules and you decided to live outside the community control, they will start to bully you until you give up, sell and leave the area. This is a hidden dimension that people must consider before buying in rural Japan. How are the community rules around that house if you guys have any information? 🤔

It is nice in the pictures but, like buying a car online, what assurance can we have that there are no problems below the surface e.g. timber frame eaten up by termites, roof that will soon need major repairs etc etc ? I am learning about all the unexpected problems now developing in Florida condos. These purchases can be much more complicated than they appear.
@CheapPropertyJapan7 күн бұрын
NEVER max out your finances on a purchase. Always have a rainy day fund. I know people who have bought brand new houses and found defects that they needed to fix at their own expense (wasn't worth going after the developer). So in my opinion you should assume there will be problems - and be ready to fix them. Houses require constant attention and $$$.

I live in japan and i see you got a few misconceptions about Japan. An old house like this can come with so many different problems... yes its cheap but The main problems can be, weak wood structure not earthquake resistant, absolutely no insulation, and it gets pretty cold here in japan. A LOT of these old houses have structural problems, i don't know if Japanese suck at foundation or the soil is way to unstable because of earthquakes but this is a thing, i was almost buying an 1985 property only to find out that the living room was sinking. Also if you go a little further from a city you can find massive property's with huge gardens. But yeah compared to canada it is a steal, you could buy and old house demolish it build again and still would be cheaper.

This video inspired me to do some comparisons, and I found something interesting regarding price per square meter. While most expensive area of Warsaw(Śródmieście) is only half as expensive as the most expensive area of Tokyo(Minato), when we look at areas from which you'd commute by train, Tachikawa costs about as much as Rembertów. Second hand market in Warsaw has been steadily climbing at 1% per month since mid-2016 which resulted in the price now being double of the price back then, with new condos being about 10% on top of that.
@CheapPropertyJapan8 күн бұрын
If you compare price per square foot, things get closer between Canada and Japan......but I think you need less space in Japan - and you need less stuff in Japan. This is because of the infrastructure and the way people live in Japan. Just my opinion. Thanks!

@@CheapPropertyJapan Yeah I see that when I'm visiting, many things are smaller as a result of Japan having limited space, while here people don't trust small things to work properly long term. I think you’re correct on the Otsu area and population. A lot of people in Kyoto also own second homes around Biwako because it’s cheap and has a feeling like a getaway. The area you picked I don’t think is going to change much so if someone is interested in Otsu they should really spend some time there and see if it suits them.
