@ Probably one of the biggest reasons is cost of living. It’s not too bad since I’m staying with family, but hard to find a decent place to live on your own. I think most people end up living with family or move out of state. I’ve given up idea of home ownership here since most houses are $800k and up, even for a small condo.

My husband n I are now living in Columbia, Maryland and have been for over 40 years. We are very seriously considering a move to the Vancouver area. Our older son lives in Bend, Oregon n our younger son n his wife are looking for jobs near Tacoma. We browse through real estate online and also look at area locations for friendly, safe and active communities. We love to travel, so location near airports is essential. We are looking for a slower pace, less traffic and less heat as we are active gardeners. My husband loves to fish so a location near water is a plus. We know this is a big move especially leaving a great group of friends we have made here in Maryland. Family is scattered throughout the area on the east coast and that’s another reason for airport accessibility. My son in Bend says we would love the Portland area,but we know as retirees tax benefits are better in Washington State. Besides, Portland is just across the river. We are grateful for your thoughts on moving to Vancouver. We are subscribed to your channel and look forward to more helpful information. We plan on a move in about 3-4 years and will make visits a couple of times during this period of researching possible locations. Looking forward to hearing more about the Vancouver area.

Actually in the middle of making a track for the city to rally behind. More about the darker side. What areas specialize in what drug. Referencing shootings and stuff. I grew up here so I can tell you some shit. Nothing she said is completely wrong. Just watch out for the 112th area. Don't park your car there overnight if you can help it. Our violent crime isn't lower than the national average. The reported crime is. Big difference. On the suburb of Portland thing. They call us little Portland, but we aren't a sub of Portland. We aren't even the same state. We're the largest city in our county with our own suburbs. Not a suburb of Portland. Fuck Portland. They're falling, we're rising.

$600k goes a lot farther in SW Washington than the Seattle area. Many of my clients are left the Puget Sound for that reason. Sorry to hear it isn't your cup of tea!

I have a tankless water heater but since you mentioned that they are not so great I will be looking at switching to a traditional gas unit. I can say from experience if you are in the shower and the power goes off for a few seconds because of a system problem your water goes cold IMMEDIATELY and it comes back just as fast but it is not fun or often

Is your tankless water heater gas or electric? If it's gas, I wouldn't switch it. Gas tankless water heaters are great!

I wish I live in SWWA, where I live Water is over 120 bucks a month, but we pay bimonthly. Trash is low at about 35 a month also paid bimonthly, but electric on my 100-yr old house is 93 a month. I just wish Lemay recycled more items. Our Sewer is included with Water, you would think with all the water we have we wouldn't have to pay this much. My mom who lives in more rural area has a well that is 159 feet down and the water is cold and clear. Internet is atrocious here since we only have one provider and it's Xfinity and over $112 a month.

I just googled and saw that the median price is $958 K which is much higher than you said. Why such a discrepancy?

This video is more than a year old & I only showcased the 2 properties to illustrate the price difference I see between comparable homes from Vancouver to Camas, which is usually a price increase of $100-150k. Also, Google doesn't pull directly from the MLS - sometimes it pulls from other sources. Many sources online are inaccurate. It also can vary based quite a bit based on the time period you pull especially since we have such low inventory. For instance, if we look at the last 12 months (Nov 2023-Oct 2024), there have been 616 detached homes sold with a median price of $824,000. If you take the same criteria and look at only Dec 2023 there were 18 total sales in Camas with a median price of $540,000, but last month Oct 2024 there were 47 sales with a median price of $908,000. With such a small volume of sales the swings can be drastic, but you can still find similar homes to the example I shared. I just had client go under contract this week on a 3 bed/2.5 bath almost 2,000 sq ft home built in 2012 in Camas for $650k & I negotiated a $10k credit for my Buyers on that one. So far this year, we're averaging 4.92% or $36,047 savings for each Buyer client - it's been a friendly market to Buyers in 2024, but I expect 2025 will shift back to Sellers a bit more (we'll see). Camas is one of the safest cities in all of Washington State! I didn't mention it in this video because it's something that everyone talks about and this video is focused on things that people don't talk about when it comes to Camas. My family has been in WA since a territory and I was born in Vancouver. The Californians have been colonizing us, tearing down our cherished old buildings and want to tear down the historic bridge too. They don’t know they are being tricked to gentrify locals out of our hometown, and bring the toxicity of LA with them and take our few apartments. Now locals cannot afford to own land and buy a home! Of course real estate agents and the city itself will push for MORE immigration from CA. We don’t want you. We want to keep our traditions, values, culture and rural areas as well, but the migration of Californians have not become one of us…they have been condescending, rude, hateful, overly PC, and called us back in the 90s “quaint”. They force locals to conform to Cali culture. The cost of housing went up to cause a housing crisis because of moving here and not enough housing. We now have homelessness. Please stop coming we cannot live with our pay and these prices! You are killing us if you move here. Please just fix your state, stay there.

I felt a little safer up in Ridgefield, but even there, people were stealing things from your yard all the time.. Definitely noticed the crime, spillover and encampments in Vancouver..Terrible. Terrifying going into Portland. The one time we ventured in, within 20 minutes the car parked in front of us had windows broken out and robbed. Its so grungy there too. We started seeing bad things up and down Mill plain and 4th plain avenue way to often. Made us miss beautiful San Diego.😞

I lived in Ridgefield WA moved to San Diego where I'm from but it's too expensive to live there anymore. Thinking about moving back to Minnehaha or Camas area next year. Beautiful there.

I live in Hillsboro and I like it here. I would never live in like downtown Portland or the metro area because yea safety has become a concern. But the rent prices are crazy high. I am constantly fighting eviction after eviction in my apartment. Wish it wasn't that way but it's just the way it is 🤷♀️ I'll probably just become one of Portland's many homeless people....lol

Wrong. We didnt use a generator till we moved to WA. Trees and wind storms in WA state by Seattle is a given. Make sure you have a generator here and its home hooked up. Your power will go out here in farther north WA on west side.

I moved from Portland to work remote in 2023. When including the Multnomah county high income earner taxes, my 2022 tax bill was close to 30k. I bought a brand new house up here and love it. Not to mention all utilities are less than half of Portland.

I moved here from Colorado back in 2019 and regret it. CO has state income tax, sure, but you know what CO doesn't have? A brutal tax on EVERYTHING else you buy. WA is a state designed to keep you poor. If you move here, prepare to humble your financial spending and life style. Otherwise you'll be trapped here indefinitely. Just like California. Only nicer to look at sometimes. Inslee is on the way out of his Governor seat, but Bob Ferguson is about to reign and it'll only get worse. Not saying Texas is better, but I am saying Colorado was better. Easier to get around, lower gas prices, a state income tax that honestly I didn't even feel. Food was a lot less expensive. My brother is still in Colorado and thriving. He's out having fun. Meanwhile I just stay at home most of the time while I make $28 an hour and don't even live in King County. Let that sink in. WA State is beautiful. I just really wish the people in power would stop with the stranglehold they have on our way of life. They don't need to tax us into oblivion just to pay for infrastructure. They just have a majority of people believing they have to.

I'm originally from the Bay Area, and the weather in Vancouver, WA, sounds very comparable (minus the snow, we don't get that in the greater San Francisco Bay Area) to what I grew up with before the wild fires became so pervasive. I currently live in New Orleans and have for a little over 5 years, and I'm heavily considering relocating to Vancouver, and this video is just really adding to why I should do this. I'm so over the consistent heat, hurricane season, big bugs, high humidity, etc., amongst other things. Thank you for sharing such informative videos.

OH boy here goes Debbie Downer. First the commutes can be terrible depending on the time and direction. It is not uncommon to spend an hour going from Beaverton to Portland or Gresham to Portland on the freeway if there is a wreck and I-205 can be just as bad going from Oregon City to Vancouver WA. Portland has some of the most aggressive and inconsiderate bicyclist that don't stop at stop signs and think YOU should stay out of THEIR way Oh and most of them don't use lights at night and dress in black so you can't see them. Downtown is a disaster nowadays due to homeless camps everywhere and there are only 2 stores to buy groceries at unless you like boutique grocery stores and living downtown is VERY EXPENSIVE and parking is not free most places and most of the apartments don't have off street parking. The transit system has turned into a giant rolling drug ingestion place with homeless people with their stuff taking multiple seats up and their FAKE service animals People are mostly friendly except the homeless druggies. People in Lake Oswego are entitled pieces of crap for the most part. If there is snow nobody knows how to drive in it so traffic comes to a crawl and the transit system does the same. I enjoy your videos but you need to include both good and bad rather than making it look like this is the best city ever.

The only thing that you left out in my mind was if you are going to live on top of a hill in Camas there are going to be times that the wind is going to BLOW REALLY HARD and that same wind is very COLD since it comes down the Gorge and off the mountains it also means that the Gorge FREEZES up sometimes and is subject to closures due to ICE. Having said that if it gets cold enough to snow then it is likely your area will freeze which means ice on the roads and dangerous hills to travel. Generally there is NOT a lot of snow that is on the ground for long periods but it can happen. I don't know Camas so I am not sure if there are roads that are flat to use in the snow and ice. I was raised in Portland and now live in Vancouver so I have seen some real bad weather in my lifetime.
