Just bought a GE and it lasted 2 months then kaput. GE is no longer making appliances and sold it's appliance division to Haier of China. I wound up purchasing a Fisher & Paykel, having owned one before, twice, and am waiting for it's arrival so I can install it. The GE people did give me a partial refund for the 2 month old unit (which has a plastic tub and drawers and melted). All in all, I'm glad to go back to the Fisher & Paykel 2 drawer model. They just work. Not sure I'd buy another GE model.

I just found your site I have a question for your Father and fellow Michigander No one can give me an answer as to why my hydro therapy tub upstairs Only produces black wster with flecks! The rest of the hot water to sinks upstairs seems clear Help😮

So when you fill the tub, you get black water, or does black water come out of the jets? You could be getting the flecks from the anode rod in your water heater that is deteriorating. Those flecks show up more in a large white surface area like a tub. If that’s the problem, drain the heater and flush it out several times. If you want, you can replace the rod with an aluminum one or just plug the opening with a 3/4” IP plug. If the black water is coming out of the jets, put water in the tub, add a couple of cups of bleach and turn the jets on for about 30 minutes. Are you able to check the connections to the tub water supply? Make sure they didn’t use washing machine hoses. If they did, replace with braided stainless steel hoses. I really think the black water and flecks are coming from the water heater.

No, the tankless heater will not work if the power goes off. A well won’t run nor will the electric water heater or your heating system if the power goes off. Just sit with a glass of wine and look out at the nasty weather.

Are you talking about the water meter or the pressure regulator? If it’s the water meter making the noise, ask your water department to change it. If it’s the pressure regulator, just replace it at your expense. Check to see if there are any check valves in the vicinity of the noise. They might need to be replaced.

You get no warning when the water heater starts to leak, whether old or new, flushed or not. You’re lucky your heater was in the garage when it leaked.

I have an attic fan that works to pull air in from outside the house and it covers the whole house. And when I run the attic fan I often get sewer gas smell from the septic tank, what would be the best fix for this? Would it be to put an elbow on the line going into the septic tank to make sure that it goes below the waterline or do something else? Thanks

There are two different things you can try. Put the elbow below the water line in the septic tank as you suggested. Best and cheapest thing to try. Or, install studor vents on each one of your roof vents. That will be expensive and, over the years, might become a maintenance issue because they are a mechanical device.

I installed my own water softener system because we have quite hard water in the city where I live. Decided to drain and flush the water heater while I was doing that. Like he said the cheap drain valve instantly plugged up, so I resorted to slowly draining through the pressure relief. Can't remember how I drained it fully, but pretty sure it involved siphoning. I removed my heating elements and they had major calcification build up on them one much more than the other, and I had to bend a PVC pipe with a heat gun and shop vacuumed out all the sediment in the bottom through the lower heating element hole. Less than three years and I had a full gallon+ of sediment. Fully cleaned out now, and with the water softener installed I hope there shouldn't be hardly any buildup later. The sediment wasn't really my main concern, it was my heating elements. The more crap built up on them the less efficient they work.

You’ll love the softener and all the benefits that you’ll have. However, a softener doesn’t cure the lime problem because when you heat water, it creates lime. You’ll probably get a longer life out of your bottom element. Next time you replace the element, use a heavy duty element originally called a sand hog element.

Water softeners do not leave a salt residue in the water like they did years ago. The easiest thing to do is put in a charcoal filter somewhere in the refrigerator water supply. I highly recommend water softeners but they will not change the taste of the water.

Sounds like you have a bad expansion tank. An expansion tank is used on a well system. They install them now on water heaters, RO drinking water systems, and on boiler heating systems. They can’t be repaired. You need to replace them. Hope this helps identify the noise.

Just built a brand new house with new everything inside, I get a weird smell from my water and have no idea what it is. Smells almost like some sort of gas or chemical. My neighbors all around me do not have this smell in any of their water. Any idea on what can be causing this. I am using a heat pump water heater

The smell is probably coming from the anode rod in your electric heater. You should replace it with an aluminum rod. Give that a try.

So I get hot water in my bath tub at first then it goes ice cold. This is a new problem. I am getting hot water in other sinks but two tubs are doing this but my shower in the master is still running hot water. ???

You probably need to replace the pressure balance cartridge in your tub valves. Pressure balance valve devices give the same amount of pressure on the hot and cold faucets on the tub and shower valves.

NONE of them are flushable whether they say it or not on the packaging. NONE! If you don’t believe me, talk to your sewer department or your septic tank guy.

But what about if it is only the bathtub hot water that has low pressure? How can you fix that?

Check and see if there are valves on the hot and cold inlets that are open all the way. Check to make sure the shower head has no debris in it. Check to see if there is an aerator on the tub spout. If there is, take it off and soak in vinegar or replace the tub spout with one that doesn’t have an aerator. If you have a single handle tub/shower valve, replace the cartridge with a new one. While you have the cartridge out, turn the water back on and flush before installing new cartridge.

I can’t figure this problem out from where I’m sitting. I suggest replacing the cartridge in the valve and see if the noise goes away.

@@TheGrumpyPlumber Thanks for the reply. Turns out the noise was actually coming from the toilet fill valve. The tub sits right next to the toilet and and it sounded like it was coming from the tube. I would turn on and off the shower and the noise would go away, but I read in another forum that I should check the fill valve and that's what it was! Never heard a fill valve do that so that threw me off.

I'll follow the manual,, it says flush after the first 6 months, then yearly if needed. I just replaced mine it had some sediment, not a whole lot, but it may last longer with regular maintenance. I'll replace the drain with a full port valve when I do it. If you've never flushed yours, you are probably better off just leaving it alone. I'm only doing mine because it is new.

I'm a. Widow . My hot water heater is about 9 years old. Please show me How ? My Son just built a brand new. Bathroom re-- cement floor. No time for heater . Plus I have no hot . Water coming out of water heater.. just cold. I probably need new pipes, ? Son's has oun build ness. Plus building a house for his new bride .. can you please help.

If you have an electric heater, check the electrical panel and make sure the breaker is on to the heater. If you have a gas heater, on the control box at the bottom, you should see a blinking light. If there is no light, that means the heater is not on. If there is a light and there is a problem with the heater, it will blink a code., like three rapid blinks or two rapid blinks. There is a chart on the heater that will explain the problem. If you turn on a faucet and water comes out, even though it’s not hot, it’s not a problem with your pipes but with the heater. My recommendation is call a plumber and sent the bill to your son since he doesn’t have time to help you.

If you get the oscillating multi tool, get the Milwaukee Fuel models. Doesnt matter if its M12 or M18, the Fuel versions are much quieter and transmit less vibration to your hands. The non-Fuel versions are miserable to use. Even compared to Dewalts, Milwaukees are more pleasant to use.

Just replaced my 14 year old HWH in SoCal and there was so much sediment. Plumber said if we did flush do it regularly ever 6 months.

My takeaway from watching a few videos on flushing, you may need to flush if you are on a well with hard water. I'm on city water and I'm taking my plumber's advice, don't flush. The heater may be 8 years old, and I will only create more problems by flushing.

Instead of flushing, go enjoy your life. If you have a problem with the heater, flush it and see if that fixes the problem.

where i live in Michigan the rust is so bad the whole house filter plugs up within a month so flushing would seem to be a better option then replacing in my view.

We had all 3 in our house... galvanized iron, copper and Pex. After 3 failed attemps at trying to do our copper to pex conversion and them all busting... we said screw it and literally redid all our plumbing, changing it all to pex. Our house is small and we were redoing our bathrooms.. so it was feasible. But it was the best decision we ever made, and it was SO EASY!!! I tell you what we hated was dealing with cast iron piping.. that was crazy.. they were so gunked up we were glad we were able to just redo our sanitary lines to plastic. It was 70 years of filth lining those can't iron pipes. So gross 🤣

Help. I took off the lines to the hot water heater to check for build up. I put them back on, turned the main water back on but now i have no water pressure in sink... hot nor cold. What did i do wrong? Please help

Sorry about not getting back to your question sooner. It’s probably your faucet aerators that are plugged. Whenever you turn off the main water valve, turn it back on SLOWLY. Do that for any water valve in your house.

Turn the hot water supply off to the heater then run the water for a bit and see if the egg smell is still there. If there is no smell, then it’s the water heater causing the odor. I recommend you drain the heater, remove the anode rod or replace with an aluminum rod. If the smell is coming from the cold water, ask your neighbors if they are experiencing the smell. If so, complain to the city water department.
