I think the blue really ties the grey tiles and countertops together! Also love that you're doing open shelves up top, so smart for a small space. We did those in our last kitchen Reno and I also really loved the functionality and decorating options!

I like the white better, Nicole...they lighten up the space, I think? And blue is my favorite color, so I am surprised I picked white! Lol Glad you didn't go with the granite, that price was too high! I just replaced some funky tops in my bathroom for $500 in a nice granite, including a new sink! It's looking good!

hey, just as an fyi, we do have gas lines in Spain. older buildings may not have them and you need to use the bottles, but for the most part we have them.

Yes, we went over them (for the most part). We painted this really rough orange stuff all over them to give them a lot of grip for the new tiles. 🙂

As a former RE agent who is also buying property in Spain, the switch to the Spanish system is quite a shock! If you can legally work here, you can sell houses. They may include all spaces in the area calculation. It may include rooms that you have to bend over so as not to hit your head on the ceiling and a garage may be included in living space. It may include loft space that you dan only lie down in. There are not any real buyer's agents unless you specifically hire someone to do that. You will pay him/her an agreed commission. There are not any defect disclosure laws. Home inspectors do not exist. You should never buy sight unseen. Never. Popular websites are Idealista. forecasa. You will see laundry on the beds. Mostly pictures of their furniture. Almost never any floor plan. Half the house may be buried against, or into a hillside and you will have no clue. Water damage is common. No waterproofing is typical between concrete floor, walls and the ground below. Sound insulation only exists in another universe. The previous owner might remove lights and all kitchen appliances when leaving. Be sure, if you want them, it goes in the contract. Titles can be sketchy, especially for rural properties. Unresolved inheritence claims on properties are common. Many homes never had permission to be built and may be unregistered. Big problem in Andalucia in general, especially in Cadiz, but many other provinces suffer. Old land purchases, now supposedly included in the property for sale, may never have been registered. Handshake deals were common. National laws reguire land registry to be updated, but many provinces do not enforce this, especially in Galicia. There are lots of DIY self-home builders here. Especially in rural areas. They buy some land and build something on it. Then they add to it if more space is needed. Floor plans can get crazy. What they build could be anything. There are no city or county building inspectors monitoring what they do. Plumping may be made from pipe too small. Electrical works probably are not up to any standards at all. No cross ventilation. Tiny bedrooms without windows. No windows in any kind of room is common. Loose wiring at connections abound. Kitchen countertops may be too low. Floors may vibrate when walking. You name it, it has been found. Lots of traps to fall into here. It gets pretty crazy at times. Tax title transfer and commissions typically sum to 10% over listing price. I seldom see any good deals, bonanzas, or " los gangas" listed. If you do see a cheap listing, do not be fooled. You will really have to put money and hard work into it to get it up and comparable to your standards.

I just returned a two week rental where I was paying just under $10 per day. But I was looking for another rental to replace it for another two to three weeks, and prices were between $30 and $50 per day ... a significant jump. I'm not sure what's bringing the crowds at the moment, but I think it's all supply and demand.

it always baffles me how real estate agents justify their horrendous charges. taking care of listings, taking photos, handling inquiries? a student could do that. nothing in that work justifies their charges. its basically a job you can do without or very little training.

Tell me about it. I was looking for a long term rental in Torrevieja area in Spain for the winter and onwards and the service, or lack of, does not justify the 800-1000+ euros in agency fee many of them are charging.

This is so interesting, I see the same thing in Mexico. People on FB marketplace selling properties acting as "inmobiliarias" when they have no education or formalized training. I see the lack of regulation as a pro and a con, because you may be able to snag up some good deals if you find out who may be the owner of the property and work directly with them avoiding any fishy agents. Then again, its those FB ads that allow me to find the property and neighborhood its located in. One useful thing I have done is using google street view to check out the neighborhood and the exact location as some advertisements are not accurate in their description because of that lack of regulation. Awesome video!

Those pros are exactly why I have a house in Mexico! Always have a place to stay, and the longer you stay there the more established your community and presence grows. I have an amazing community in my neighborhood, and I frequently take things from the US to Mexico whenever I travel (coffee maker, pots/pans, blankets/sheets, etc.) to make my home mine. That is something that no airbnb can top! I hope you're able to do the same!
