"you can't stop progress" is an outdated mentality. this ain't progress, it's overdevelopment, and it's ruining the characteristics that attract tourists and new residents to Sussex County. Big fail by County Council.

What do the people who buy the million dollar+ homes do for a living? Life long resident if De...currently living in Bear...and ive always wanted to know....south of the canal was basically bare 20...25 yesrs ago...and now its full of people...still weird to see when i venture to the beach.

Matt, thanks for the update. Ive just recently noticed the trend and im back to being interested as a potential buyer. You mention days on market being a driver for sellers. One thing ive seen in the homes going on and off the market. Listing in fall or spring, being removed for the summer (presumably because they can get rental income) and then listed again. Some condos and homes look like theyve been trying to sell for 1.5 years, and only now are the prices coming down a bit. Interesting development and im definitely tuned in.

They have not gotten to the point of releasing those yet. I would likely anticipate pricing starting in the high 400s/low 500s. Will know more once they release which builders they are having in the communities

To me, the whole area is perfect for slow living and natural beauty. But if you want to travel, it's a long haul to the international airports in DC or Baltimore or Phil. As I mentioned, it's ridiculous to move there to save $ on real estate taxes because the whole market has eaten up those savings with higher base pricing of the homes . If you take a closer look at new home development, the so-called incentives don't amount to very much as they have raised their base prices by at least $25k or more over the last three years. Like in Florida, there's a surge in inventory. Maybe current buyers just don't care about the above, but I would.

A big issue with floorplans is that these communities are not designed for aging in place. Sure - it may be a one floor design - but simple things like wheelchair accessibility is completely ignored. Things like 3 foot interior doors, kitchen design, bathroom design are not age friendly. For example, the toilet in the main bedroom needs to have a 3 foot clearance on one side or the other with a grab bar to enable people in wheelchairs to use them. Higher outlets and lower light switches are simple things that we don't ever see - but would not cost the builder anything extra. That's why they are all marketed as "active adult communities". If you are a married couple - how long can you live there until one or both of you have mobility or other issues? Also, a lot of the fees go to maintain things like pools, tennis courts, etc. So you are going to end up paying for facilities that you may not even use. Some of these places even have to maintain the roads. As the community ages - in addition to increasing fees - do the words "special assessment" mean anything to you? This is not to mean that most people would be very happy in such a place - but you have to realize that your "shelf life" there may be shorter than you were hoping because of the age in place shortcomings.

Having taken care of elderly relatives in "regular neighborhoods..." one of the big downsides is that retired neighbors are a FREAKING nosy nightmare.... Looking for any minor infraction and making it their cause celeb and their business... When my mother died the greatest feeling was knowing I could say "F.... OFF" to the previous nightmare neighbors....

I’ve been seeing Lennar homes everywhere. Makes me wonder if they are building a new city or something. But they are Are nice in my opinion. I love their open spaces.

When you say beach towns what exactly do you mean? For instance we own a home in Overbrook Shores on Red Mill Pond. We have a Milton address but we are closer to Lewes than Milton.

DR Horton is awful! Be careful before you make your decision when you purchase from DR Horton. They have very bad warranty services. They refuse to fix the problems coming from the construction. Very bad company.

I recently moved to coastal Delaware and I love it. I appreciate all your weekly videos as they are helping me settle in with better knowledge about Delaware. The two main problems 1) difficulty accessing physicians. It took almost six months to get an appointment with a primary care physician. I have had Pulmonary care in Tennessee and Virginia. When I attempted to make an appointment with a Pulmonologist in Lewes/Rehoboth area I wasn’t able to book an appointment without a referral from my former providers! Beebe Hospital has a great staff but the demand is growing and space limited. I think we need larger ER facilities and many more private patient rooms. 2) there is so much expansion going westward that highway 24 and 9 currently not meeting traffic and more construction will only compound the traffic backups. Perhaps you can address this in other videos?

Depends on the budget & your definition of close. Can find something under 650k with over a 1/4 acre within 20-25 mins of the beaches

Just do a quick search in Lewes. Tons of homes for sale, not to mention all the new builds in the works. Many homes in the DE beach areas are 2nd homes & are rentals. Many want to get out of rental business and are looking to sell. I don’t know what you’re reading, but the economy is not doing well & it’s only going to get worse. Look at personal debt. Many are living off their credit cards to meet their basic needs. You’re way off base telling people to buy now. No thanks, just a few yrs. ago you could buy a new house in DE for $400k and now it’s $700/$800k. You can go ahead & buy now, but not me!

With the rise in "cash only" sales, lots of foreclosures, layoffs and business shut downs, the Real Estate Agent I was working with to buy a home in Oregon told me straight out that the housing market IS about to crash. She said 4 co-worker agents in her office got outside jobs and left because they had not closed a sale in over 7 months.

Unfortunately those are the same people that have said it was going to crash since forever. Market is very strong in most locations, including here in Coastal DE. Something tells me those other agents would have to leave regardless - many agents leave the business every year due to not producing enough sales - it’s no different than any other sales role

I live in Northern Delaware, Wilmington. What it feels like is all of New Castle County feels like a city in a way. They have many small cities in New Castle County where Wilmington is located. It's a country where you need a car. It's a need more than a want. I can drive to New Castle (the city, not the county), Wilmington, Hockessin, Elsmere, Newport, Christiana, Newark, Newport, all in the same day and it's not even noticable to me because it feels like one massive clump. Basically, the only cities that feel like it has a real downtown are Newark and Wilmington. Newark is a college town. Wilmington is the biggest city and parts of the downtown are pretty. But, though I live in Wilmington I have rarely gone to Wilmington downtown. Partially because I live closer to Newark downtown. But also because it's a bit scary in some areas. Crime problem. A lot of the bigger cities, especially in the East Coast, maybe everywhere but Iowa , are kind of dangerous in the downtown area and so everyone who could, moved to the suburbs. We're a bunch of suv driving around the suburbs people with Shopping centers. It's kind of dangerous to walk around in Northern Delaware. I mean there's a lot of parks and state parks. But a pedestrian on the main roads can be a dangerous thing. I think we're have or used to have one of the highest pedestrian deaths in the nation.
