Maybe neither...it will depend on where you are and what the property type is. Try running the notices by legal aid in your area.

You’re the best Christian….I’m still here two years later 20k less and still no eviction, so of course since the rules changed we now have a clear path forward with the No-fault for extensive remodel. I would be curious to know if you’ve covered any cases like this. I’m interested in how the timeline will work itself out through the process….I have serious doubt they will leave willingly in 60 days.

My garage door stopped working and my landlord said I have to pay to repair it. It's one of those garage doors that you have to open and close manually. It's very old and I have gotten a few estimates and everyone wants to charge me 600 or more dollars. They all tell me that the wheels came off the rail and that that's the reason it won't close all the way down or open all the way up. IS IT TRUE THAT IM RESPONSIBLE FOR THIS? HELP!!

You'll have to refer to the lease to see what it says for repairs. If it isn't referenced as your responsibility and it wasn't your fault (e.g. you didn't crash a car into it), then that would be the landlord's responsibility since it's considered a fixture.

If you've lived there longer than a year, then it would need to be minimum of a 60 day notice in California. You may be protected in other ways, as well. Definitely discuss with an attorney.

I originally had a Sheriff lockout scheduled. Then after a few days later. The tenant calls via text requesting a Cash for Keys. He signed. I then signed. He surrendered the unit. Then a couple days later. Broke into the unit. My question is. Can I request an emergency hearing to have this guy removed asap?

I'd take it back to 1904 if I could, but the data sunsets in the tool I use. 😁 I do think t is helpful to see the peak though...it shows you how far we are off from the worst case scenario. And we have several years of "normal" data in there.

That places a lot more risk on the agents who purchase Zillow leads in the zip code. Can Zillow unilaterally create a non-exclusive buyer-broker agreement that may contradict the agent's brokerage, MLS, or association rules for brokerage agreements? If an agent shows someone houses and provides brokerage services, there is a reasonable expectation of future compensation. To many agents, showing homes and providing brokerage services establishes an agency. One has to disclose what that future compensation is or risk a future dispute over commissions. Zillow is also not ensuring buyers are qualified buyers prior to setting them up with an agent, especially for touring more than one home. I left the Zillow program because, more often than not, Zillow was not screening people to establish they were valid leads and they are qualified. I often delivered bad news, such as the house was already under contract or the Zillow lead was calling to tell me the prospective buyer broker thought the listing sign was in the wrong place. Zillow live calls, showing requests, etc... were more often dead leads or frivolous calls than actual potential clients.

Refer to the lease (and discuss with tan attorney), but you might be able to essentially not renew the lease (and not let it go month-to-month), but it will also depend on where you are.

Is a landlord in San Bernardino Ca. Required to take less than is owed on a later date as an offer to prevent eviction. I am asking for full payment in a 3 day notice. The tenant wants to offer $900 dollars less than what is required, 10 days later. I simply rather them leave than to deal with constant none payment of rent.

@@WIREassociates Thank You. The tenant refuses to leave on the grounds that I would accept the terms of her partial payments on the 10th and 26th of the month. I am in the process of obtaining an Unlawful Detainer, and hopefully gain back possession of my property. There is a lot to learn when it comes to renting out property, and when to opt for eviction before the pattern of non-payments gets out of hand.

If the “Notice of Exemption” box is NOT checked on the Rent Cap form we and our landlord signed does that mean the owner cannot now claim TPA exemption?

The landlord could give a 30 day change in terms of tenancy with the exemption language (box correctly checked) and it would be valid then.

I looked back at our lease agreement and discovered the unchecked box, so we were never notified. I gave her the last month’s rent yesterday. I don’t know who to reach out to for help if I should pursue this further.

@@MB-wq8cp It really should! In certain areas, the water and copper do not play well together. A water softener could help. I've heard different theories related to the type of copper that was used, but it's just easier to get it done.

Remodel will cost you $750K? And your rent will be lower than your mortgage? This home must be a $5million+ home. Great idea to sell, downsize, buy another primary home, and use the funds to buy many more income producing properties or Multifamily and or invest in businesses and or some in capital markets. Now you can generate more passive income and have less expenses to retire. Great move.

I sold my house in LA and moved to Sacramento in a apt. for two years. Bought another house that I like much better than the home in LA. The interest rate was 71/4 %. Paid off the loan and retired five years ago. I'm glad I sold and moved out of LA. Your making a good decision. It always turns out for the better when you listen to your gut.
