I grew up in Beverly Hills and now I live in Novi. The road commission did not plan properly because the traffic is an atrocity. That is the only thing I hate about living here. Because of all the businesses and fun things to do the traffic is insane! Most of NOVi is only 1 or 2 lanes in either direction so it's always slow to get from one side of the city to the other, especially between the hours of 230 and 630pm. And the constant building of homes and condos is only attracting more people and less road space to accommodate.

How can Beverly Hills be 30 minutes from the airport but Royal Oak is 40 minutes. There literally right next to each other.

Shirley here. Your just in oakland county. Try looking at homes in washington township. Lot of gated homes mansions. Clawson is tiny homes. No crime or break in no money thats why.

THANK YOU for this!! My girlfriend and I are relocating to the metro Detroit area in December (currently in Boise, Idaho) and it's such a wide area it's been difficult to find where is best. This helps a ton for those of us outside of Michigan. Excited to find a home!

So I just received a violation notice from the city for having put my Christmas tree by the curb for pickup. I put the tree out the 2nd week of January. They picked it up every year but not this year. Instead I got a violation notice. I went to romi.gov website and it says it will only pickup trees between April 1 and 3rd week of December. So now I have to take down my tree a week before Christmas or leave it up until April? Ridiculous! And I pay high taxes to live here.

I sold my condo in Plymouth in 2014, and now in 2023 it's worth about 80% more. But my present home in FL is worth about 80% more than in 2017.

The biggest negative is the RR trains that block the roads as I lived in Plymouth for 12 years. But overall, I loved living in Plymouth.

I just came back from Detroit. I loved it. It's a beautiful city with a lot of incredible views. I was there for a few days, but I didn't have any problems...I walked around at night and saw that the city had a vibrant night life. I explored Belle Isle and was impressed by the Island...I did see delapitated homes as well as newly built properties. The locals were good hearted...I believe that Detroit will improve and that in the future, there will be more people move in because it's a great city on a great location.

Birmingham has a great downtown location. I do think it is one of the best in Metro Detroit and arguably could have come in at a top 5 spot. There are so many great downtown locations and all of them are hard to beat

Pros: walkable and bikeable. I rarely get into my car because everything I need is within a couple miles, and I can walk or bike to those. (in other words, your cons are pros IMO). Another that some people might think is a con: cats' right to roam. We have a lot of stray cats around; most of them have been trapped, neutered and released. It helps with the rat problem, which could be another con depending on where you're coming from. All cities have rats.

This footage was taken from the inside of my car when driving the area around a handful of my listings and areas where I have buyers looking. Ferndale is a decent sized city so maybe they're from areas you haven't visited yet?

You are forgetting Oakland Township the most exclusive boutique farm / estate area in North Oakland County. I disagree with your list as Rochester is not even mentioned.

This is misleading on school districts. Both Beverly Hills and Franklin do not have their own district. They both are part of the Birmingham school district. In fact one of Birmingham's two high schools is located in Beverly Hills as well as one of the middle schools and several elementary schools.

Sorry, lived in Michigan all my life and have lived in some of these areas. I would never move back to any of them. It seems the further north I move the happier I get.

My whole family is from 6 mile and 8 mile and mount elliot all there houses have been burned and chased out also squatters moved in there house and coudnt get them out all there houses have been burned my uncles shop was on 8 mile since the 60s he shut his buiness down because of the theft and crackheads everywhere

Don't move there if you do stay home don't go out at night your car insurance and homeowner insurance will double because of all the theft and violence that still happens there

To sum it up. If you like crowded and congested areas with streets lined with strip malls that are not out of reach of Detroit’s crime most of these are perfect.

All these cities are generally around Woodward avenue. You forgot to put St Clair shores Harrison township or grosse pointe where you have lake St. clair boating and fishing. Schools are also good.

Take a look at Troy. Parts belong to the Troy School District which is very good, and parts belong to the Birmingham School district. Troy is a clean, upcoming, multicultural city.

Have you been to Detroit?? I grew up in Detroit and moved back in 2020. I live in the Boston Edison neighborhood and it's amazing! There are soooo many new restaurants and cafe's downtown, and tons of things to do.

Definitely a lot of good things… Most of Detroit’s reputation comes from decades ago.. we don’t have half the issues most major cities have…a lot of things are changing… people like you need to adapt to the changes… Detroit will be one of your top major cities in the next decade…Already have the top-rated Riverwalk 3 years in a row and it’s not even done…got the number one public square now too in Campus Martius and that’s not even done completely…most cities are losing cops, Detroit is actually gaining them…A lot of cities are struggling with migrants and homelessness… we don’t have the migrants and our homeless aren’t as bad off in numbers compared to those cities…sure, we have are negatives but things are looking up

You’re correct! Although plenty of other coffee shops in Ferndale, there is a starbucks just outside of the city on 8 mile as well as just next door in Royal Oak
