One studio costs a ridiculous 4000-7000 aed per.month (this used to be and still is i believe the price for a new 2-3 bed room in the capital abu dhabi !!) Mostly I believe due to thousands of Russians running away with their money out of Russia due to the rissian-ukranian war, they ran away with their billions and bought massive communities in dubai which has spiked real estate price so high most normal folks (residents) can afford.

Random question about Dubai: Do you think it's worth living in Dubai if you're not an extremely high earner? I saw your other video about living expenses, but another issue you didn't mention is status. When you have men driving Ferrari's, won't you be overlooked by everyone else there? If you're not a millionaire, will you be looked down upon just like the Pakistani and Indian blue collar workers? Just questions I can't find the answer to.

As for income, if you make $5k a month+ you can live comfortably (just not luxury). As for status, this is very difficult to answer, I don't know or really care what people think. I don't know what you mean by "overlooked by everyone" and how this would practically manifest itself. Generally people just mind their own business.

There are always some units available as people move, in the aggregate occupancy rates & net rental yields are high which indicates strong real demand for housing.

How much I have to make in order to afford to live in Dubai? Minimum. Let's say that 1k$ is not enough. For example in Ukraine 1k is a good salary. It is ok for single person.

I dont think Dubai anticipated so much success so there biggest problem is bad traffic due to bad planning and overcrowding. The best option for anyone IMO is to buy property in Abu Dhabi where urban planning is much better. The only property worth buying in Dubai are the new developments far inland.

even though dubai is attracting people there are lot of people who buy homes in sharjah and other emirates and then travel to dubai for work, so you need to consider all the housing that's going to come up in all of UAE

that is not an indicator, when price of any asset goes up, people will reasonably ask if it's a bubble or a reasonable increase in price because the inherent value of the asset has gone up. Here, there is much more evidence of the latter.

It is worth mentioning that the introduction of corporation tax is relatively recent and that may push down the incoming demand for property. Even more so when the 0% grace period that is currently in-force for businesses whose turnover is under the threshold expires in 2026. The draw to Dubai is drastically reduced for a lot of people now that taxation has started to be implemented.

That may push demand down for sure. But it also may not because if you look at the world, you won't really find better deals than Dubai for 9% tax or less. My prediction (and anecdontal observation so far) is that people will be grumpy about the 9% tax but they won't leave as there are (for now) very few better alternatives.

In order to understand the situation with supply and demand you need to look at the situation on the job market, outside of construction. How many IT companies have ther headquarters and non nominal offices in Dubai, how many white collar workers have permanent residence and not just checking in. Average Punit with an Emirates ID is a weak signal.

Out of the estimated 130-150k people coming in, how many are labourers or Blue collar workers who live in dorms or accomodation not included in upcoming the property supply? Also the supply table doesn't include carryover handovers from previous years which could be even higher. Assume if 30-40% of the population coming in aren't eligible to buy a home, are we at an oversupply risk?

is there reason to believe that the property supply numbers don't also include the worker accommodation? The point is not that there will be 130-150k people to BUY houses, it's that there will be additional 130-150k people of real demand for housing (buy + rent). If there is real demand for housing, then properties will be rented out at high rates, hence demand to buy properties will remain as people are getting a good yield on their properties.

How to know if the property is overpriced or not:- If net rental yield of the property is 4-6%, it's appropriately priced If net rental yield is below 4%, then it's overpriced If net rental yield is above 6%, it's underpriced If net rental yield is above 10%, it's too good to be true offer and needs a thorough evaluation Note:- Always have conservative estimates, not overambitious estimations Net Rental yield is calculated after deducting the annual maintenance charges of the property Consider average rental prices of that area for similar properties which are aged 10+ years. This way one can get correct average rental yields over a period of time The analysis would be only for projects less than 5 years old, not older properties Fixed deposit in developed world gives 3-5% return on capital without any capital growth. Any property which gives net rental yield of over 5% with stable capital appreciation is very good property to invest in
