How much thinking has had to be done to "modernize" this lovely Villa. I am impressed with your solutions. This I would say...the green roof in the bathroom is not a great idea. How about staying with the very simple beauty of the original Villa adding in just the shower. Nothing fancy such as stone walls and green roofs. Elegance seems to be the "order of the day". This also keeps the cost down and extends the budget for the rest of the renovations. The photo you showed of the Japanese raised bath offers a lot of solutions. Bravo.

6:48 It sounds silly, but a leaf blower is amazing for clearing out dust and loose stones from crevices in projects like this. Just make sure nobody is on the other side :)

I used to work in a school in the UK and we had a wood pellet fired heating system. Very economical. We were able to use all of the existing radiators and the boiler lived outside in a brick built shed with a large metal hopper outside. The school was able to be heated in zones so we didn't need to heat the whole school if we didn't want to. A brilliant system for heating a large building! Do you consider just getting a consult on way to move forward on elec, water, heat...so that you will not run into building code issues which could be difficult.

Have you looked into a heat pump system? New one getting efficient and very economical, could use solar with batteries.

Sam something to consider about pellet stoves. Your house has so many air leaks (as any house of that age would) that it's entirely possible the expelled gases will be coming right back into your house unless you vent the stove all the way above the roof line.

In Canada (& USA) sleeves is correct for plumbing, for electrical it's called conduit, usually metal to protect the wire, PCV getting more popular depending on local code. But SLEEVES is understood by everyone. 👍🏽

Pipe sleeve works for me. I hope you are mapping what your doing so in ten years you know where everything is located when you need to fix something. It will be invaluable in the future if your plumbing, electrical, and water are all clearly located on a map. Memory is the first thing to go!

I live in a “modern” 1960s wood frame house, nothing special (but I like it ☺️) & when the fuses were replaced w/circuit breakers the electrician did a poor job of labelling each one, so I have to flip breakers to see which one is which now. So, absolutley make a map, if not for yourself, then for the next owners!

Finally talk of heat, I love your videos Sam but swear I get frostbite every time I see how cold you two are 🥶 It makes sense to use the pellet boilers as they are very economical and from what Ive read they produce great heat too. Looking forward to the next video already, be safe Sam & Dad much respect from The Frozen North (or Scotland as we like to call it 😂)

I'd go with a hybrid pellet/wood burner. I like the versatility more. But I've got fairly regular access to wood for free so it is a nice supplement to buying pellets. And when I don't have wood stored up, I can always get pellets too. Unless you don't think you'd have access to use any wood. Then just look for efficiency in a pellet burner.

If you go with pellet stove/stoves, space heating pellet stoves generally have 80mm flues and boiler pellet stoves 100mm flues. Maybe you could heat 2 floors with a boiler pellet stove as was done before with the gas boiler and maybe use space heating stoves with a combination of efficient electric radiators for the other upper floors, just an idea. I was in old villas here in Germany where the pipelines were fixed behind the bottom strips. These stips are mostly made of wood, a few times of plastic, and are 12 to 14 centimeters high. So you can easily hide five pipelines behind and always have a good access in case something goes wrong.

A slow and tedious job. What a saving you must be making by doing it yourselves. Imagine paying a professional contractor. I may be flogging a dead horse as the saying goes, but I keep thinking of hydro power. That lovely water run at the back is 24 hours per day (even better than the sun.) When it is low, it will be summer and I bet you won't need air conditioning with those thick walls. Winter, when you will need power for heat especially, the water is running strong. I am sure you will work out what is best though. Best wishes.

Check with local laws regarding how close you can run electricity to water. In many places the minimum distance is 20cm. You may also want to install an electrical sub-panel on each floor so if a breaker trips you won't have to go all the way downstairs to reset it.

Did you try to straighten the sleeves by heating yhem with a broomstick or metal pipe inside? The sleeve should cool straight, in theory. For the 'chimney' in some European countries it is supposed to be higher than the roof, also you lead it along the outside. Better check the local requirements first, may save you from all kinds of later issues

Im heating my house with pellets in a old castiron-stowe, and water hetating system to radiators - i hav a bulk system, gets filled by a truck blowing it in to the storage.... 4 ton at one filling - need two per year, in cold Sweden.... Bulk is usually cheaper and easier in th long run ....

Fortunately in Italy. from around April it startsto get warmer.In my apartment block central heating is turned off from april to october .so no heating costs for a few months.

It's a shame you didn't think outside the box & design a water distribution system that wouldn't stand out. Centralizing main lines with branches enclosed in casements & moulding works really well in historical Italian Villas. ❤️🙏

You don"t have to heat the entire buidling all the time. For rooms you don't often use you could think about IR heating. BTW maybe you could introduce your Dad to the YT viewers. 🙂

I say if you can’t afford to heat the entire house, your house is too big for you…..and I like taking 10-15 min. hot showers and I want electric outlets every 6 feet throughout the house….oh and air condition at 68-70 degrees at all times in all rooms…..😊

I passed on to check out leave everything and wonder you tube, they fixed water pipes using copper, the villa cost one euro and is 1000 years old
