Air bnb photographer in Tampa bay area market here- you are SPOT ON about the authenticity. I shoot on average 5 STRs a week and there are so many investors that load up a property with cheap stuff and do the bare minimum. On one hand, i want to bring those personal staging items for the shoots but, on the other, i feel like it is dishonest to add all these warm features, take them with me when i leave, and then have guest show up to a sterile and sad property. Im telling you, some of these properties are like hospital rooms. I know its 100% not my problem, but i always feel bad.

I’ve been watching Sean’s videos since I got on board the Airbnb train 4 seasons ago. My apartment on the 1st floor of a three story house has done well for a three season STR, in part because of the free advice given on his channel. It doesn’t have a pool or a gym is right in the road and has a somewhat noisy mill across the river but I have achieved Super Host and Guest Favorite status because I take care of my guests and I have made the apartment homey and CLEAN! I live upstairs on the second and third floor so I am readily available to answer questions, fix if needed, supply treats, or do whatever else might be needed. Thanks Sean! Even though I didn’t go in for the arbitrage side of the business I was able to use much of your free and helpful advice. I contacted you about 4 years ago - you can still come and stay with us in western MA if you like!

Hi , thank you for the video . I have a Airbnb home I occupy the second level of this property and only rent out two rooms with their own bathroom a shared kitchen and lounge room and also a swimming pool . I think the whole idea of aibnb was to experience life in someone’s home , otherwise you would just go to a hotel .

First i can say ive learned what i preach from experience. A coyple if my many profiles have battled negative reviews. The primary means of prevention are 3 fold. The right property, the right systems, the right local management. These three each have their own consequences. How they do is likely worth a video

This can actually be the real thing that Airbnb does. Until they make a determination on a case you are a slightly higher risk.

@@AirbnbAutomatedIt's a terrible thing to do to hosts when you have 14 other Airbnb's for example being shadow banned just because one guest damaged linens or whatever. The overseas customer service robots they use should consider Superhost status, time as a host, and over all ratings instead of shadow banning during the reimbursement phase!

I’ve been on Airbnb before the boom. I see how it got worse over time. Airbnb trying to side with host and/or guest which you really can’t do. Then their fees became outrageous. Which people don’t want to pay. Which made people go back to hotels. Not to mention everyone jumping on the Airbnb wagon like he said. Now you have triple the amount of houses which keeps prices down since there is more to choose from. I do agree that you should have your space as a home. We went with the cozy, charm cabin feel and people love it. My 2 cents. Have family and friends stay in your place first have them give you real constructive criticism and see what you need to add or take away.

I disagree that GenZ are authentic, or even crave it. It's hard to crave something you've never seen. They also aren't my core market so i'm not sure we need to bother catering to them - YET. The few GenZ who do stay spend most of the time making videos of the experience. again, this is not living authentically. I personally think the majority actually want to post FOMO content, so having the "instagram/tiktok" vibe is going to be key. But otherwise yeah, good topic and of course you always get a like and a comment! and you inspired me to take a few fresh photos today.

You’ll want to build a pricing strategy that is on sale all year for your worst months. That is a preventative measure. You’re not not going for profitability. You’re just going for loss prevention.

Potentially. It could be coincidental timing. If you cancelled within 48 hours of arrival, yes. Offset the underperformance temporarily with price

Having bots add positive comments to your video should not be necessary. Lots of them already here. But here is the truth. If you actually add all these "little things" to your properties, guests will ruin/steal them. Airbnb is TERRIBLE at compensating hosts for damage/theft. I cant even get guest to stop ruining window coverings. I'm not going to add any additional decorations/"little things". Considering removing laundry machines. Guests destroy even these extremely fast. Had one that ignored the smoking policy. Needed to professionally clean all furniture and flooring. Every stitch of fabric needed cleaned also. Airbnb refused the damage claim. Another guest ignored the no pet rule. They brought a dog that destroyed a love seat. Without a picture of the guest WITH the dog, Airbnb denied that damage claim also. It makes for an interesting video "add little things". But those all subtract from the bottom line and Airbnb will not compensate us when the "little things " are ruined/stolen. PS 75% of the positive comments on this video are bots. When you know how to spot them, it becomes insulting to the audience

Lots of content creators do it. FirstnameLastname#### Gives it away every time. Then confirm by looking at comment itself. Followed by looking at the actual profiles. You cant try to save face. But you cant lie to me. I know
