Appreciate the Alabama love, I do think you may be wrong about Mobile. Kinda high crime rate and I know people that are there that aren't loving it. On the other side of the bay different story. Fairhope , Orange Beach. Here's the best way to understand Alabama it's kinda like one big city Quartered it's why it doesn't have one big city but 4 midsize ones north /Huntsville covers tech and DOD funding, Birmingham is the industrial and medical the GDP financial power. Montgomery is the govt mobile is the port to the world. I'll conceded you could be correct as it's port is being heavily invested in if not mistaken it's currently the #11 largest and the #2 most heavily invested in recently. It's also deceptive looking at city populations cause Huntsville, Montgomery and Mobile are all less the 500,000 while Birmingham is around 1,3 million

Johnson City is great for the money. As the video said, has everything you need. Right by the mountains, you can swim at Boone Lake which has a beach and everything. Only a couple hours from Piegion Forge and Smokie Mountains. Very affordable really, you can buy a BRAND NEW home for under 300K. They are building like crazy here and the large national builder is selling homes under 300K for some and very low interest rates well below the standard (they buy it down) In OH these same homes would be in the 400's and no special promo rates. Oh and good medical care in J.C. with a great local university that specializes in medical.

Funny, I was trying to explain the key stats concepts of mean, median & mode to my gal last night as I was debunking the persistence "pay gap" myth. [In the end, I think what registered most with her was how my former roommates had banned me from watching the news back in the day, because I was yelling at the tv pointing out the lies. Econ major, so lies, damned lies & statistics were meat & potatoes of my degree...] Anyway, I agree with your use of the mean [average] home price, since as long as there isn't just a humongous disparity in the upper & lower home prices and a fairly even spread in the local market, that's likely to give the best picture. If the bulk of the market is doublewides but there's a country club that fills in for an alternate to Davos for when the ultra wealthy meet to plot the downfall of the world's middle class, then the average may be less meaningful than the median, but most of the time all the median is going to tell you is what price that exactly 50% of the homes sold were more expensive, and vice versa; not exactly useful for picturing ever changing market realities under Bidenomics...

As a long time retiree who’s lived in Flori-duh the things that matter to me are low crime, outstanding medical care and low cost of living. Folks put way too much emphasis on warm weather. Florida is a big disappointment as you would be surprised at how many retirees leave or like me are looking to leave. We don’t need jobs. We don’t have to worry about driving to work in bad weather so I thinks states like West Virginia would be a haven IF they would solve their crime and improve their medical care. If I was the King of West Virginia I’d make it a top priority and recruit retirees heavily.
