There is an issue though with public vs private argument. Many experts say don’t spend more than 25% of take home pay on a house under a 15 year mortgage. Unless you live in Missouri this won’t likely be possible in a great neighborhood with the better public school. We make 200K a year and that’s barely possible in Southern Nevada.

I personally would 'be emotional' and pay a certain amount more for a good view when it comes to purchasing my own home, and heres why: a good view in a desirable location is on it's own a valuable asset, it's not hard to find buyers who also would pay extra for that view if you want to sell the place. I personally held on to that property when we moved to a bigger house, and found that it's easier to rent out and attracts good tenants. we plan to move back to that flat when we are older and want to downsize, or to lend it to the children as a free start up home which is nicer than 99% of start up homes. So for us, this priceless view has made this property serving us very well, and the view made us very happy even during covid, we actually enjoyed lockdown with that view everyday, it was like living a fairytale, better and cheaper than therapy

Small tactical item- but avoiding HOAs can be another great factor alongside good local public schools when purchasing a home. The amount you save over time can be incredible. That said, understand the impact or value an HOA could bring and, if it’s important to you, and decide accordingly

I'm actually curious as to what value HOAs can bring as the friends and family that have to pay for one in their neighborhood complain of more headaches than benefits

Excellent video Tae. I know quite a few millionaires (I’m old enough to be around them) and with the exception of one, no one looking at any of their houses would think so. Or should I say not an impressionable younger person. And the nicest car any of them drive is a Lexus, and they’re usually about 10 years old.

Thanks Tae - loving your channel and approach. We (wife and I) just bought a house last year using many of these traits you mention. One thing I'd add to the "Stay Put" aspect is considering the age spectrum and what living in the house will be like in the long haul. We are very mobile right now, but had the house equipped as if we were much older when we might not have good health. Wider halls and doors, open concept, no stairs, stud/mounted grab bars, walk-in shower, etc. It's easier to do these mods before we need them. We could also someday have an elderly family member living with us so wanted the same approach to be prepared. We might never need these features, but it was a big consideration when fine-tuning our house buying for the long term.

The "good school district" resonates so much. We bought five years ago now, thinking that we could move into a better school district before our son went to school. Now we're shopping private schools as a way to buy more time while we find a home in our price range in a good school district in our area...

I feel sad that even though I am lnvesting, I don't have the brain power to dig through how each company is doing, is this a good time to buy stocks or not, my reserve of $450K is laying waste to inflation and I don't know what to d0 at this point tbh, I need solid data on market trajectory..

The US-Stock Market had been on it’s longest bull-run in history, so the mass hysteria and panic is relatable considering we’re not accustomed t0 such troubled markets, but there are avenues lurking around if you know where to look, I’ve netted over $850k in the past 10months..

I moved to another city for a new degree at 30 years old. I made no income, went into debt, and rented a 400 sq ft apartment with my wife. We quickly realized we don't need a big house to be happy.

Agree on private school vs public schools.. a good public school with a score of 8 or better is way financially better long run. For 30k a year what can a 2nd grader learn that couldn't been done for free. Put that money aside for a better future after they graduate in a mutual fund for growth .

The extra money for private schooling buys reinforced values and discipline, particularly at the secondary education levels.

There may be pockets of good public schools in certain areas but in general the public school system is not a good educational option. This is where I have chosen as a grandfather to offer to assist and even pay for my grandson to go to a private Christian school. A 2nd grader who has an ultra woke teacher with ideologies that govern what and how they will teach is dangerous to the child and can cause damage at a young age that will only lead to issues for the child and family. If teachers are going to ad an ideological background to teaching children I choose to ensure my grandson has a private school and teachers that have morals, values, and will help my grandson to focus his talents on learning the core subjects. Providing a private school education is not an expense but rather it is an investment in my grandson who I love dearly.

Agree. I would rather spend a bit more for a house in a good public school district than waste money on private school. I went to public school and turned out just fine, as did my kids.

The neighborhoods with the best public schools usually come with a substantial price premium. So according to Dave Ramsey and Tae Kim, on an average salary at 2023 home prices, you are to have a 15 year mortgage, no more than 25% of take home pay, and now we're supposed to be in a neighborhood with the best schools. Hilarious.
