What's funny is you guys were talking about unrealistic expectations and then Henry tells a story about how everything went wrong and he still made $20,000. That is unrealistic for 95% of the deals. Lol

A coupole of comments. I appreciate the way you put the blame on the investor when things don't go well with a contractor. We can all do better at holding the contractors accountable. However I think that you comment at the end about tenants being the customer and landlords being the service provider and therefore we are more responsible for the relationship holds true with contractors as well. The contractor is the service provider and I am the customer. They should be the one with processes in place to make sure that things are moving forward in the project in a timely manner etc. I do understand that as investors we don't have control over the contractor and so we can do things to help the process. Just really voicing that you were too generous regarding contractors. They are on the top of my list of things to hate in this field. Second comment: I would love a show talking about how to vet tenants. It is usually mentioned and always vaguely addressed as do it well and it makes a big impact on your business and your vacancy period but "well" is never defined.

I have a vigorous tenant screening process, and have had 0 problems so far. I'm sure someone will or could eventually slip by my xray vision...
