There are compliance departments that don't allow some lenders to issue LEs without a property address because an LE is a legal document. If a lender can't provide a Loan Estimate at pre-approval, that's ok. BUT, at minimum get a Loan Estimate from 3 different lenders once you're under contract.

Real Estate Agent here. This video is 💯 accurate. “Most experienced” is NOT always the best. I’m 2 years in and gain a lot of business from people who fired their agent they hired based on experience. Most the time those agents are indeed great in most areas other then the most important (IMO)…. Availability & Patient enough to listen & teach. Also, I avoid being a dual-agent because I agree, most the time it’s not in either of your clients best interest. Don’t chase the money, chase the referrals and repeat business by giving individual attention.

This was super helpful! I think another good point to maybe add though (only because I found out late in the game) is that some lenders have special programs for certain professions. I know you noted VA loans, but there are certain loan programs for physicians/residents/med students, attorneys, various medical professions (PA, NP, CRNA) etc, often offering lower downpayments and not requiring PMI. And even if you aren't licensed yet/still in school you can qualify for a lot of these. Super helpful for those of us that still want to buy a home but have accrued large amounts of debt from being in school forever for some of these professions!

All I have to say is that this video is awesome. Helped me realize that I was truly not ready when trying to purchase my home a few weeks ago. It did not help my case that I did not follow my gut and fired an incompetent RE Agent when I should have. Learned a lesson the hard way.... lost a home I had my sight set on. I am over here taking notes and studying your videos like a college student the night before finals....LOL I also appreciate the collabs you have with Javier Vidana and Jeb Smith. You three are a powerhouse in this industry and I am pretty sure that armed with this knowledge, I will win my next offer in the coming months when I decide to step back out into the housing market after strengthening my finances more. Some real-estate agents are worthless, their main goal is their commission, they can lie too you an tell you that they're on your side, that's a big lie because: why is there a buyer agent when the seller pays commissioner to both agents. That does not make any sense. Both agents are in the field together, they know each other and money is in the middle. A so-called buyer agent will assist the seller to bump up the price, so that their commission can be increased. speaking from experience I learned my lesson the hard way

Make sure your Notary is familiar with the Closing Disclosure(CD), Note, Deed of Trust and your Notice of Right to Cancel. Those are the big four. You'll also want to know your APR and Escrow amounts so make sure they clearly explain that at your Closing. There will be different disclosures based on different loan types etc. but most of it is really basic to understand. Great video! This is the best video that details the entire process that I have found.

This is Good information. I’m backing out of a house after inspection. Radon levels are high, mold, electric, the roof, plumbing needs repairs, mice, and frass. It was raining on inspection day and the house was leaking in the family room. I’m so glad I went with a good inspector and not who my agent recommended. I did have to pay more money for the mold test and radon, but so glad I did. The house looked good but I know nothing about houses. They won’t go down or give any credit, so I’m pulling out. I won’t be able to afford a fixer upper at top market value. I just wish I knew what I was looking for before I make my offer.

Rates were 0.125% higher and fees are higher than a lender I found here on KZbin. I need to ask both lenders for the estimate to compare side by side. KZbin lender provided me with a quote quickly but I think estimates will make it much easier.

Just one question here- at what point (if any) do you tell the other pre-approval lenders that you're not going to work with them? Do you have to tell them at all. Thank you thank you thank you for this wonderful video. I'm just now watching this in 2022 because I am about to buy my first home with my husband, and even though I kind of had everything down, the whole process was still overwhelming and gave me anxiety. My husband, having no idea about the home buying process has even more anxiety about it. I think if we sit down and view this video together, I believe we can both make it through feeling confident with our purchase. Thank you for being so detailed and reassuring throughout. God Bless

Very informative. We have been saving to reach the 20% down payment for a home in the 250K range. However, the forecast continued increase in housing based upon the median value of $300K is 15-17%. Works out to about 45K increase this year alone. We save a bit over 12K a year. Impossible to keep up with increasings costs. Looking like 10% down is more realistic. How would lower down payment effect monthly mortage payments?

You will have to pay for mortgage insurance if you put less than 20% down. But it’s not that much. I know mine is about $100/month on a $200,000 house.

Wow your the king of loan officers with such professionalism because the loan officer I had this year really suck at communication, he would never answer our calls or texts so we decided to wait again until next year plus the market is to much for us and decided to wait and see. Wish you had a twin in Florida because your on point and we love your videos because it gives us so much info and clarifies alot. Great video 😁

This is great content thank you! One thing to avoid surprises I'd recommend pulling your own scores first from myfico to see all 3 mortgage scores . I believe most lenders take the middle mortgage score from the 3 bureaus.

This is one of the best videos about this whole process I have ever watched! I’m planning to buy a house at a different state after I retire so I have a few questions about that. I hope you can answer or maybe do a video on it. Questions: should you apply for a loan before you retire or after? If I apply a little before let’s say 6mos or a year before retirement, do I have to disclose that to the lender? Do I wait until I’m retired to do the whole process? What are your recommendations based on your experience, about people buying/moving to other states? If a real estate agent is recommended in the new state and he/she is recommending a lender, should I go with that lender and do both? Meaning let her find me a loan but I also apply to banks on my own? Is it better to go with a bank in that state? I hear that some local state banks may offer better deals, but are they safe? I appreciate your response. Thank you!

Hi! For the answers: 1. You can do it either way, but if you think your salary is much higher than what you will get from your pension, apply first before you retire. They will compute your DTI, remember. 2. There's no need. Also, they cannot deny borrowers. We have this act called Equal Credit Opportunity Act. It prohibits discrimination against borrowers. 3. Same as number one. 4. Moving to another State should be well planned. I will add it to my video ideas list so we can discuss more regarding this topic. :) 5. Yes, you can do that. As long as that real estate agent is trustworthy. :) 6. You can also do my advice to check all three major lenders and weigh which one is better. :) You can also check my other videos for more information regarding FHA, Conventional, and USDA. I think pre-approvals typically have a shelf life of 90 days. You don’t want to get it before you’re actually ready to purchase a house (e.g. have a down payment and closing costs saved up), and once you do get it, you have 90 days to use it.
