Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800k to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

I with my family used to live in a part of North Las Vegas (a separate city from Las Vegas) that was flat on the borderline between the 'Cryps' gang and their rival, the 'Bloods' gang. Sitting in my 1890’s built house in a Suburb of Rochester, Spencerport. The secret is Rochester gets a lot less snow than Buffalo and Syracuse. It’s like there’s a little bubble around Rochester. We’re close to the finger lakes and there are a lot of vineyards and distilleries. We moved back here from Columbus, Ohio. The winters can be cold, but the summers are awesome. (Maybe a tiny bit humid.)

@@WorldAccordingToBriggs Surprised you didnt mention Columbus Georgia. North Columbus has a good crime rate unlike Southern part of Columbus. You can still find excellent condition 3 bedroom homes for a hair over 100k in a nice low crime area. Also no matter where you are it's no more than 15 to 20 minutes drive to wherever you need to be.

Yeah, and they are all in places I wouldn't live even if they paid me to take a house off their hands. For example, several of the cities listed in this video (such as Youngstown, Ohio and Rochester and Syracuse, New York) are known for getting tons of lake-effect snow. If you have ever lived in a place that gets tons of snow, you know what I mean. I wouldn't even consider living anywhere east of the Great Lakes.

Fort Wayne is a decent place. If you’re from a big city and love big cities you probably won’t like it. If you’re from a small town it might be enough city for you. Briggs is pretty correct in his assessment . A lot of people who bought a home 15+ years ago are finding their untouched property is now worth 80k+ more without any changes. A lot of these houses are going on the market. A lot of them have good bones though compared to the local new construction - which is expensive and lacks quality and craftsmanship. The downtown area of Fort Wayne is relatively small and does have some beautiful homes though. They actually hold a walking tour each year where owners can showcase their historic homes and the way they’ve preserved and updated it. There are also small towns surrounding Fort Wayne with equally as affordable housing if you are someone who wants country with a city nearby. (15-20) minutes away.

They are suspiciously cheap because this is just the city real estate, not the metro area. I live in one of those cities. It frequently shows up as one of the hottest metro markets in the US. In October we are averaging 14 days on the market with 75% selling for over asking price. This is not meant to say that you're wrong for listing my city. It's meant to show that a narrowly defined criteria can be misleading.

I definitely think Scranton is worth looking into for anyone looking for a cheaper house. I lived about a half hour outside of this city for 2 decades and it's really a great city with a lot of history. The Office part of it is fun too. There are great places to eat here and lots of good shopping. I've always had a lot of fun in Scranton. Oh and if you love parades, check out their St Paddy's Day parade. Last time I went out later over 5 hours. It was fun!

I really hate that people use average instead of median. Million dollar houses really throws things off. If you go with median really high or low house prices don't make much of a change. The Us average and median house prices in the US is off by a huge amount. What I would like to see are the diamonds in the rough. Low crime, some job opportunities, OK schools, some things to be able to do, basically no reason that you wont want to live there but no one is moving there.

If you're the average Joe you'll look at the same places the other average Joe's do, and the prices will reflect that. But if you're more the peculiar type, that may still be possible. Say you're an outdoor freak or have some other particular preference that goes against the grain. But I don't think most people can handle that, they'll be too remote, be paid too little or have some other killer criteria that isn't being met.

I used to travel to Rochester for work. Outside the city there are some pretty neighborhoods, pretty in the summer. Gross in the winter and depressing. Downtown not so great, but there used to be a restaurant called Dinosaur BBQ and it was great.

I was in Ft. Wayne this weekend visiting family and my Uncle was trying to convince me to move there. So I did look at houses just to see and while I could get a house of the same size as my current for about $100k less most of them were also incredibly old and run down looking like he said. The new houses of similar size were within $20k of my house some above some below.

You want cheap homes in a strikingly beautiful place, check out Eastport, ME. Low crime and water on three sides of the town. The only downsides are that the winters are a bit snowy and chilly and of course you don't want one of those pesky jobs to mess up your free time. On the plus side you can get a historic early 1800s home for $100K or an actual mansion for $350K Bangor, Maine isn't much more expensive..

@ You might be using a different source. The USDA Economic Research Serve defines high poverty as 20% of the population and extreme poverty as 40%. There are also a lot of people that aren’t considered poor because the definition isn’t realistic. The Economic Policy Institute also has some interesting stuff in their Data Library.

The town that I live in has all of the ones you mentioned beat by a mile. You can buy a house for under $75,000. According to the stats it is a buyers market here. We bought our 2 bedroom one bath house for $6,000. Last year the 2 bedroom one bath house plus the one bedroom 1 bath rent house next to it sold for $3,200 for both.

You hit a lot of cities with Lake Erie effect snow. Rochester does actually have some nice areas and the snow is so bad the city snow blows the sidewalk for you but yes these cities will probably drain your pocket book. NY taxes too much too, electricity through the roof.

You talked about Youngstown.boy do I know that. My ex worked at mill when they closed. Youngstown has gone from steel mill town, to drug center. And trust there are a lot mire house in the teens than I eople would think. Only thing is most neighborhoods are not good places to live. I am 73 and every house that I lived in growing up and where my grand parents lived are all gone now but one. It's because there are so many meth house that have cause them to burn down. That's why I don't live there anymore .

It's a real shame. I lived in Akron in the 1970s, and knew several other cities on this list. In those days, they were all nice towns, but you don't want to see them today.

Uhhhh I've been in Rochester for the last 30 years and NO, it does not "snow all year", nowadays you're lucky to see 3 months of snow. And it'll be a foot or two, not like Buffalo that can have 7+ feet of snow in a week. The summers are beautiful, peaking around 90 degrees and going down to the low 70s at night.

You could also have listed cities in Texas like Wichita Falls, Lubbock, Laredo, Waco, Corpus Christi, Brownsville, etc, all of which have average home prices lower than Fort Wayne. All of these cities are larger than Erie, PA.

Small towns are a bargain, without the violence. Yes you have to drive 30 miles to shop or work, but that's only 40 minutes with little traffic. You couldn't pay me to live in one of the cities you mentioned. Drive a bit south of South Bend and find a great place for similar money.

I’m curious, though-are these prices sustainable in the long run, or are there underlying factors that might make these areas risky investments? Are there specific neighborhoods within these cities that are more stable for long-term buyers? I’d love to hear your thoughts on this!

NY: The heating bills and the property taxes are cost prohibitive in the long run. The sales tax is high too. (I grew up in small town in between Rochester and Syracuse)

I live in rural Alabama and paid $39k for my house. Put about $15k into it and its perfect for us.

At least in Wichita, the barbecue is not too shabby (Hog Wild), McConnell AFB is nearby, and the rental housing is very reasonable 👌

Usually high crime, nothing to do for cultural amenities and other problems like education and healthcare lacking quality. Anywhere there’s a beach or especially mountains, you’re looking at $700-800k
