I'm a Real Estate Broker with 10 plus years in the business always looking to build a business and that's why I got my license. I really don't care for it. I have listed homes for builders over 2million in Houston, and listed an 5 million dollar apartment complex. Now its time I take my money and invest. I have paid cash for a house and made money just because it's Florida. Great Channel. I'm a full time stock trader and was in Bitcoin at 600. Still pushing to hit it big. I do own a staging company as well and just flipped our furniture on the last two projects and made money. I like the idea of selling furniture I just don't see alot of money in flipping regular furniture. Maybe extreme high end.

1. Look at the price of similar properties. 2. Factor in differences that you can calculate. 3. Try to factor in differences you can't calculate. 4. If your buying to invest-figure out if its worth the investment. 5. Work out how much itwould cost to build from scratch. 6. Ask a real estate agent. 7. Ask a real estate appraiser. 8. Ask a property valuation website. 9. Listen to what the market tells you. 10. Exploit the fact that people don't know the market.

There’s great real estate websites where you can track historic rent prices and the mortgage estimator! I would personally just spend a lot of time walking around the neighborhood and see who keeps moving in and out

Hey guys, realtor here as well and I saw you guys ran the comparison method at the beginning. One thing I saw was you guys have a dollar for dollar ratio for the swimming pool. You said find out price of pool then add that to home value. I’ve found this not to be true at all in my local market. Maybe in bigger cities but I’m in Delaware and pools dont add much value even though the price you pay to put one in may be large. Decks add value.

I agree real estate is a COOL investment but.. Things could change in FUTURE like 3D printed homes which could bring the price of a house DOWN. And UNIVERSAL BASIC INCOME could impact a lot and everyone would be having a place to LIVE. So INVESTMENT in 3D printing tech would be a good move. The price of LAND would RISE for sure. So there's going to be a good change in REAL ESTATE in FUTURE

There are other unpredictable drivers of the market. COVID-19 for example. Houses in cities are decreasing in value, while those in the suburbs are increasing. People don't want to live with in cramped spaces anymore. Homes in NYC and London have tanked in value in the past 6 months. This you could not have predicted.
