Exactly. Before we bought our most recent home (valued at about $750k usd now). We already had our offer prepared. Seeing the place was just a check in the box to see if the seller was being honest. Another thing you find with high value homes is that no one is trying to hide anything just to make a sale. If there was foundation work done 5 years ago you don’t have to dig to find that out, they will have all the information ready for you. They don’t want the chance of anything coming out that makes the buyer walk.

Missing here is commentary on the purchase of run-down buildings with intent to renovate them (fixer-uppers). This omission is probably because the super-rich don't want the managerial overhead of overseeing such renovation even if it is a good investment and because they know that such renovation projects tend to lose money unless the owner does some of the work personally. Too bad Alux didn't mention these points.

But a truly wealthy person will buy because it suits him/her, of course they will negotiate a bit over the price but when choosing a home for family or personal purposes, likability comes first. They can afford it. Perhaps too, someone who has made their fortune in real estate might see this in a different light. After all Larry Ellison recently purchased a property for $80 million and he was rumored to be demolishing it, a false rumor, he’s not demolishing it, but price - even in something you plan to have extensively renovated was irrelevant.

Every single one buying a house. Here’s why. My home cost me $600,000 which I bought using an LLC. The LLC took out a mortgage on the house to buy it as an income producing asset. My rent barely covers the note, insurance, and taxes so there is no profit from rental income the LLC has to pay. On top the LLC takes depreciation and tax deductions on interest for the mortgage as losses, which offsets almost $60,000 a year in profits that the LLC makes from other income streams. This is why super rich people don’t own their homes, they rent them from companies that they own.
