While we at school want to know if we qualify outright, these lenders don't care about me having a job at local grocery stores. What are our options before we get that dream job, you know.

Thank you for watching! That's correct. If you need to use rental income to qualify, you will need 6 months of PITI (Principal, Interest, Tax, and Insurance) in assets.

Can you do this loan with first time home buyer grants?

Thank you for watching! The short answer is you can use grants with the VA Loan. The long answer is a bit more complicated as it will depend on how the "grant" is structured. Recently, I helped a Veteran purchase a home where the state gave a $25K grant, and they stated it could be used with a VA Home Loan. Unfortunately, the VA did not allow that grant because of how it was structured. Normally, when you search a Down Payment Assistance (DPA) program through your city, county, state or national program - it will state if it can be used with a VA Home Loan. Note - the DPA program will overlay the VA's loan parameters. For example, the VA primarily looks at Residual Income to qualify, whereas the DPA looks at a max DTI. So you can qualify for the VA Loan but not the DPA, for example. Normally, DPA's have an income, credit, or geographical restriction. Some programs also require a lender to be signed up with that specific entity. Hope that helps.

Thank you for watching. You won't be able to use the VA Loan directly. If your father buys a house as a primary residence, puts it in the trust, and makes you a beneficiary, then it would be a way to use the VA loan.
