Personalized cold messages work like a charm for me. Find business owners' social media pages, find their emails, compliment their social media page and offer to put them on a live-updating email listing search. This method gets me the best leads out of any of my personal lead sources, though I'm not a realtor. It'll still work for you though if you're patient and if you put in your full effort.

You can’t target on Facebook like this anymore unless something had changed; once you mark the ad as for housing it eliminates those filters to specify demographics or age so as to not violate fair housing laws. If I’m in error please explain

That's correct, you can only target with interests. To be fair though, you can upload a list of homes at higher price points to attract buyers at those numbers, so there kind of is a way around it although it's less effective than the old demographic targeting.

Unfortunately FB just changed their policies with targeting etc. We'll find a way around it !

Yeah it was a few years ago, what I'd do is offer a list of homes at a higher price point so the AI can optimize the ad to be displayed to people interested in that price range.
