I always go over closing costs with buyer clients. Get a good app like the fidelity title app to show buyers exactly what they can expect. 3.5 - 4% is a good rule of thumb though.

Big red flag 🚩 first get your client pre approved to buy a home - then you start shopping for homes. With a pre approval - you know exactly what your client can afford and gives you a baseline on what (price) homes to look at.
