Love everything except the rich are still snapping up these affordable houses for investment properties. Taking away a chance for an person and that's part of the reason we're having rent issues across the nation. She doesn't live there so she doesn't really care who lives there as long as they pay the rent. While the actually home owners around the renter suffer through their rude actions. Make it for home owners ONLY! No investors!

I agree. Nothing like home-ownership. Even if a small house, it's wonderful when YOU own it. This builder is doing a great work. I hope that many minorities get to own one soon! It really helps a person's self-esteem! Good luck. Next, I want to see many of duplicated across the country for all people regardless of race. I can visualize singles having a chance to have their own home, seniors able to downsize to such a community, and have that concept of community once again in this country. Available to all!

It's the same down here in hot ass San Antonio Texas, tiny home should come with tiny price, why would someone want to invest in tiny home when they can get a bigger home around that same price. I just don't like how things are goin on as far as people not being able to afford simple decent housing.

I first heard about tiny homes in a 2015 documentary the cost was about $45 - $50,000 some people were putting the homes on farmland or waaay back on someone's land that had a lot of acreage and pay the land owners private lot fees...then the government found out and started making a big hoopla about the way the homes are NOT up to safety code...complaints about Plumbing/ electrical/ hazardous materials etc. the next thing you know less than 10 years later, these tiny homes are costing $90,000 and up🤯😱and the size isn't any bigger than when they first came on the scene...NOW THAT'S CRAZY!!!

180,000 to 230,000 is still way to high for what they get and then add insurance and property tax to that. I feel that if they were to reduce taxes and do away with insurance that the price of housing would come down. Everyone has got to make money on the sale. Let's now have 50 year mortgages. Exactly! Those houses at 400 sf can be built for $40,000 at $100 psf with subcontractors. He’s overcharging and “overpriced.” Georgia and Florida are not California. Here in LA, I can get built at $80,000 ($200 psf, lower end). State of California allows owner/builder up to 4 homes.

I ran this past 2 ppl close to me that are relators and they both said that THIS is the market in Atlanta ... if it was an 'unconscious developer' they'd be more .... the novelty of their size makes them a bit lower in price and also makes them a bit less valuable to the general real estate types ... that was my friends opinions, if you have information to the contrary I can respect that!

For anyone asking or saying that others outside of the Black community should be able to purchase these homes, the answer should be NO for this first sub-division/community. This is located just south of the Beltline, where many have been displaced by gentrification and will continue to be affected well after the Beltline is completed. I would hope that the surrounding communities would be given a priority but the fact that they have already allowed investors to purchase is going to make this pointless if these will just turn into rentals.

500 sq ft for $230,000 ? Common now, before people start praising him for doing a great job, they need to do the math. If his mission is to genuinely help the black community, the prices need to be more reasonable than that. I feel this is a case of a black man taking advantage of his fellow blacks. I know he’s in the business to make money, but he’s actually charging more than the developers who build 2,000+ sq ft homes.

230k is cost of homes outside atl and definitely would not be micro sized with or without micro size with ..nicely appointed amenities i though prices would've benn 100k 😊for tall window nice lighting and 800 square feet of living space 😅

190k for 335 sqft? No garages, 210k for 410sqft. That is over 500 Dollars a squarefoot. Good on the investors for making a huge profit. I would not consider this affordable housing though.

These homes should have a typical 8-9 foot ceiling to lower the costs. This alone will make it more affordable. Leave the 12 - 16 foot ceilings for luxury homes. Don't be fooled. 12 -'14 ft lumber is much more expensive.

I've found builders here in Georgia and Florida that charge $175-$200 a square foot and my proposed house is only 400 square feet which will make the house about $70,000 - $80,000 and the 2 acres of land cost about $80,000, so this is not what I would consider affordable housing. Also, I can subdivide the land if I choose to, sell it and make some of my money back. Also, they are allowing investors to buy the houses and rent them out, so how is this building community? It's a no for me, but if it works for them, go for it.

The problem with the whole tiny home concept is the high price per square foot. Overall, they are a poor value. I'm all for going smaller, but if the cost 75% to 100%+ higher per square foot, what is the point? Property taxes won't be any lower than any other house at the same price point. Huge markup.

He DID what I was UNABLE to do when the SEC qualified my $50 million dollar real estate stock fund (RegA+ Tier 2). CONGRATULATIONS💯👍🏿🙏🏿. I’m so proud that other Blacks are dedicating themselves to the plight of affordable housing. However, the developer is way OVERCHARGING for a 400 square feet home. For example, my 600 square homes will sell for $100,000 in Atlanta and 199,000 in Los Angeles based on Cost of Build ($75 to $275 lower end). In Atlanta, you can get a 400 square feet house built for $40,000. @ $100 psf. So, his markup is 3x to 5x. Georgia law allows you to act as owner/builder if less than 1,000 sf with qualified subcontractors.

@@latonyalee7821 Your point well taken and respected👍🏿. You are absolutely RIGHT 💯. There is no way in hell I will pay a contractor in Georgia or Florida over $100 psf to build. In California, the lower end to build is $125 up to $300 for a 600 sf. But it’s CA! My goal is to hire a lot of Mexicans subcontractors and get it built here in Los Angeles from $100 to $150. It can be done because you subcontracting all the work instead of using a General Contractor. And, they do a damn good job!
