Dude, just discovered your channel. Love your vids and fellow Canuck who grew up in Montreal. My older kids are following your channel now as well (15, 17, 18, 19 years old). Greetings from Canada. Did not know Da Nang was so large - close to 1.2 million people and growing at 2.7%/year. Thank you for the condo tour. It was very informative. I am curious as to what the level of maintenance for Condos are like after 5+ years down the road. I heard in Thailand that is a major Condo complaint - lack of upkeep.

congratulations on the purchase. I personally would have a hard time buying a condo property in a country where I don't speak the language or understand the legal side of the property title/property management/tenancies, etc.

The thing is.....it is extremely attractive to invest in VN - for the price, location and the flashy property, The downturn is ...and I bet you that you have not even look at it... When you sell it... you won't get much return profit... because new apartment are being built everyday.... AND how are you going to get the money out of the country.... It is VERY EASY to transfer $ outside into VN for investment.... but To take the money out of the country .. the government put a tight control on the outflow... speaking form experience...My uncle could not take his $ out... he had to transfer $ bit by bit by relatives... or an European person... may be OK because they dare not to touch ... but for an Asian ace like you ..tough,,..even tougher if you are an expat VNmese

One concern about apartments anywhere is the maintenance of the building. Over time the building will age and with neglect it will deteriorate quickly. Aging and neglected Plumbing will be a problem eventually.

Congratulation to you because the government has just adjusted the price of vietnam land and real estate so the price inrease 10-20% depends on location. Applied since May this year

very nice view for the price. I'm planning to buy houses that has red books in Da Nang in about 1.5 years as my wife is Vietnamese. Apt doesn't offer red book so I didn't consider it as an option but if its value for money is so high then maybe i can consider these kinds of apts.

@@maidoanthiquynh1385 Here are some reasons I think houses are better: - Most Vietnamese would only want to buy a house, not a condo/apartment. - One can put solar on a roof or top floor. - One can build/extend on a house but no a condo - One can do some kind of business in a house even if it's a an alley Because of those few obvious reasons, houses tend to appreciate more. Having said that, living in a condo like this one would be more enjoyable than living in a house (assuming it's not a villa). Personally, I don't think the return is 6-7% as he suggested. I think it's more like 2 to 4% after you factor maintenance/vacancy. Appreciation is hard to predict but I think these type of condos are only attractive to foreigner so I wouldn't bet on it.

If you aren't vietnamese like most Asian countries it is hard to think of buying a property if it is not yours completly and you are free to sell to who ever you want - if that doesn't exists better to rent

Great content - super informative. But a few questions pop up: 1. You say you bought it 2 years ago, but in the past 2 years real estate prices have skyrocketed in the US (and many other countries). What would the price on this same unit bit for any of us trying to buy today? 2. There is no debate about the views, ocean, beach, mountains, super cheap cost of living in Da Nang and so many other cities... but how do you get to live there longer than a 30 day tourist visa? What if one of us wants to buy that same condo, but we don't want to own a business or teach ESL? How do you get to stay and enjoy living in your new condo long-term? Thanks in advance for your answers!

With Covid, the price has remained flat so it's still around this price, maybe even cheaper. When I bought it, there was a 3 month tourist visa and I was planning to stay for 3 month time periods while I travelled around. It was a surprise to me when they changed it. You're right, the only way is to start a business, or marry a Vietnamese person. I have a feeling though once covid is controlled Vietnam will open themselves up more to scenarios like this.

Even now you can only get a 30-day Visa I love the apartment I'm married to the Vietnamese and I'm actually looking to move to Da nang. Can you tell me exactly the name of the complex there? if the prices are anywhere near the same I'm extremely interested. Personally I think your numbers were a little bit off as far as the rental and you probably are aware that by now you're renting it. Also as far as rental yield in Vietnam my understanding it's one of the worst places. All the expats I know so you don't buy there you just rent cuz rent is so cheap and purchase prices are so expensive. However I will say your unit seems like a pretty good deal for the price.

HI Chris, great video on the property. I was planning to purchased 2 bedroom unit in Monarchy Da Nang and pull out last minutes in October 2020. Just heard a bad news that the government shut down the condo and remove everyone from the property due to illegal building permit and others. Have this been resolve yet? . Thanks

I went to Da Nang 2 yrs ago and had the same thoughts, ocean, mountains (hai van pass), river area. I thought wow this is like Phuket without the tourism established yet (not many big brand hotels yet). Would love to hear more on where you shopped for RE there and how you evaluated deals.

Yes I love it here! It's amazing. I recommend finding several realtors at different companies and seeing what they have to offer. My realtor is no longer working she's on maternity leave, but I had good experiences with CVR Realty as well and it's run by a foreigner.

The visa situation is weird right now due to COVID. I've just been extending it every month, costs about $50. I'm sure it will change a lot once borders open up!

@J D Not true . Ive lived in Vietnam for 10 years and have seen many properties ( condos) the price for foreigners is exactly the same price for the Vietnamese. There’s no difference, but you can bid on that property like everywhere else . Most of the other things you buy in the markets are a different price for the foreigners , unless your a regular and they know your not going to be pay foreigner price. It’s a buyers market right now , thousands of apartments are for sale here in Nha Trang .most of them were Russian owned .

Hello, I wanted to re clarify a statement you made here. I was under the impression that only foreigner could sell his apartments to other foreigners but you did mention you could sell it to a vietnamese person. Thanks! also was this already pre-built and you were given a pink book?

Nope foreigners can sell to a vietnamese. But a vietnamese can't sell to a foreigner. It's a weird rule. It was not pre-built, and I'm still waiting on the pink book.

great question - it isn't too bad actually. I tend to leave every couple months for some kind of event anyways. It's so easy to travel around asia.

Read the contract closely and double check it if you need to. I think Vietnam condo/condotel type of complex is 50-99 years "land" lease. So you only technically own the apartment for 50-99 minus the time they used to build up the complex. I would consider this type of place as a long term timeshare instead of an apartment type like in the US. I wouldn't trust them (the owner(s) of the complex) about the renewal after land lease expired.... you're at the mercy of the owner(s) of the complex. Play your own game on any investment.

@@WealthAwesome I plan to buy at this location during the early stage of phase A but back out because of that risk and renting instead. Da Nang is nice small beach city. I love it much more in 2000-2010 period because of my taste for small city. I'll come back once the international flight is open again. Enjoy Da Nang and stay safe with the Covid-19.

Maintenance fees are very low, like $30 a month or so. Extra charge fees are pretty rare, but repairs are cheap as labor is so cheap in vietnam. Rental price now is a bit tricky it dropped a log during COVID it should hopefully pick up back to $1,000 after travel is back to normal

@@WealthAwesome Thank you, yeah i visited Vinhomes Grand Park in HCM district 9 and to be true i was very impressed... I don't like vietnam especially, but a fact is that young generation of vietnamese live for the money... they think of money all the time and, even if it not fits with me : money goes with high standard of living... i think then buying a flat in Vinhomes Grand Park might be a great opportunity (I call this residence : the 5 stars residence) :) :) :)

What makes you think that there is going to be no cost for a new lease . This is a very gray area as Apartments are a relatively new thing to Vietnam . In the UK no one in their right mind would buy an apartment with such a short lease.

I understand that, to mitigate this risk, If you sell to a vietnamese citizen, it's no longer a lease and they own it.

Can I ask you whether apartments in Da Nang, and in Vietnam in general, accept payments credit card like a Visa and Master card or do we have to get cash from ATMs for rent and utilities payments?

Vietnam in general is a very cash heavy country. Some landlords will accept a bank transfer, so you can open a bank account as a foreigner I believe still at Sacombank. What I do is transfer money via Wise to my Vietnam account, then use that to pay whoever.

I would not recommend this - the vietnamese police can be very strict, plus many apartments would not allow this.

I am not sure if I understand correctly.... Are you saying that you spent $120 000 but legally you are owning only 30% of this apartment? Who is owning 70% of your apartment? .... If you become Vietnamese citizen (cca. after 5 years) can you own full100% or you need to pay for those remaining 70%?

Hey Nate yeah it's insanely low. I spend less than $1500 a month here and live a very comfortable lifestyle (eating out every meal, many trips, beach life)

It's easy to bring money into Vietnam, a bit harder to get the money out. You have to prove that you are sending it due to sale of the real estate.

You are obvious clueless. Monarchy has issues and units cannot legally be resold now. This guy who bought is a fool. No one can own property in Vietnam, not even locals. Locals only get to lease land. Foreigners can only get 49 year leases on condos. Rental yields in VN are small. Much better to rent and invest the money you would have wasted buying in the stock market.
