Here's a clue , national builders never have the intention of building quality ANYTHING. There is an easy fix , no further building until previous builds are repaired and approved by the buyer.

We bought a Meritage home in Rancho El Dorado.... nothing but problems, damage, and shoddy construction. Meritage sucks.... you've been warned!

Bought a home in homestead, all the people working here were one or two men subcontracting companies. None of the them showed up on official vehicle. I do not even think the were even license. The worst was the landscaper.

Here’s an example, the job requires 20 bags of cement, workers go we can just use 18 and keep the two extra bags, and they have virtually no supervision

After the crash of 2008 so many skilled craftsmen were out of work and then retired, without getting to share their knowledge with the new workers to teach to. There are few skilled workers left.

no problem is 80% of work force is from south america.... and all the fixtures and hardware is from china............people are being pushed to hurry hurry hurry ... "how many nails did you put in that board uh, three, that's two too many,,,, hurry hurry hurry".....................................

I call these overpriced new homes Plywood Mansions, because they are basically built out of plywood and aren't meant to last , not to mention skill & craftsmanship have sort of died off.

Plywood lol. I would love to have plywood on my roof, walls, and floors. Houses in Arizona are built with OSB on the roof and floors and nothing but foam and stucco for exterior walls. No sheathing.

The problem with new homes in Phx metro is poor insulation, so your A/C runs 24/7 in the summer, the homes will not hold the cold air in- escapes through glass doors, etc in other words- pourous areas; the homes do not "seal"; same as heating in the winter!!! You have to build a "custom" home here to get good construction- expensive!!!

This is not something new. This has been happening since the 80's but it got terribly bad in the mid 90's when housing market took off like a rocket.

You are just figuring this out? These stuccoed chicken coups have always been trash. Everyone here is a self-proclaimed builder and you can practically get a contractors license at a drive thru.

The quality sucks, my buddy has a house from the 1950s that is more solid than my parent's 2005 house, and modern new houses built in 2018-present have the appearance of being built better but start falling apart even faster.

I haven't read any good things about DR Horton, or most big subdivision builders for that matter. I wish people would read reviews and complaints for these builders before buying. They build these homes so quickly with cheap materials and methods.... put some trendy PVC details on the front and a trendy open kitchen with 3 pendant lamps and people are like wow... I want it!

It is a pity, but you really do need to research these manufactured housing developments. I'm glad Phoenix put a stop to so many of them.

These homes are built in the same quality as an apartment complex. I do not know why people think buying a house that is identical to their neighbors would be of quality.

Guessing this is DR Horton, they have a reputation for poor quality, and its nationwide, use to live in Goodyear, now we are south of Atlanta-moved to family health issue, but DR has a bad rep here also

I’d bet $$ that the construction workers hired via the housing developers; most of them have an 8th. Grade education equivalent. Ergo the problem.

This doesn't have to do with the houses but those brick walls around the house are completely hollow there is so cement and very little rebar holding it up you could literally push your own backyard wall over 😂 love Maricopa lived there since 2008 off and on

Most of them are sinking now in the older homes and are a costly repair. Party walls are a pain to deal with to get everyone to pay their portion

Of course, D.R. Horton isn't the only national homebuilder building garbage and charging a fortune for it. There are others. But as long as they can trick people into buying, they'll continue. We believe in small government, remember? We believe that government is the problem, remember? We believe that regulation stifles growth, remember? That's what we voted for, folks. That's what we ALWAYS vote for. If you don't want to be cheated, move!

Pulled out of my new home build with Richmond in Maricopa in Dec-2022. I could not believe how bad the workmanship was and the lack of concern by the superintendent, nope, new home build's are garbage sadly.

Agree! I live here and want to leave. A few more years. Avoid Phoenix, Goodyear, Avondale, Maricopa County. Just bad businesses here. This is the place to come if you’re a shady business person.

I remember when Maricopa was all orange groves. The orange groves were better. Maricopa is a textbook example of everything with endless slap-it-up, cookie cutter, urban sprawl.

Classic examples of self correcting free market capitalism. This is an example of why no one should trust companies to police themselves. Remember, building codes are minimum standards, least best and especially in tract homes, it's all about the low bidder, that includes not just the design, construction practices and materials used, it's also the cheapest labor. This all combines to create one of the worst overall scams in the US. All construction is a minimum standard, so is the after sale customer service. Unless people decide to regulate corporate greed, well, learn to deal with reality. Anyone in any aspect of the construction industry knows it's all a facade on the quality issue. Arizona is hardly alone on this subject. However, Arizona political mindsets will never actually address the issue. Enjoy your brand new overly priced investment......

All the new construction in the last 6 years is trash. Falling apart on move in day, taking months to years to get contractors to fix their shortcomings and mistakes, refusals to do so, all at the expense of the home owner. If you want the american dream, AZ is not where youll find it. Its literally just the mirage of an oasis in the desert, once you get close it all evaporates.
