I am 53 and retired at 50. 1 thing I did do to retire early was to get out of the 401K and IRA programs. Bought rental real-estate and I am now a Limited Partner in about 1500+ units from collabrative efforts in the fund my estate planner has me invested in. I do not work.
@Martina-Alan3 ай бұрын
I only contribute 5% to get full company match, that’s it. The 401K plan is designed for you to work until you are about dead. Also, the government does not have their hands on it yet either.

My wife and I live off of our 401K. We don't work. I recommend highly to everyone to build your 401K or Roth IRA's as an alternate revenue stream in retirement to your Social Security. An observation on 401K's is when it gets over 300K it starts to accelerate. When you get over 500K it can really accelerate as the stock market grows.

Watched this video, thinking I’d learn to flip houses with a snap of my fingers. Got $221k sitting pretty in my emergency fund, thinking maybe real estate is the move to double it. But now I’m out here like… do I really want to deal with all that? LOL, finance is fun until you gotta do the real work. Maybe I’ll just leave it all in the bank and pretend it’s an investment

It sounds like you're going through a common realization! Flipping houses can indeed be exciting and potentially profitable, but it also comes with a lot of work, risks, and unexpected challenges. Here's a breakdown of your thoughts: 1. **Emergency Fund**: It’s great that you have $221k set aside! Having a solid emergency fund is crucial. 2. **Real Estate Appeal**: Real estate can be a lucrative investment if done correctly, but it requires time, effort, and market understanding. 3. **Work Involved**: It's easy to get swept up in the idea of making fast money, but you're right-there's a lot of hard work behind it. 4. **Investment Options**: If hands-on work isn’t your thing, consider other investment avenues. Stocks, index funds, or real estate investment trusts (REITs) can also grow your money with less direct involvement. 5. **Financial Knowledge**: Dive into educational resources about real estate or finance to make informed decisions. Ultimately, it’s about your comfort level and financial goals. If flipping houses doesn’t match your style, that’s perfectly okay! What other investment options are you considering?

Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.
@StacieBMui7 ай бұрын
If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
@EleanorBaker4747 ай бұрын
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

From a technical point of view, the RSI looks promising in favor of the bulls, as the daily RSI is at the bullish territory above 50 (after reversing earlier today). At the same time, the Stochastic RSI oscillator is about to make a bullish crossover at the oversold area. In case this happens, it might assist the market in reaching higher highs. Lots of folks will do so well in the next bull market but you shouldn't be of the mindset to only hodl, can be very dangerous. I’m a photographer who is studying to take the test to get my real estate license. All of this applies to running a photo business too. Your book is amazing. The audible is the BEST. Listened twice, on my third listen now. Great!

Hello, Micah! How are you doing? Greetings from Preston and I hope you don't mind me commenting. Getting involved as a real estate agent is not a good idea for me. I love a good job from some real estate agents who are capable and sincere in their words too.
