Truth, you can look up a documentary called "Money as Debt" on KZbin to explain why debt is always bad. Rich people use it just to avoid taxes, but it should not be used for anxthing else.

Bad advice: Never borrow from your home to invest in stocks or mutual funds. Home payments are due monthly. Index returns are averaged iver 10, 20, or 25years. You dont know when there will be a return.

Given that we are not accustomed to such uncertain markets, the fact that the US stock market has been on its longest bull run ever makes the widespread anxiety and excitement comprehensible. There are opportunities if you know where to go, as you noted that it wasn't difficult for me to earn more than $780k in the previous 10 months. around 26 minutes of this video, you said, some banks give 2.4% interest a year... A YEAR. so that is $24,000 if you have 1 million dollars. But then you go and say around 26 minutes 18 seconds that "you only have to pay 10500 usd MONTHLY".... I do not get how you can make money that way.. $24,000 YEARLY vs a cost of $10500 MONTHLY?

Bank A: You give 1% for the loan payment Bank B: They give you 2.4% for keeping ur money with them So in a year bank B pays you 24k and you pay bank A 10k, thus making you 1.4% profit (14k in first year) He meant a yearly not monthly. Idk where he got that extra 500$ payment tho

As per the explanation, the home loan interest rate considered is 4% and rental yield considered is 7%. Obviously money will be made. But that is not the case across the globe. Probably someone from US might never heard home loan interest rates of 10%.

In the early ‘80’s the rate on residential rates was 12%. Commercial 18%/20%. And people and companies made money then. And make money now.

@@mike2959 Good to hear. Can you please also share what was the rental yield back then in 80's. Because as per my minimum common sense goes until the rental yield > interest rate, one can make money and if rental yield < interest rate one will lose money. It's just like any capital budgeting decision where IRR of the investment vs. cost of equity.

How can a person buy a house for $250k, then put down 50k, leaving a balance of 200k, then invest 75k back into the house, then the house is magically revalued at $350k, and finally its refinaced and the home owner pulls out $280,000. The home owner still owes $200k. 😂

Everything is assumed 😂😂. In India the Home Loan cost 8-9% and currently one cannt get more than 3% rental yields. So atleast in India where inflation is very high it's not possible to generate such cash flows. The only reason people buy home in India is that one gets some tax rebate out of the home loan interest.

You need to be educated and know the local market and the data. e.g. Capital growth for the suburb, infrastructure, jobs, transport, etc. Do people want to live in the area?.......'Cosmetic reno' If you know you can add value by painting the house inside and out, painting or cleaning roof, some basic landscaping front and back, then there's a good chance you will increase the value of property when getting it valued. Then the bank will lend you the uplift and you can go put that down as a deposit on investment property #2. You savvy?

Just be sure to keep 25% in gold or short term bonds so you have something safe to sell when that margin call comes 😂 and buy the double leveraged instead of the triple leveraged because the maintenance margin is much better.

Who would you go to to get a loan with 2% above inflation? You better off making video about that otherwise you wasting your time. Banks not going to loan you unless you have collateral, you can approach your parents or friends, but they're broke as well. Maybe a drug dealer will lend you but not at that rate, they better off buying more products and selling it than lend it to you at that rate. Or maybe a loan shark will lend to you, but not at that rate, they charge 10% interest every 10 days. So I ask again , who the fuk do you go to to get a loan? Give me names and addresses.

Yeah all very good in theory and those you mention definitely have made ridiculous sums of money but do you really want to be associated with those that screw their workers, those that screw the tax payer, those that have zero social conscious etc I don't. Now don't get me wrong I like to have money and I would like to be in a position where I didn't have to worry about it but not at the expense of my morals or public judgement. The way some rub the majority of the populations nose in their wealth appalls me. Musk getting $52 billion from Tesla is just wrong even if he is going to do something constructive with it, in this particular situation its the power this level of money brings that is detrimental to society not that any particular person has this amount. It means the decisions on how this money is spent that can have huge consequences for the society and has no checks and balances. By the way what's with the Jewish Billionaires, sounds like embracing the stereotypical and basically racist to me or is it just click bait either way it doesnt lend credibility to your story.
