Thanks! Had to put fireboard over the entire ceiling, because we embedded the steel (rather than rest joists on top and box it in) the building inspector requested we do the entire ceiling in the room.

Great vid Matt as always! I was wondering how you decide when a house or flat (flat in my case) which needs a complete redo , is worth buying or not vs a slightly more expensive, furnished flat. Thanks

It all depends on the neighbours / street / building. If the one you're looking at was substantially less then it's worth running the numbers on it. If a flat or a house was a dump and needed totally gutting and was only £10 - £20k sold comparables it wouldn't be worth it. At least not financially as it would put you at risk of spending more money than what it's worth if you needed to sell (health, job, etc)

Did you do an asbestos survey before starting the intrusive works?

Full test. We sent off 10 samples as well of walls, ceilings, deeper surfaces and suspicious objects to a lab, just in case.
