This is one of the loveliest propertys you have shown, I love it. If I were 30 years younger, or considerably more wealthy (to hire a good local crew to do the restoration work on the house and land for me), I would be on the phone right now. That is an absolutely gorgeous piece of land!

If I was younger I would do the same. It is lovely. Thankyou to Ken. Although in my seventies I don’t care anymore. Too expensive and only bigger properties usually available in Australia. Just fed up and would love another change. Only moved back out to country in 2019 and Australia is not the best now. My family may make change with us. Just a lovely property.

I as a 25years film maker think this is one of the best presentation of a property I've seen so far. So clear and touches all the points you need to know. Well done! I am looking for a similar property but then a little more into the Serras to have a more stunning mountain view. Will be looking to buy in about 14months. Nice property, good amount of land, lots of privacy, olive trees look great. It has wells, you can live there after restoring the house. All positives. The electrical pylons don't bother me at all.

Ken, thank you very much for a tour of this pretty and charming property… One thing I would consider helpful though would be to address the question of mains water/ electricity. Are they available for what seems a very rural property? It would be great if you could address this vital question in future videos of similar properties imho. Just a suggestion! Thanks for an otherwise excellent tour. 🩷🙏

Yes you are right! I did forget to mention this in this video! On this property there is no mains water but there are two wells. There is also potential for a deep borehole which could provide lot of clean water too. There is no mains electricity, but it is possible to contact the electricity provider and ask them for a quote to run electrical cable to the property from the nearest pylon. Alternatively this area has a lot of sunshine throughout the year and a decent solar system could run the whole farm off grid as well as being connected to the mains supply. For sewerage on these types of properties they usually use a septic tank / soakaway type system. We use it on our farm and its worked flawlessly for the last 5 years we have lived here.

@@OKportugal Thanks for your kind reply, Ken. Yes, I thought so. You know it isn’t so much the electricity that concerns me but the water side of things. Just to be sure it would be great to be able to connect to mains. I’m a bit of a coward in this regard. 😀 But, of course, given the location it’s quite obvious that it isn’t an option in this case. Otherwise a very cute and pretty little farm for sure! Thanks again and cuddles for the doggies! 🥰😀

What is the basic home improvement approval process? Do you have to keep the same footprint of the original dwelling? Can you choose to build a house somewhere else on the property? This property has a lot of land for a potential farmer to produce to be self sufficient and profitable if done right. ☺️😉 ...that was where they kept the rebellious teenagers when they were threatening to run away to the cities (obviously didn't work)... Actually window bars are quite common on the lower floors of traditional rural homes - especially on root cellers and other store rooms that might be tempting to thieves or four footed critters.

The pylons, while unsightly from that angle, are actually not very near this property, they look far enough removed to be safe.

Thanks. Im really glad to hear you are enjoying my tours 😊 To be fair the pylon is quite far from the property, in the valley. I didn't think it was really noticeable while walking around the property. Our farm is 3.5 hectares and is situated between Castelo Branco and Fundao.

@@OKportugal Hi Ken, we are actively looking for a small arm or abandoned land and would have some renovations done while working here in Canada before retiring in a couple of years in Portugal. We love looking through the lens of youtubers like you, as you seem to present the properties more objectively, and your channel especially: With better quality information. The maps for example: Excellent. We will make it a little worthwhile to the channel from which we chose a property! We like the terraces, the boulders and the slow slope on the land. The house and house location. Is there any cost estimates to make the house rendering ideas a reality? The 2.1 acre is really a bare minimum, we are hoping for 2 hectares (5 Acres) so we could have a small "forest" and some animals and vineyard. Is the option of buying adjacent land a reality? This tick's a lot of our boxes. 3.5 hectares what a niiiiice farm, I watched it in a different video with your step dad. We think that is a bit too much work for us at 62 years old! Really nice. Didn’t you say in a video (ages ago) that when someone sells a property (land?) they have to give their neighbors right of first refusal? Those boundaries would drive me nuts. Not that I’d need more land.

Thanks Steve, yes this is something called Pre-Emption rights, where in some circumstances, in Portugal, the neighbouring land owner has first refusal on purchasing rustic land that is bordering their property. When buying property in Portugal I recommend to use a property lawyer who understands these types of laws and can navigate any issues.

The seller mentioned to me that the architects gave an estimate of around 700 euros per square metre. I guess this is because there are already stone walls and foundations. Send the seller a message if you need more info 😊

Hi Ken, I'm subscriber. I'm curious about Municipal property taxes, something I haven't heard you mention. Are taxes so low or maybe none because of a nationalized police and schools' system are provided by the country and not the town. As you know in the States the cities are responsible for providing for Police, Schools, Fire etc. and budgeted by the residents. I pay $15,000 a year, have heard that property taxes in Europe are almost next to nothing by only a few hundred dollars. Can you confirm? Thank You!

They are surprisingly low in rural portugal. We pay around 60 euros a year for our whole farm. The taxes are different in different municipalities, but agricultural land is taxed very low everywhere here in Portugal.

That is a barn, not a house, and it will never get to be liveable, because the law says so. It is a farm, agricultural land and you will never get the papers to live in, cos the use of the land should be changed and that can't be done. That is why is so cheap. Besides you are in front of an animal infrastructure to produce milk, you can't have an idea of the smell that will bring.

@@Daniel-nt5gh that's not true. Old barns like this that are registered as being built before 1951 can get habitation license exemptions. This gives you the ability to renovate it to within its own footprint in size and live in it legally. Also I live next to a sheep dairy farm and there is no smell

Your Hazelnut tree by the fruits looks like a Lime Tree and the Cork Oak looks like an English Oak. Do not forage on your own because it can be dangerous , ask Joaquim to go with you and do not pick up mushrooms because I like your videos.

@@deanomac99999zero sign of any electrical fittings in the abode, so probably not. You’d most likely need to pay to have the electricity line to by rerouted to it and it’s pretty far away from other properties, so would cost a fair bit.
