We toured the unit. There were cracks in the stone floors, the floor plan was weird and there is a ton of highway noise when the balcony doors are open. It was a "hard pass" for us.

For 2.6 million, this does nothing for me, way overpriced. Maybe partially due to the staging which I found cold and extremely dated. If I am going to pay 2.5m for a place, I would definitely want doors that open up to the balcony, pocket doors, sliding doors, etc., not a standard door. Oh well, hope it sells. Also, Jacob, do you ever use a Gimbal for shooting videos? They are pretty amazing and very inexpensive.

Talk about beautiful daydreams! We live in a place in Summerlin where it's too small for us to open up boxes that have been here since we moved in...BACK IN 2015!!! I'd have a LOT of ideas to give this place some personality. All I need to do now is somehow convince Steve Wynn to buy it for me...(LOL)

Didn’t like anything about this property. Looks very cold and impersonal (poorly staged) and didn’t like the layout at all. The master bedroom was too small. And how do they get away with calling that second room, with no window, a bedroom? If I had that type of money to spend, it would go somewhere other than in this place.

If I could live anywhere in Vegas, that would be it. I'm in Lauderdale now but use to live off Cameron and Rochelle which is a 5 minute walk from the Palms. What a time that was. It was a great 6 years.

Nice place. It would be about 15 million here in SF. Whoever did the staging obviously worked at IKEA for some time. Very functional staging. Some weird stuff but ok. I would say 2 bedrooms with den to set the right expectations. When the "den" is called a bedroom, you would expect a window and not a cubicle Also, the 3rd "balcony" Quack. lol. I like her. And you, well you're always fun to watch.

Bedrooms ruined it so small n no window in one it’s not worth that much. That much you better get some grande bedrooms. No sink in the laundry room even . Washroom is outdated. Is that master room only fitting a double size-bed it looks like? I believe you can’t fit a king in there looking at the top.

Great amount of windows. I suspect it will sell to a bachelor who likes Nevada's low taxes and no state income tax. This unit in Century City (W. LA) would go for 3x the price but with high taxes, local & state.

No way. The day to day living in these is not great. Imagine taking your groceries up. Something like this makes sense in a place like Hong Kong or NYC or London - but in Vegas where you are surrounded by endless desert.. I don't see the appeal at all. Get a 3 million dollar home in a nearby gated neighborhood and have a lot more space. Condos like this is where international hedge funds park their money. The only appeal really is if you rent it out as an AirBNB for like 500 - 1k a night.

Boom, live your best Vegas life. The price will probably drop but not lower than 1.8M. Vegas rebound in 5 years, this place will recoup value. Beautiful penthouse! Plenty of living space, and breathtaking views. Unfortunately for me, what it really lacks for the price is a real chef's kitchen...one with a gas stovetop. This condo community does not have gas stove tops in their units. So if a similar unit in the Panorama Towers across the street becomes available, you have my attention. But this will sell, and I'm guessing at pretty close to the asking price.

The problem with Vegas condos..the expensive ones need to be the newest deal ,and trendy PROS..million dollar views CONS.. 2,000 a month HOA dues. your pool mates spent 300K for their place limited market Your property tax ,HOA ,and homeowner's insurance will be 3,500 a month buyer paid 1.3M in 2013 for this property...then since 2015 had it listed in the mid 3.5M..price reduction ,reduction ,reduction.. owner probably had to build the interior out which is common with condos...crazy...Better hope a Raider player springs for it.
