as a millennial who was able to buy a house from my grandparents when they retired, I feel as though I got a seat on the last chopper out of Vietnam. Life is simply unaffordable for people my age and younger. The cost of living is just insane.

@@typingcat Or the house would go to the children of the grandparents (his Mom or Dad). My brother and I sold our parents house to my nephew after they passed. And if that persons grandparents retired this year at 65, his Mom or Dad might not get that house for 25 years, if you’re “waiting” for them to die.

@@typingcat their house was like a retirement investment or they needed more money than their retirement could offer them because of medical cost etc. In some situations like this, your grandparents can give you a great deal on their house that you were never going to own anyways and meanwhile you can provide them with the money they need with your savings or mortgage instead of giving it to someone else whom you don't know and who is probably using middle men who are ripping you off.

@@typingcat It makes more sense to do it this way because if you inherit it, you'll have to pay a very large amount of taxes on it. Kind of a tax loophole but very legal. Though it is only in a handful of states. If it's not one of those states I'm not exactly sure if there's a benefit.

The saddest part is that some people will eventually save up to move out of NYC only to vote for the exact same kinds of people who'll cause the same problems for a different state. People really need to wake up and learn from their mistakes.

A lot of people, especially foreigners, believe NYC is the place to be to achieve "the good life." In reality, NYC is the place to be once you have already achieved "the good life."

Its opposite. You get establishef in who you are and in your career in NYC. Then you move somewhere else and do your job while still getting the top dollar. The problem is that no other cities in America have walkability and transit and density. So that in and of itself inflates the value of the NYC real estate and cost of living. If you had other NYCs in other parts of the US NYC prices would drop significantly across the board.

Living with roommates has been really helpful for me in New York. We share cleaning chores, sometimes we share food, and we can help each other in case someone's in trouble or gets sick.

Born and bred in Brooklyn and I thought I'd raise my family and own a home there. But even in my early 20's I knew NYC was ridiculously expensive, and my goal to own property would be extremely difficult. So, I left my home city, bought a home, and raised my family in the south. No regrets at all.

Credit card debt can happen to anyone...it's so hard to get out of. I remember working 2 jobs in my 20s, and still struggled. I racked up a whopping 10k of debt by the time i was 28! I cant imagine the debt people are in now with inflation!!!

i disagree with that! if youre responsible it shouldnt be a problem. dont spend more than you can pay, pay on time, dont spend more than 30%. youll get rewards and cashback and build your credit, even though youre living paycheck to paycheck.

My grandparents lived through the Depression and were very frugal and resourceful. My mother was a single mother with 3 kids so we didn’t have a lot. Now I’m grateful that I never got used to an extravagant lifestyle and I don’t feel like I have to support a certain lifestyle. I’m happy with what I have and I don’t have to prove anything to anyone.

Count me in. 40 something, bought a house just 6 years ago, with a healthy deposit, because we didn't need to prove our worth by spending money on things we didn't need. Moving out of an expensive city, getting good jobs, living cheap, both handy so a lot of things we could fix ourselves, even mending years old jacket instead of throwing it away, buying quality and long lasting shoes... things can be done if people want and know how to. I could go out and spend, spend, spend. What for? Impress whom? My pride is in fixing things and repurposing them.

Good for you, I only own one property here in Tampa but I'm you're age & never used a credit card in my life. I worked 50 hrs a wk & now have a good nest egg & everything I have is owned including my new Cadillac. People think it can't be done ,it can but you don't need to get in dept to a big University.

Our first house we built in the countryside of Orlando on a 2-acre wooden lot in a HOA community. That was in 1997, and I paid it off early. We paid $300,000 to build it, and now it's worth $900,000. Unfortunately, my husband died of an acute leukemia in 2004 at age 40. If you and your family are healthy and happy, where you live is your home. I have money, but the love of my life died, and both of my parents of cancer. I will never forget our loving family. My late husband never complained about my parents from NY living with us 6 months of the year. I took care of all 3 of them for 10 years. I wasn't able to give children because my focus was to care for them and work as an operating room nurse working all day and sometimes all night with emergencies. Be grateful for your living family, healthy children, and grandparents to enjoy them. I have money, a beautiful house with a volleyball pool and in ground jacuzzi. I haven't been in the pool in 8 years. Have goals to better yourself and your family's future and education. When all your loved ones get taken away, you realize that your bigger home or higher paying job wasn't important at all. Life insurance doesn't make you happy or loved, it only provides financial security.

My great aunty who visited America from the Caribbean for the first over 20 years ago. Told me she couldn't believe there were homeless people in New York. She like many people in third world countries believed America was rich because of what was shown through tv. So take that as a food for thought with current times.

I moved out of NYC with my job. I missed it so much that I flew back every single month for 4 years. I'm fortunate I have no debt, own my home and had to rethink moving back to NYC where now it would be a total struggle meeting those ridiculous rents, so, I gave up the plan and I'm staying put where I have no bills at all, and , I can fly back to the city whenever I'm homesick. It was hard to make that decision, but it was a wise one in the end.

Great video as always, Cash. Personally, I think the biggest problem facing New Yorkers is not realizing that they can probably live nicer and more affordable lifestyles if they lived somewhere else. To me, NYC is overrated. It is not the be-all and end-all of places to live. We can probably live in another city where life would be nicer and more affordable. The people who I see that enjoy NYC the most are people who visit the city, while living somewhere else.

I totally agree. I see pictures of NYC and repeatedly say not for me. I want to be able to look out my window and see trees. grass, no traffic and not hear sirens. I want to be able to drive a car and park it for $5 a day downtown.

No one talks about how many people end up with credit debt because of health emergencies, sick family members, caregiver responsibilities, and/or sick pets. I think most people would prefer to not have to rely on credit but the system is set up for us to need it and then when you have a crisis, everything snowballs.

Most people have inadequate cash buffers. Monthly expenses times 6 plus 4% of any assets and liabilities. I have met plenty of people with enough income to do very well in life, but they all tread the razor's edge. Rather than build up proper savings, they instead travel and buy new cars and gadgets and whatnot. They are one disaster away from it all falling apart, making that disaster far worse. For myself - I lived like a Buddhist monk on a mountain top until I had my savings in order... For anyone math impaired - if you had a $1m house or condo with an $800k mortgage and your payment plus living expenses came to $8000/mo, your savings buffer should be built up to about $120k. Since you're very unlikely to have that laying around, and that's a multi-year project, you just work towards it over time in whatever manner can get you there fastest. I opted to tolerate more volatility and invest in the NASDAQ 100 (QQQ), which helped. I kept my savings at about $16k and invested the rest, knowing that even in a worst case, I could sell during a crash at a 50% loss. Ultimately though, the buffer should be easy to access. QQQ is not so readily accessible while in the hospital, for example... and anyone that says "I can borrow against my home if I ever need to" - good luck setting that up while you're in agony fighting with something. Mortgage payments come out every month on the same day, on the dot. You need CASH to ensure less interruption in your life. And that might require pretending that you are a Buddhist monk until you get there. By the way, most people with mortgages put that extra money towards paying it down. It's hard to get that money back if you need it. Don't do that if the rate is low. Build up your buffers instead. Cash buffers protect against the cost of dire things that happen in life - not equity tied up in your home.

The reason people have ridiculous amounts of debt is because they are immature fools who would rather enslave themselves to debt than feel beneath somebody who has more than them. There are hundreds of lower cost of living areas with similar amounts of amenities. I honestly don't know why people gravitate towards the megacities. Most cities of even 200k have a lot to do, and often they're right beside a city of 800k+ that will attract international attractions, just with far lower costs. To me, the choice is clear... live on the outskirts of a desirable place.

This was very insightful cash. Currently living alone just turned 30 , divorced and living on 50k a year. Could make more but averagely .. that’s it. I live in a large town in WA near Portland and our average rents are 2300 which for me is steap. I used to eat out everyday door dash , I would work ridiculous hours and then treat myself $30 a day. I was burning my finances to the ground those bad purchase decisions.. just nice to see someone talk about this stuff. I love your videos cash. Been a subscriber since 2021.

This was one of my favorite videos of yours cash. The title mentioned nothing about credit card debt, and I was expecting a typical apartment tour video. This was much more informative and I like this subtle approach to educating people while also doing your job of showing units

Fought and scratched my way out of NYC by working 3 jobs back in the early 90s to buy my fixer upper home in Bergen County NJ. Best decision EVER. My quality of life is excellent today. While my girlfriends spent their money at Saks and Bloomies, I wore Levis and T-shirts. Those same women are broke today while I have a lovely paid off house.

I grew up in a family that penny pinched everything and almost lost our home due to my father's credit card debt. He bought into that 'buy now pay later' trend that was a huge thing in the 90s. As a result, when he got his credit card, he went to town with it, not realizing he could not afford those things he bought. Credit cards are definitely not for people who can't manage their own finances. So once us siblings grew up, we learned that lesson and never got credit cards and rarely borrowed money. We do have debit cards because the chip comes together with our bank cards. That was a good thing because due to debit cards, we can pay 'with card' without having to go into debt.

@@Jordan.930 If you use credit responsibly you get rewarded for it. I can get a ticket anywhere in the world for free just using my Amex rewards and I haven't paid a single cent in interest. I use their charge cards which don't allow you to carry a balance anyways. As always, the rich get richer.

Lifelong NYC resident here The cost of living in NYC has become simply unreal in the last 5 years. Anecdotally my grocery shopping costs have gone up about 70% for the exact same shopping I've always been doing. Going out to eat is simply unaffordable to most people now, a simple meal at a small hole in the wall is now $25/pp minimum after you factor in taxes and tip. Even just grabbing a coffee is sickening as it can cost $3-5 for just a coffee, not even getting into barista espresso drinks which will run $6-10 for a single cup of caffeine and milk. As you mentioned the rent and transportation costs are also insane. I never ever take cabs because they're an outright scam trying to charge you $40 to move merely a few miles. First chance I get I'm leaving this city and never looking back. It's a black hole of money and frustration and the quality of life has only been degrading while the costs associated with it have only skyrocketed.

If you have the ability to just leave. There are areas of your country that are far safer, cheaper, cleaner, have better weather and a better quality of life. The decline of NYC has been going on for so long I am surprised there is one person that lives in that city that has the ability to leave and hasn't yet. At this point you are willingly putting yourself in this situation and have only yourself to blame for the situation you are in.

I don't think you understand how our country's budget works we have plenty of money for the people but we allow private companies to decide prices and what we can or cant have. we spend the most money on healthcare yet it is one of the worst in the world because the industry is private they're are using our own money and charging us again and have somehow convinced universal healthcare is bad. we have the highest medical related taxes in the world but apparently universal healthcare is bad because of "high taxes".

I manage credit cards by not having any. Years ago I had credit cards and got into some debt. I paid them off and did plastic surgery. I took a scissors and cut them up and said "Never again!" My motto is if I can't pay cash for it, I don't need it. I now own my home have retired with my beautiful wife in South Florida and we live modestly within our means. It is still possible to achieve the American Dream. But it may not always be. Hard working entrepreneurs can still make it. Just watch Shark Tank.

In the 90s when I moved to NYC I had 3k in my savings account... When I moved out a year later I had 3k in debt on my credit card... Then I started commuting from NJ... Finally I gave up and moved to Pittsburgh.... I took a pay cut, but the cost of living was so much lower that I was able to save money again.

I grew up in NYC and left during the pandemic. Even before then I was making like 25/hr, and living two steps above poverty in an illegal basement apartment in Queens. Probably for the best that I did because shit looks even worse.

No easy answers, but a key point was made at 5:25: "Consumers have been using their credit cards to support and maintain their lifestyle, even while inflation and living costs go up." Rather than adjusting their lifestyle to the circumstances, they're fighting to maintain it through credit card use. If people can't afford to pay off their credit card balance every month, how do they expect they'll be able to pay the balance AND interest? Once you fall into that trap, it's a tough hole to claw back out of. Been there, done that, and it's not a place you want to be.

@@HashFace253 Yeah, if people are used to eating out, taking out, door dash, Starbucks, etc. and it's not a strain on them financially, that's their choice. But if they need to start racking up debt in order to maintain that lifestyle rather than choosing to cut back at least some and make more meals at home (even with inflation it's still cheaper than eating out), that becomes a problem. Still their choice obviously, but not a good one. And it's not easy once you've become used to a lifestyle and have to lower it even a little.

As someone who may be a bit older than most here (at 69), I lived through it all, good, great and not-so-great times. I finally left NY, lived in several different states, then left US when I got sick due to a horrible landlord and trying to stay off perm disability. Lost that fight, my great credit and retirement savings. Credit cards will ruin you. I earned a nice income working since I was nine years old in NY, so my SS check's decent. Still, I'm used to living well but couldn't do that in the US, so I moved to Mexico in 2012. My health's better now and I'm bored, so may return to work. Crazy, huh? Plus, food costs increased here and the USD is in the toilet. I live in a lovely UNESCO town with all-inclusive rent of $500, wifi, cable, gas, light, water, 1/week cleaning (with tips and drinking water, less than $550/mo. Small one-bedroom in a lovely part of town, quiet, safe and great landlady, almost impossible to find). I don't need much space anymore and walk everywhere. Local and first-class buses are cheap; taxis too (call one for 70mxp=$3.40=very long walk). Sadly, rents have increased dramatically last year, because expats from US and Canada come here to buy and build. We've got Costco, Amazon and others now, which we didn't when I first moved here and lots of free events, many decently-priced restaurants, but I love to cook and rarely eat out. Residency here was a bit costly, but worth it. All in all, I miss California, but don't regret the move. Costs being so high, I wouldn't recommend moving here unless you have mucho cash or don't mind a roommate, but there are many other lovely, cheaper, smaller towns in the country.

Can't understand people who struggle financially yet have a recent iPhone, buy coffee at Starbucks, and think nothing of ordering cocktails at a fancy bar. Some think TikTok is real and you can live a luxury lifestyle working an unskilled job. People need to get a grip of their reality .

Well it was reality for Boomers.. 80% no college degree worked one job could support a family- 10,000% stock and real estate runup since 1980 alone. Pure fantasy.. but it worked for them. My dad barely made it through 11th grade and ended up retiring a multi millionaire on a low skilled job all because of buying a home at age 24, paying it off over 20 years and throwing $150 a month in index funds. I couldnt get those returns in 10 lifetimes. It means Dow will need to be 3.8M without hyperinflation on living costs and a median home needs ot go to 4M

The cost of living is high everywhere, but yes NY is high. But I get it, the credit cards will put you in debt so bad that sometimes you can't get out or its hard to get out. Paying for food on your card cause you don't have the money right then and there can cause an issue but sometimes you have to do what you have to do. I try to pay once I get the money and before the interst kicks in. When I go food shopping., I try and use coupons as much as I can to save money. This video very educational. Thanks for sharing.

I work in the credit union industry. The number one problem is that people don't (or don't know how) to balance their checking accounts, resulting in NSF fees or fees for having transactions covered by courtesy payment fees. Don't spend what you don't have. Many people also buy vehicles they can't afford.

I want to say, by NOT listening to commercials, we are not bombarded with TARGETED ADS. I think just a bit of an expense to avoid as much marketing as possible helps us consumers to avoid unnecessary expenditures.

One tip I've got. Start living minimalist especially if you're going to live in an expensive city. If you have lived without something before, you don;t need it now. Another one is, Don't eat meals like Americans, even if you are one. Buy a meal, and take some of it home for later. You'll not only save money, you'll also live healthy.

I already live minimalistically. I dont own a car, i shop at dollar stores & buy clothes & other items from thrift shops so im ok on that end. Only real expense i may have is food but if im at the right dollar store, i can pretty much find everything i need except fresh meats.

@@jjmcg9184 Brilliant. Hope more and more people adapt this lifestyle. I started living like this around 2014-15. I live on rent, hence I prefer to have as less stuff as possible. It's easier to move with movers charging me a minimum most of the time. Plus, small apartments seem quite big when you have such few possessions.

As someone who has been living like a starving college student for most of life, it is totally possible to make food comparable to fast-food and sit-down restaurants at home. It'll taste just as good if not better, just look up some recipes and budget your groceries. You'll find that your budget will go for longer and you can feed two people on what you would've spent on one person at a restaurant. Store-bought ramen can totally be converted into high-class ramen by making your own broth while still being cheap to make. Learning how to make your own bread will also save you a ton of money as time goes on.

In China it is similar. People who previously went to the cities for education and jobs go back to their home places, whether towns or villages. Westerners should do that too. Instead of college, go for a trade if you can. Plumbers or electricians will always be needed. And they seem to earn better money than graduates who couldn't get a well paid job in their field, because the market is saturated. If you get good in your trade you will be busy and dictating price, in any part of your country.

New York City has the theatre, museums, restaurants, nightlife, big city energy and culture, culture, culture! (REALLY EXPENSIVE!) Hot Coffee Mississippi has no theatre, no museums, the diner is only open for breakfast and lunch and the street rolls up at sunset. (REALLY CHEAP!) There's an entire nation between these extremes. Live where you can afford and shut up.
