The forever moratorium needs to stop. The moratorium has restricted the supply chain for almost 2 years. New tenants cannot find a place to live because some units are occupied by people not paying. So the home and rent prices are going up. Both sides are lawyered up. Open the courts. Release the bottleneck. Let the judge decide.

I am in Foothills in Nor Cal, people are being asked to leave by landlords who are deciding to sell and cash out , there are no rentals here at all !! I was expecting my letter to vacate since I have been renting for 7 years in the same house for the same price so my Owner can cash out, but instead I got a letter of raising my rent $100 a year !! Im okay with that, all my hard work paid off doing whatever it took to pay rent during the pandemic !

I've never been late, pandemic or not. My rent was raised $50 more a month. I'm paying$1,945 a month for a 2 bedroom apartment with one parking space that I have to pay another 25 a month for, plus I have to pay $45 annually to park on the street. Renter's are squeezing us for every penny they can, so I'm not sympathetic to their plight.

Shut down for most; yet one’s constitutional rights were stripped all for the greater need. The greater need is done. All other business have been open for months and some well over a year. You go to work every shift at your agreed upon rate and you are needed. Government comes in and mandates you must go to work but you will not pay you since you will be compensated at an unknown date. You have no choice but to give your service without compensation. Whenever the government instructs employees who we’re not paid can now apply for SALARY COMPENSATION. Please upload all of your employer info, prove you worked yada yada, must not be above the average annual salary of your area, and so much more. Now let’s talk about this reserve for the average landlord, having reserves yes but for this long? This all has happened to one demographic and continues to happen. Make this make sense.

She got "SOME" of the rent . The government said they would cover 'THE" rent . Not part of the rent. Not with a bunch of stipulations that they decided to add later. Some places aren't releasing payments unless they keep the tenant for another year or other stipulations depending on State. Everyone want champagne on a beer budget. If a person can't afford housing where they want, then they either need to move to somewhere more affordable or lower their standard of living. Is that so hard to understand ?

Pretty obvious when you just extend the moratoriums over and over again without a proper exit strategy. The rent relief passed by Congress is a joke. It has too many conditions for both landlords and tenants to qualify and most of all it doesn’t address the bigger question: what about next month’s rent and so on? Even if that tenant is bailed out they won’t be able to pay going forward because they don’t have an income. So it’s better to just evict now and raise the rent. Also these news segments need to do a better job at looking at these people’s financial records. If they received unemployment and stimulus money, they should have had no problem paying their rent and living expenses especially with all the enhanced federal benefits. As for the so called massive surge in homeless people, most of these people will not end up on the street. They have cars and enough mental capacity to realize they can move somewhere else where’s it cheaper or eventually go back to work. Life needs to get back to normal and people need to learn that you can’t just live for free in someone’s house. Wait till millions of people realize in addition to evictions the landlord is going to file a judgment against what is owed meaning creditors will come after your bank account and future earnings. Welcome to debt hell.

Does anyone know what the actual terms on the landlords who accept this government money is? I ask because if they are unwilling to accept it, I have to imagine that the terms are in favor of the tenants. Also, they mentioned that the landlords can receive some, underline some of there back rent from this government program. - In my state, if a landlord accepts a partial payment of rent, the balance goes onto next months rent. The landlord can not start the eviction process until the following month. And if the landlord accepts partial payment for the next month, same situation again. So if the government is only giving out partial payments, I can see why landlords are saying, no to it.

I think one stipulation is you can't sue for back rent ( and the government only offers to pay for a portion of the past due rent). There's a small landlord on KZbin who's documenting the process .

I can maybe understand a moratorium for people who qualify for rent assistance and applied for it waiting for the payment to come, but to blanket relieve ALL renters was just devastating. Now the USA has trained people to expect for free rent when another crisis arrises. I only rent to retired professionals. They were the last generation that had work ethics, saved for retirement and have Social Security. Never had a problem with any of them.

I currently have 7 rental properties in California, I still owe the bank 40% of the total debt but thanks to my renters I can afford to pay it off a few years early. That's the only way, and it's to work with and have open communication with the person leasing the property, if two or three miss payments, I am good but if all miss payments I can only stay afloat for 6 months which is why you treat people the same way you want to be treated.

The moratorum on rent was ILLEGAL from the start. The government forced private citizens to pay the debt of other people at the risk of losinv their property and not being able to feed and house their own families. That's RIDICULOUS. There are other ways to approach this. Any support money should come from the government (esp. since the government shut down the income warning ability of the renters, not the landlords). They should offered to house these people in available vacant facilities or directly pay their rent to the landlord. I suspect these was just another US gov-Blackrock lsnd grab scheme. Step 1: bankrupt the landlords. Step 2: buy the foreclosed on property for cheap.

Some of these people were always employed. But they were in debt. So they scam the system. Went 18 months not paying any house payments. One example Wells Fargo agreed to put all 18 payments on the principal without any penalties. Just some of them it’s a business decision they probably were able to pay off debt and now we’re sitting better even though they have another 18 months to pay off their house. Which they’ll never do they’ll sell it before they ever pay 30 years worth of payments.

@@billj3494 Wells Fargo requires you pay back mortgage after forbearance is over, or tuck it onto the end of the loan period. Either way, you'll have to pay your back mortgage, no escaping from it, or the bank will foreclose on the house. Not so with the tenants. They'd walk away unscathed, victorious at having enjoyed rent free housing for as long as the eviction moratorium obtained. Tenants have already won, so why are they still complaining? Shouldn't they at least be able to say, "Thank you?"

The larger issue is that the tenant has the 25K now, but what is she doing to prove she will stay on top of the rent from that point forward? Landlords who accepted the governments rental assistance at 80% or 100% find themselves with tenants back to not paying. So, then what is the point. Are tenants going to keep holding back from paying and keep their fingers crossed that they would continue being bailed out? And are they expecting Landlords to bend over backwards. Rent has to come in monthly, because believe it or not BILLS COME IN MONTHLY!!

If this woman has been renting fro 20 years she was employed during the 2008 crash when properties were incredibly low. Why didn't she buy a place then? In Phoenix I bought four, 1600sq/ft 3/br/2ba condos for $10K each in a decent part of town. They needed work but not all that much. I wish I had bought more. It was a home buyer's dream for a few years, why didn't people buy? She's a grown woman screaming she's a victim but has rented for 20 years and never bought a home. She doesn't want to move. It's not her home she is renting and when landlord has a right to want her property back when your lease is up or if you can't pay rent I live in a bad area of los angeles crime ,drugs,gangs,but it's affordable and I make rent and pay my bills life isn't fair

I had COVID Twice, got over it, continued to work and paid my rent. Most of these people weren't working before the pandemic and got extra money during the pandemic and just didn't pay.

I have tenant he has been long time not pay enought rent , recently his wife left him with the child due to he beat his wife when he drank, Now he is only one living the 3bed2bath signle family home , he rented one bed room and did not pay any penny ! after Covid-19 he had 4 dogs and 8-11 cars he bought a lot tires , he is doing car repire busines, as small landord I can not do anythings , need wating Oct 1th and it take at less 6weeks to 6 Months again to Evaction .the house for key need tenant to apply but he did nit apply, it must be something wrong with this country! my husband found cancer in the mean time lost job at this year January, we are still facing the property tax and mortgage any delay is extremely suffering ! the tenant are sucking cancer blood by government supporting ! who can help us ? ! God are you blindfolded the judge's eyes? can small landord really have no right to change door lock ? how come such unfair ?

Exactly....we were short on July's rent due to the Tx electric company's charging unbelievable electric bills. My landlord refuses the except anymore rent or even rent Relief money and even took us to court even though we were under the CDC Declaration. She could not evict us but she still tried. Now I can't find affordable housing and have no where to go....spending hundreds on application fees competing with 30+ other people who need housing per rental. This is BS

I feel no sympathy for those who did not pay their rent and losing their lease. They act like they didn't get the unemployment benefit and stimulus check. They act like jobs aren't basically begging for workers. They have the money, they didn't use it where they were supposed to which was to keep a roof over their head. For what? Because they didn't have to at the time? Well they time of that protection is gone and it's their own damn fault for not taking it seriously. Landlords are people as well. They're not all some huge corporation. That neighbor you greet every other morning could very well be a landlord. They didn't get those properties for free, they front load all that work and money so that they won't have to in the back end of their lives. You who chose not to pay and made excuses are the reasons why they have to work even harder now. Yes 100% that a majority if landlords worked WAY harder than you, the renter to get to where they are. They didn't come up with excuses, they came up with solutions. The soon to be evicted for not paying, you came up with excuses that almost destroyed if not already destroyed your landlord's hard work. Feeling ashamed is right for you, you don't have the right to be angry at your landlord for evicting you because of no rent payments. P.s. - I'm sorry if you did have bad landlords that's trying to evict you so that they can raise the price for the sake of greed, they terrible landlords. However be aware that if you were the one who didn't pay, they likely have to recuperate the money you cost them and increase the rent.

Get a job. There are help wanted signs all over the place. I'd like to stay home and write too. But, I know that I have to work to pay for stuff I want, like a roof over my head. Get a job! Oh, I'd also like to live in LA where the weather is nice. But, you're not getting any sympathy from me. Many others have found a better place to live where they can afford their rent / mortgage. Living in crazy expensive California is not a right. There are 9 million vacant jobs in America, msny in places with a far lower cost of living.. Buy a bus ticket, move, and start over elsewhere if necessary. Its each person responsibility to manage their own finances. Bankrupting the lsndlords just ensures Black Rock will buy up everything. Once they domjnate the rental housing market, watch rents climb to impossible heights.

Millions of Americans are one paycheck away from homelessness. In 95% of counties throughout the US with a full time minimum wage job you can barely afford a 1 bedroom apart. God forbid you have a family…. Housing should not be treated as a capitalistic venture. Safe housing is a human right.
