2001: A Model Odyssey This is really nice, and the entry way with an open staircase, which is integrated into the flow of the home. The downstairs flows very well. The Canadian themed loft is huge, and versatile. Do all the canned lighting, perhaps a pony wall in the loft in lieu of the stair railing, which really can't be seen from the downstairs; you can place furniture up against it. That is a great tile idea in the powder room. I wish the pantry were larger. (I got sidetracked to the commercial touring a 2 million buck house near Zion NP - like wow, wow - the upstairs suite has a view of Zion NP, now that's a view! And, the property line is on the Virgin river - just put out your pole and catch dinner.) Now back to TT with T. As a geologist might say, This place is gneiss!

LOLssssss I agree with the pony wall at the top... plus I wouldn't want things falling over the edge. Century was pretty cleaver with how they used the space in all of these homes.

Its pretty center north but more on the east side... Camino Al Norte (MLK) between Lone Mountain and Craig. I don't believe it is a master planned community such as Summerlin or Green Valley, but that said it is completely planned out with five separate collections each having their own space within the gate.

🤣🤣🤣 Honestly depends. Synthetic prices range anywhere between 2.50 a foot up to well the moon. Most are 5-15 a foot. Agree!!

@@VegasRealtorTyler What are your thoughts on the 2022 market in Vegas? Will it keep trending up or is a crash coming? I think there are a group of folks holding off on buying (like myself) because I don't want to buy high, get in any bidding wars and over pay, and then next year see the crash. It is probably inevitable. Cost of living can't keep up with the skyrocketed prices.

I get asked this question almost daily. Honestly I don’t know. We are in such a weird world right now. At some point there will be a correction in the housing market and just like every market there are cycles. That said I’ve done a lot of research and listened to a bunch of people… I don’t think this is a bubble. There are too many people moving here with large down payments or purchasing cash. Also lenders are being incredibly strict to not have another ‘08. My two cents… I think the biggest factors that will impact the market are the interest rate and taxes. When this happens I think it’s going to make it even tougher to buy as it’s going to push everyone down into a lower price bracket and cause more competition. Also I can see a lot of people moving out of expensive areas to more friendly tax states and causing even more of a shortage. One thing to note is it’s not how much the house is worth… It’s how much you’re paying a month. Here’s an example. Say you’re doing a 30 year loan and you want your payments to be $1500 a month. At 3% you could qualify for $355k, if the rate went to 4% you would only qualify for $315k and if it went to 5% it would be $280k. It may not be the right time but your payments will not change. I would not try to play the market and get in at the bottom because then it just becomes a what-if game.
