I'm up in the Jersey area and I've been doing my research and showing up to these auctions to see what it's like, like you've mentioned. I find it crazy how many people don't understand the importance of showing up early and feeling it out first, doing the homework. In the county I am in, you have to put down a 20% deposit on the total bid price. The very first time I showed up to one there was a gentleman that bid pretty high on a property and won the bid. When it came to putting down the deposit he wasn't aware of the 20% and did not have enough. I felt for the guy because he went from being ecstatic to pretty embarrassed. All he needed to do was read a little bit and the property would've been his. That same auction is where I learned about the paying checks in increments. There were heavy investors just throwing crazy numbers out there and in my head I was like "There's no way these guys are walking around with 50k, 100k, etc. Just no way." I thought you signed and then paid later. I asked one of the employees at the end and they said just that. You have to do some math and crunch numbers prior. So yes, these guys are walking around with checks in envelopes. Thank you for sharing this with us! Very informative. I'm a realtor in NJ and this is something that I want to do. So I'm soaking it all in!

I spent 1000 dollars for application fee on 2 acres in north Louisiana. The taxes were 2400 dollars. The list for property is 130$ .

Very helpful... However, its brutal where your at in Memphis. In Allentown PA after winning a bid you can place a small minimum amount and within 45 days they must have the rest of the money. Just curious when will Memphis change that ridiculous rule? My other question I heard of auctioneers and bidders held up on a foreclosure property, have you faced anything like that?

On other sites for Shelby County the time is scattered. I attempted to attend one on Tuesday of this week at 12pm. What time do you auction off all properties for Shelby Country. Also, thank for all of the information, I look forward to meeting you at the auction soon!

So Shelby county is usually 10am, but it can vary. Check the auction.com website, they usually post all of Shelby county auctions.

Hi!! I am researching a property that is foreclosing and will be auctioned soon. On the public notice under TERMS: $5000.00 deposit required at time of sale. When I called the Trustee and asked what would be the starting bid, they told me that would be determined on the day of the auction. Is that something you have heard of? Thanks!
