We live in Chicago. Spouse is Chicago PD. So we are forced to live here. We net $115k household, have $60k in savings, and still can’t afford a future proof home comfortably. Currently in a 1 bed condo with a 9 month old. Getting tight. But we don’t want to force anything and be house poor. As you said I fear if we keep waiting and rates fall and the competition will be fierce and home prices will rise even more. Ugh. If only I met my spouse years ago so we could buy at those 3% rates.

Why don’t you move to Houston TX?? If you’re a nurse and your spouse PD, y’all both have demanding careers and flexibility is a pro not a con. It’s cheaper here and you’ll get more for your money

Wow I feel that. I have several buddies that are CPD that live in MTG, Beverly and Edison Park neighborhoods. I actually just helped a guy and his wife buy a place in MTG a few month ago.
