Jeffrey, you're so right!! I'm sure there's a handful of others that we missed - maybe we should do a "Part 2" of most walkable areas in Phoenix!

Why can Phoenix start building more densely? Old zoning codes? We don’t even have decent bike lanes where I live. Not very sustainable.

Nimbys. There were people protesting a 7 story building in old town Scottsdale the most walkable area in the metro.

Where do you live? There are some zoning issues in some parts of the different cities/suburbs. There are also height restrictions for buildings in different areas as well. Some of it based on the city, also depends on fire trucks as an example. The fire department must have trucks with ladders high enough to service a certain number of stories high. Another reason is unlike a lot of major metropolitan areas, Phoenix is so spread out with multiple major “epicenters” of employment and entertainment. So these different areas compete against each other for people living there and dollars spent.

Yes there has been a lot of apartment development in Scottsdale over the past decade and many people in Scottsdale don’t want more apartment/condo in Scottsdale. So its hard to say how this will shake out, a lot of it will be how the local residents vote with respect to the local political leaders that will end up dictating the future in Scottsdale for vertical development.
