I don’t care what the rate is if the home is $200,000 more than it should be. The interest rate is secondary to the price of homes.

It's been that way for 3 or 4 years now. A good rule of thumb is to never spend 4 times your annual income. For most of us that's around a 200-240k house. Rent, rent, rent because these homeowners are not getting any housing appreciation. They will eventually sell and move into other investments.

Did you notice that long term bonds went up just because the CPI was hotter than expected this week ? Guess what was the primary factor of the hot CPI ! Housing ! And then mortgage rate kept going up as a result, if the housing goes up again then the CPI will remain high, bond investors will demand higher yield and mortgages will keep going up, it's a snake eating it's own tail ! Am I wrong ?

Our Rent in TN has been creeping up to match what a mortgage costs.. our rent 4 years ago was $1100. Today it is $2,250 for the exact unit. We finally caved a bought a house this month with a $2700 mortgage
