He does a good job trying to sell it, but let's be honest; it's a beautiful house with a lot of tacky design features. Neon peace sign, leather floors(?!), alligator skin walls, and those glass bricks straight out of 1985! This house would need a lot of work for a normal person to live in.

Without looking at comps, unable to say if it is worth $22M but without a doubt, this 7400 sq ft townhome is a masterpiece. There is so much to love but what I love most are the details throughout, the interior design and the backyard outdoor space with the water feature. Thanks for taking us on this tour.

Your Thai fan here. The woodwork mentioned is made out of carved wood and the glittering stuff is the inside of seashells. It depicts some tropical flowers and plants, the animals are Thai cows. 😊

20 ft isn't wide for 22m. Looks dark and that garden is shocking. That fountain is hiding outside noise. Count the Windows, all those mirrors are because of the lack of light. Something is wrong with this place.

This is the most beautiful apartment. I love the way Erik goes about his job. But the truth is; without making good investments, no one can ascertain the kind of money required to own such properties. I am retiring next yr at 55 with 3 houses paid off worth 40.5 million. I realized that the secret to making a million is making better investments.

You have to be young or very fit to live in a 5 story townhouse with no elevator! It is there, but I still wish this house retained more of its original character.

I honestly never had the opportunity (yet), to look inside an entire Townhouse in NYC, but this one, OMG, it is much more than I could ever imagined what might be. This place is gorgeous and just amazing! Beautiful...just beautiful.

Americans don't have any idea what a $22M looks like. I felt like it's a tiny luxury home. Come to Italy, Spain, France etc and see what $22M can get you.

Thanks for another great house tour, Erik! It's a gorgeous house. Wood paneling needs to make a comeback! The whole place feels cozy and homey. Loved the bathroom with the green tile bath. One thing I expected and missed was an elevator. For 22 milion in a 5 story house I'd have liked one to be there. For accessibility and to accomodate my general laziness hahaha.

This house screams uniqueness, I love the fact that every floor and each room has its own theme and design. It brings life to the property, especially the backyard garden, and I love how the master bedroom is covered in alligator skin. Never thought I would see something like that

This is a great house, I viewed it quite a while ago, still has not sold (I think it's $2-3m over, there are great deals in UES at the moment so the price will need to shift to sell, I feel). Finishing is bespoke and very high quality - but expensive to maintain (e.g. the leather floors). One issue is the beautiful but isolated dining room. The pantry to the left has no cooking appliances, so you have to drag the food from the kitchen below, up the stairs and through the sitting room. There's no dumb waiter.

Good point about the kitchen. While obviously a stunning home and a dream to live in, the layout feels a bit disjointed. Maybe because of where utilities are located and issues with the time necessary to obtain permits. I wonder how many of those walls are load-bearing..🪓🪓😅

Great point! Without knowing property records I would assume it’s probably a converted multi-family. Only buildings over 6 stories need an elevator so I imagine was not in the original design I imagine the permits are the biggest issue once again with the elevator. Would take forever and would probably not get you the payout to cover the carrying costs you need to shell out while waiting on approvals.

The townhouse is monumental and palatial. The exterior and interior present modern, yet have classic traditional elements in the design throughout. The woodwork/stonework are elegant with unmatched craftmanship. The 7 fireplaces shown were just brilliant and add that romantic warm feeling that is unique to fireplaces they are EVERYTHING! Favorite spaces are: the basement, primary bedroom owners wing closet and bathroom the glass blocks in the shower were radiant! the 4th floor media room. So many nooks to hide away to unwind and refresh, with posh....Thanks Erik for a tour of imperial lux!!!,,,

It's nice but they could have made the owner's bathroom bigger by taking up the space equivalent to the 2nd wing of the closet. Bathrooms, kitchens and outdoor spaces have a huge impact on sales.

God help us....Eric Conover is one of the sexiest men walking New York. The house was nice too. (kidding). The ONLY thing that is wrong with this house is that there is no elevator. People seem to forget that a lot of people take care of their elders, and would love to live in a space like this, but won't because of their older family members that might have limitations . Other than that, it epitomizes that type of townhouse one thinks about when one hears New York's upper east side. Well Done.

Erik, good to see you on KZbin again! And what a beautiful house you're showing. It has a warm, luxurious, relaxing atmosphere. That green-tiled bathtub is terrific. I'd definitely feel right at home there and wouldn't have any hesitation at putting $22 million on the table for a home in the Upper East Side. Thanks for showing it. The townhouse and its lovely woodwork reminds me of The Owlwood Estate in Holmby Hills that you toured in December 2019. I know the location is a justification for the price, but the physical value of this condo is not anywhere near the asking price. Imagine the home you could build for 22 million dollars almost anywhere else.

This apartment would be ideal for a large family. There are very dark things that I don't like at all, I'm more into dawn tones, light ones that give life to the home that I am going to do. It has some salvageable things like the bedrooms and their respective bathrooms. In conclusion, that apartment would not be in the plans to invest $22 million dollars and not because it's worth it, but it's a matter of interior design that doesn't go with me. IMHO!

I don’t think it’s worth $22million, you’re basically paying millions for random objects, artwork, textures that a random person has picked out. It almost feels unfair that you would have to be stuck with all that extra stuff that looks like it should be sold off in a garage sale. That money could of been spent refining the space such as the “laundry room” in the basement that looks like American horror story. Despite all the unnecessary styling and clutter, the home has a beautiful charm to it. Such a shame on the interior design.

Those shots of Central Park at the begining are amazing, it shows how big it is, specially the lake. The townhouse has lots of potential, I would turn that beautiful atrium into a kitchen or living room. The rest of the apartment except for the backyard, is tacky and outdated... the use of leather is stupid and unnecessary and the Barbie artwork... I don't know... I full renovation would bring life to it.

I believe the first floor is too claustrophobic for being open concept. Can you try to cram so much and you’re going to have to sacrifice some thing. The wine cellar shelving is all wrong. But Caesars tiled head is beautiful.

This place smells of old money. The classic feel with modern touches. This place is beautiful. I think my favorite spots are the outdoor spaces. Hard to get in NYC and this one has THREE!

You're lucky enough to get a property with an outdoor green space in NYC, then completely cover it with decking and stone to make the outdoor space look like an indoor space. At least they didn't remove the tree. But still, they should have done some kind of landscaping there and made it a nice private green space.

Everything is super-expensive, I can see that. That said, the interior design is extremely tacky and vulgar. Chanel cushions? Picture of Barbie? Floor and walls covered in leather? Fireplace in a closet? I could go on.

Nicely renovated townhouse...but 20 feet wide is too narrow even for an Upper East Side townhome, and the lack of an elevator makes this one unappealing @ $22 Million. And obviously, this home is renovated as a multi-family home in which the owner might occupy the first 2 or 3 floors, and rent out the remaining floors as separate units, so this one might be worth closer to around $14 Million.

For 22 million, the lack of natural light is a bit surprising. I think this looks more like a bachelor pad because of this. The kitchen is especially dark.

Thanks for the tour. Despite trying to create the notion that 20 feet is very wide, I'm reminded that most lots in the Cit are 25 wide. Sadly, it sounds like salesman's bologna. It seems in the ballpark for value, so yes, probably worth $22 million to someone. For my $22 million, I like things more traditional, original style to the era of construction, preferring Beaux Arts to Neo Georgian. Thanks again!

The significance of the wooden carving shows the sick buffalo in the middle. A sick buffalo is very common in Thailand, and lots of Baht must be given by farang to fix the issue
