The Union Budget 2024 introduced several changes affecting capital gains tax on property transactions. Here are the key points:
Capital Gains Taxation Structure in Budget 2024:
Short-term capital gains (STCG): For properties held for 24 months or less than 24 months, the gains are taxed at the applicable individual tax slab rates.
Long-term capital gains (LTCG): For properties held for More than 24 months, the gains are taxed at a concessional rate of 20% upto 22/07/2024 and 12.5% if sold on or after 23/07/2024 without indexation benefits.

Agar kisi ne 2021 me 7500 rs ke circle rate se 100 gaj ka plot buy kiya tha and August 2024 me 16000 ke rate se sale kar raha hai but abhi circle rate 8500 ke rate hai toh registry 16000 ke rate ke according honi chaiye ya 8500 ke circle rate ke according honi chahiye LTCG KESE NIKAALE

Indexation ka benefit bhi 2000 se leke 2005 2007 tak hi zyaada hai bhai mere. Jo property 2010 ke baad le gayi hai,uska appreciation zyaada hua ho toh usme is cheez ke benefit hai kyonki tax 20 % se kam hokar 12.5% ho gya hai..bohot aasan hai yeh to samajhna.why negative videos then.

Purchase ire m show nahi hoti. But jab property ko sale karte h tab sale and purchase dono show hoti h.

LTCG Tax से भी ज्यादा तकलीफ होने वाली है CG reinvestment पे !! पहले indexed cost के बाद बचा हुआ profit ही reinvest करना पडता था cg tax बचाने को !! अब बगैर indexation वाला पूरा प्रोफीट reinvest करना पडेगा !! मे अगर पैसे की जरूरत के कारण पुराना प्रॉपर्टी बेचके, indexed प्रोफीट इन्वेस्ट करके, बाकी रकम का अन्य उपयोग करना चाहता हुं, तो अब वैसा नहीं कर पाउंगा 😢 Please publish your view point on this aspect .

@@cvshahshah6441 साढ़े बारह प्रतिशत टैक्स देकर शेष ८७.५% का अपनी जरूरत अनुसार खर्च करना बेहतर। अचल संपत्ति के मकड़ जाल से 70 के बाद मुक्त हों जाना चाहिए।

सर जी अगर प्रॉपर्टी 1980 मे ली हुई है तो उसमे इंडेक्सेशन का बेनिफिट 2001 तक मिलेगा और फिर 2001 के बाद indexation नहीं मिलेगा. ये मै ठीक कह रहा हुना धन्यवाद 🙏

Hi Sir, I purchased a house in January 2013 for Rs. 30 Lacs, and sold in March 2022 for Rs 70 Lacs. Total Capital Gain was around Rs 22 Lacs after indexation. I planned to buy another house, so deposited the money in Bank under Capital Gain account scheme. Now, I couldn't buy another house even after two years till July 2024. Do I need to pay capital gain tax now (July 2024) while filling ITR? or Do I need to pay tax after withdrawal of Capital gain money from Bank? Please guide, Thank You in advance

I am 75 year old I have sold property on 27th June 2024 before budget for 67 lacs. The govt valyhas valued the property purchased in 1984 for RS 58000 AT RS 10=75 Lxs. Guide me aboutcapital gain tax andwhetber I should avoid investing in bonda due to age

1. no avoidance due to age. 2. you have to calculate your capital gain as per old system like sale price - indexed purchased price. index purchase price will be calculated on the basis of value as on 01/04/2001 subscribe this channel for more updates

If you invest 35 lac in buying new residential property with in 2 years and hold new property for 3 year. Then no need to pay 12.5 % tax

Sir meri maa ke naam par 1000square feet ka recidencial plot land thi usko maa ne becha aur mujhe 13 lakh diye.mene ye 13 lakh se mera home loan 13lakh ka for close kar diya.me job karti hun 2 lakh year ka income he kya mujhe income tax notice ayega.

sir mere itr mei saving INTEREST income ko exempt income mei mention kar diya hai ...new tax regime se itr bhara tha...taxable income 0 hai aur aur saving interest jodne k baad bhi taxable income 0 hi hoti... aur 5600 Rs tds ka refund claim kiya h...IT dept se mail bhi aa gaya h for bank acc validation...toh kya mujhe itr revise karne k zazurat h due to wrong saving interest jo exempt mei mention kar diya h ya rehne du??? ek bhaiya ne bhara tha.
