I don't mind an artificial fireplace, feels cozy.

I prefer a wood stove over a fireplace as they can efficiently heat 6-800 sq feet. One bedroom downstairs a bit too small while the entire 2nd floor’s master suite is about right. Not what we are looking for but a nice home for someone.

There's no chimney, so I'll assume the fireplace is artificial - and unnecessary. The stairway is tight. But overall, this plan includes the necessities.

For the first time here I see separated living-dining-kitchen spaces in a small house... Feels outdated. Gorgeous kitchen, but poor dining area squeezed by the three doorways. The laundry is rather lavish for such a small house.

There really isn't a need for a fireplace these days. The TV also deforms when it hangs on the fireplace. Or you die while watching TV because you twist your neck.

I absolutely agree. The TV-over-the-fireplace is just a bad idea. Very few people with fireplaces actually use them. They're an added expense and a very poor heat source, and they complicate furniture arrangement. I don't know why so many of these planners stick them in. In this particular plan it's a phony because there's no chimney!
