Finally small place for footwear and coats at the entry. Bench is great as well. I thing every design has to have them, no matter how small house is. Colors are great, floor plan is great, I like it.

This house has curb appeal! There's a splendid entry with not only a bench and place for footwear, but also hooks and a closet for coats. I might omit the fireplace and one of the doors to the porch, but otherwise the living and dining areas are fine. I like the pantry and the laundry area in the handy back entry hall. My one concern is the kitchen. It lacks sufficient counter space, and the two halves of the room are too far apart. The best remedy I can come up with would be to bump out the front wall to correspond with the front entry and move the dining table into that space so that the kitchen could add a peninsula. The upstairs works well, though there's quite a bit of hallway. Overall, it's a good plan!

You were Very creative with this one! 👍 I would take it a step further and enclose that side porch and make it a cozy den/TV room, then add a screened in covered porch on the back of the house.

Okay, this one I like better than the others. Still need a garage for weather and getting the groceries into the kitchen. I won't stack my washer and dryer but I have yet to find the "laundry" room I want, as I think I think I need one good washing machine and two simple dryers, with a table to fold clothes and things and a place to hang clothes.

There is an entrance area with storage space for shoes and jackets. This is the first important point for me in a house, no matter how small or large. The reading alcove under the stairs is something very individual and a place I would use often. I like the fact that the living area and kitchen are somewhat separate. If only because of the cooking fumes and the lingering smells. But the fact that the two work areas are so far apart makes the kitchen seem a little impractical for everyday use. This could be remedied if the wall behind the stove were closer or an L-shape on the other side, in front of the dining area. Furniture is always a matter of taste, but I really like the layout and size of the rooms. Except for the kitchen, I find the house very suitable for everyday use and homely. A house with charm.

Just love it. Agree with fireplace outside not necessary, but could be replaced with a bbq and one outside door does suffice for that specific patio.

The book nook is nice as well as the side porch. The bath near the back door is nice too. If you're gardening you don't have to track dirt through the house. If you shortened the laundry area you could have a nice pantry (that little closet doesn't cut it I could even live with just the downstairs bedroom. Eliminate the stairs and you can have a large walk-in closet.

Excellent! Other than a couple tweaks, I'm ready to move in! One of the upstairs bedrooms will be my craft room and the other one can be for guests. I'm not loving the two doors in the living room to the deck, so I'll remove one altogether. And, I'll swap the microwave/vent for a regular vent and the microwave on the counter. It's that height depravation thing again. Now I can move in. Oh, and I can't remember seeing a design on YT with a sloped site. Nice to see since not all building sites are flat and level.

Eu me apaixonei por esta casa! ❤ É lindíssima e muito refinada! Foi planejada e decorada com muito bom gosto! Gosto muito que fica em alicerces mais altos. Assim evita a umidade e o frio, e a casa fica mais térmica. No inverno fica mais quentinha... Eu acrescentaria alguns detalhes... ➡️ Colocaria venezianas em todas as aberturas para melhorar a ventilação da casa, pela questão de maior proteção nos dias de temporal e ventos fortes e pela segurança e privacidade à noite. ➡️ Gostaria que tivesse uma ilha, mesmo que pequena na cozinha, para facilitar o preparo dos alimentos. ➡️ E na escada, seria muito importante colocar corrimões por toda a extensão da escada, até o segundo piso. ➡️ Eu gostaria que a meia parede no andar superior, fosse mais alta por questão de segurança, independente da idade das pessoas... Ou que fosse colocada outra proteção que combinasse com a decoração da casa. Mas isso varia com as necessidades de cada pessoa. Eu amo casas nesse estilo... A very nice home that could be customized very easily. The kitchen/laundry/back hall are all oddly shaped with quite a lot of useless space being wasted. I like the idea of squaring off the front of the house. That would free up space. Me being me, I prefer kitchen and dining area separated. By taking the front wall forward there is space to fit a pantry and laundry room opposite one another, breaking the kitchen and dining room into separate spaces. I dislike open plan simply because when I'm cooking a large, formal meal i do not want my guests seeing the inevitable mess.

The best part of this design was the side porch with the outside fireplace. The problem with most of these designs is the lack of space to rearrange the furniture in any room and lack of a half bath for guests. Where are the light switches and electrical outlets in these plans? That is very important to me.

Put a window where the reading area is instead of a door. Kitchen is missing storage. What you have does not cut it. Open shelves with dishes on them are out. Personally I have never liked them. Again open shelves in the bathroom are for looks only. I need the storage. And that would not work for a family with children. Not sure if that was closet storage in the hallway or not. Looked like furnace room of some sort right by it

The chimney is too expensive to erect and maintain. The oversized glass areas are a security issue and the finger popping around 5:00 is for what purpose....? Other than that, the design, if accomplished with drafting pencil could work, considering the sq. footage. Nice.

Do any of your people cook? Classic wisdom dictated a triangular traffic pattern in the kitchen for sink, stove and fridge. This is wide apart, kids and dogs would getting in the way (and could cause cuts or burns). VERY inefficient. No pantry. Right in the kitchen ... Epic fail.
