@18:48 can you please explain how did you calculate 1.05 and the remaining rate of interests?

it's because the rate of interest is 12% per annum and it is written that it is paid in 5 equal monthly installments so ROI/12months. i.e 12/12 = 1

I think 12 months 1 percent per month so 5 months 5 percent
